Rent sets the budget
Housing decides whether Brasília costs little or a lot. Numbeo's November 2026 survey prices a central one-bedroom at R$ 2,752 a month and one further out at R$ 1,320, with three-bedrooms at R$ 6,045 and R$ 3,124. FipeZAP's average rent of R$ 53.84/m² hides a spread from R$ 89.8 in Sudoeste to R$ 22.8 in Sobradinho, and even the wings differ by source. Asa Norte, at R$ 67-72/m², is the steady reading. QuintoAndar's average for the whole city was about R$ 64/m² in July 2026. Lago houses are another scale, with Secovi-DF's December 2024 averages at about R$ 17,000 in Lago Sul and about R$ 11,000 in Lago Norte.
Plusdin's August 2026 planning estimates give a useful sense of total budget: R$ 3,500-6,500 monthly for someone alone and R$ 7,500-14,000 for a household of four, excluding private school and health plans. Those are estimates and not measurements. For people on a foreign salary the exchange rate helps: using R$ 5.42 per dollar, the family figure is about US$ 1,400-2,600. Numbeo puts São Paulo's cost of living about 19% above Brasília's with rent included, and Brasília about 4% below Rio de Janeiro without rent. Compare the same basket with Belo Horizonte or São Paulo if you are choosing between them.
Everyday prices
Numbeo's November 2026 list gives a liter of milk at R$ 5.36, a dozen eggs at R$ 12.34, a kilo of rice at R$ 6.75 and chicken fillets at R$ 20.46. A mid-range dinner for a couple costs about R$ 200, and a gym about R$ 163 a month. Those are crowd-sourced figures, useful for scale. The basic food basket cost R$ 800.85 in June 2026 on Conab and DIEESE data, as cited by Plusdin, before a 6.71% fall in July.
Power, water and dry air
Cooling costs less here than on the coast, as a general observation, because INMET's normal highs stay between 25.3 °C and 29.1 °C and nights fall to about 14 °C in June and July. The heat that does arrive comes in September and October, as on 28 September 2026 at 35.5 °C. Many households spend more thought on humidity than on cooling. The Civil Defense advises humidifying closed rooms when readings drop, so budget for humidifiers and more water in those months.
Bills from the power utility, Neoenergia Brasília, rose a provisional 1.11% for households on 22 October 2026. Numbeo's R$ 472 average covers electricity, water and basics on an 85 m² apartment, with reports spanning R$ 230 up to R$ 1,000. Caesb's 2026 tariff was not found. Lake-district houses often reduce their bills with their own systems: in 2018, 25.8% of Lago Sul homes reported solar generators and 21.2% collected rainwater. A large garden and pool can still make the water bill a real expense in a five-month dry season.
School fees, hospitals and health plans
Private health plans are the main uncertain cost. A published table for 39 to 43-year-olds runs from about R$ 664 with Bradesco to about R$ 2,648 for Porto Seguro's top plan, though its own text ties the prices to 2023 updates, so expect today's quotes to be higher. Coverage is what you are paying for, so ask each insurer directly which of Sírio-Libanês, DF Star, Santa Lúcia and Hospital Brasília is in the network, and at what level. Plans also rise by age band and by an annual increase. Check the waiting periods if you move here with an existing condition.
Schools can outweigh rent for a family. A September 2026 guide's indicative monthly tuition is R$ 8,000-11,000 for high school at the American School, R$ 5,500-8,500 at The School of the Nations, R$ 5,000-7,500 at The British School, R$ 4,800-7,000 at the SIS Swiss school and R$ 4,500-6,000 at Brasília International. It puts the yearly total near R$ 65,000-150,000 per child with enrollment, materials, lunches and transport. A November 2025 report said private schools in the district were expected to raise fees by up to 9.8% on average for 2026, well above inflation.
What getting around costs
A car is a real line in most budgets, because the city was built for one and only part of the south wing has a metro. Plusdin quotes gasoline at about R$ 6.55 a liter in August 2026. Parking is a separate issue: an apartment without a space means paying for a garage elsewhere or relying on the public parking around the block. Public transport is cheap by comparison: a short trip costs R$ 2.70, a trip between regions R$ 3.80, and a long trip or the metro R$ 5.50. The government froze those fares through December 2026 as a policy choice, and officials said the fare without subsidy would be about R$ 13, so budget for a rise.
As a general observation there are few seasonal price swings, since this is a government city without a tourist season, but flights matter. Nonstop international routes fell to five in October 2026, so travel home may now include a connection. Rental costs do move: rents rose 14.56% in 2024 on FipeZAP's numbers before dipping slightly in August and September 2026, so ask how a lease is indexed before you sign. For the closing costs of buying instead, see the closing cost guide, and return to the Brasília overview for what buying here involves.
Questions about living costs in Brasília
How much does a family need per month in Brasília?
Plusdin's August 2026 estimate is R$ 7,500-14,000 for four, before private school and health plans. International school tuition can add R$ 4,500-11,000 monthly per child.
Is Brasília more expensive than São Paulo?
Numbeo puts its cost index below São Paulo's, and FipeZAP shows lower rent per square meter, at R$ 53.84 against R$ 65.78. A Plano Piloto rent can still match much of São Paulo.
Do I need air conditioning in Brasília?
As a general observation, many homes can manage without it for much of the year, since normal highs stay under 30 °C. September and October can pass 35 °C, and low humidity is often the bigger issue.
How much is a bus or metro ticket?
The metro costs R$ 5.50. A bus runs from R$ 2.70 for a short hop up to the same R$ 5.50 for a long trip, with no increase planned before 2027.
