We do not hold a CRECI (Conselho Regional de Corretores de Imóveis) license ourselves, do not represent properties for sale, and do not act as an agent in any real estate transaction. The properties on this site are listed by partner brokerages who hold their own CRECI licenses and represent the seller or owner directly.
Listings are real broker inventory
Listings on Brazilkeys are live inventory from CRECI-licensed broker partners. Each listing displays the broker's name, CRECI number, and direct contact. When you inquire on a listing, your message routes to that broker — not to Brazilkeys. We do not insert ourselves between buyer and broker on a confirmed listing, and we do not take a transaction commission. Photography, specifications, and pricing are supplied by the listing broker; Brazilkeys editorial may polish copy for English-language clarity.

Market data (price per m², rental yields, IPTU rates, ITBI rates) is sourced from FipeZAP, ZAP Imóveis, QuintoAndar, AirDNA, municipal tax authorities, and our broker network. We update data quarterly. Best efforts on accuracy; no warranty of completeness.

Property and city photography is sourced from Unsplash contributors under the Unsplash License. These images are representative — they are not photographs of the specific listed properties. When you match with a broker, you receive the actual property's photography.
Currency conversion
USD figures are converted from BRL at a recent Banco Central do Brasil reference rate. Actual rates at transaction time may differ. Real-estate purchases denominated in BRL carry currency risk for foreign buyers.
Affiliate and referral arrangements
Brazilkeys earns a referral fee from brokers in our matched network when a transaction closes. This fee is paid by the broker out of seller-side commission, not added to your purchase price.
