The boot and how it filled
When the lake filled, it left a peninsula on the north side shaped like a boot, and the first projects were drawn on it between 1960 and 1965: the individual-housing sector, SHIN, and the Setor de Mansões do Lago Norte, SML. The Clube do Congresso, QL 16 and QI 2, 4 and 6 came first. Lots drew so little interest that in the 1970s the education foundation offered financing to teachers, and the peninsula filled out only between 1975 and 1982.
That origin still shows. Lago Norte has more of an ordinary family feel than the south shore: in the 2018 household survey it held 33,103 people with a mean age of 39.7 and household income of R$ 15,462.70, against R$ 21,930.90 in Lago Sul. Civil servants made up 28.5% of workers, higher than Lago Sul's 22.2%. Couples without children were the largest group of households, at 24.5%, followed by couples with one child at 20%. One-person homes made up 16.4%. QuintoAndar's page lists Asa Norte and Setor Noroeste among the nearest districts.
The layout has three parts for a buyer. QL blocks touch the lake, QI blocks sit inland and the Centro de Atividades (CA) holds commerce, the mall and apartments. Beyond them lies Taquari, a sector Lúcio Costa proposed for housing in his 1985-1987 Brasília Revisitada document. The first two stretches were registered in 2002 and 2003; the rest were still being studied at the time of the 2018 survey.
Apartments and houses as separate markets
Published prices here refer to a minority of what exists. In 2018, 76.5% of homes were houses and 20.2% apartments. FipeZAP's rent index covers apartments only, and its Lago Norte readings are R$ 11,647/m² to buy in September 2026, up 13.8% in a year, and R$ 58.5/m² to rent, down 4.4%. Secovi-DF's median resale of R$ 11,792/m² in December 2025 sits close to that, and the union reported apartment rents rising 19% in 2025. QuintoAndar's index read R$ 66.80/m² for July 2026. Separately, its page on the area gives platform averages of about R$ 3,000 in rent and R$ 1 million to buy.
The apartments cluster in the CA. A 1993 revision widened permitted uses there, CA 6 was designed for single-family homes in 2000 and a 2002 law, Complementary Law 621, let CA 5 hold condominium buildings of small joined apartments. So what you can do with a CA unit, and what it may legally be, depends on the exact number. Read the matrícula with this in mind, and ask whether a small unit in a commercial block is registered as a home.
Houses have no index. Secovi-DF's December 2024 average rent was about R$ 11,000 monthly, roughly two-thirds of the south shore's level. Just over a quarter of households, 25.2%, rented in 2018, and 70% owned outright. Lot prices vary by distance from the water and by title status, so treat the published averages as background and pay for a valuation.
Where title gets harder
This is where the district's land problem reaches the lakes. In 2018 only 84.5% of households told surveyors their lot was regular, against 95% in Lago Sul and 99.3% in Sudoeste. The district's own report on the region says Taquari and its surroundings face heavy pressure from irregular occupations, in the form of condominiums and small farms, many in areas protecting streams. SML is different: since 1998 its lots have legally been allowed more autonomous units in a condominium form.
So the word condomínio means different things a kilometer apart. Before paying a deposit, find out which of these you are buying: a registered lot in SHIN, a legal SML condominium, a sector in Terracap's process, or an occupation with no process at all. The overview's title chapter explains how Terracap's direct sale works, and the possession guide explains why a contract without a registered deed leaves you exposed.
The master plan revised in February 2026 opens the way to regularizing 28 housing areas but gives nothing automatically. Further east, the Serrinha do Paranoá has been contested: in March 2026 the government confirmed that its Gleba A stays in the collateral offered for a capital increase at the BRB, the local public bank. Residents and environmental groups objected, citing nine streams and more than 100 springs that feed the lake. Terracap replied that the plan already treats the land as urban expansion and that any impact depends on a future project. Anyone drawn by the rural feel on that side should assume it could change.
The shore and the water system
Lago Norte has about 52 km of shoreline, slightly more than Lago Sul. The government said in October 2017 that clearing fences from the 30-meter preservation strip here was complete, and that the result was open for pedestrians, while also admitting there was no concrete plan for infrastructure. In 2020 a further recovery phase with R$ 1.42 million was being tendered. Walk the strip behind any lakefront house you view, to see how public it has become. Becos and pontas de picolé also exist here, 167 and 238 by the planning secretariat's count. They carry the same revocable concession and court history described on the Lago Sul page.
The lake is also now a water source. During the 2017-2018 crisis a Lago Norte subsystem added 700 liters per second, and Caesb began drawing from the lake to reinforce supply. In the 2018 survey 27.3% of households here collected rainwater and 5.5% had a well or cistern, and 14.7% relied on septic tanks. Check each of these on the house you view. Solar generators appeared in 14.4% of homes, less than across the water.
Daily life on the peninsula
The district's report says options for entertainment and dining are concentrated in a few areas, and that residents also use schools and health services in the Plano Piloto. In 2018, 65.4% of students here studied there, and 69.4% of workers held their main job there. So the bridge matters. Most workers drove (84.3%), and bus use was 14.6%. Commutes of 15 to 30 minutes were the most common answer, at 40.2%, with 28.2% taking 30 to 45 minutes, numbers that may have grown since.
The Shopping Iguatemi is the regional anchor. Big Box has a store at SHIN EPPN Conjunto 10. The SARAH network's international center for neurosciences and rehabilitation, opened in December 2003, occupies a lakeside site in QL 13, and its rehabilitation services make the area useful for anyone who needs them. The Torre de TV Digital in Taquari, designed by Oscar Niemeyer, is the landmark the district's report singles out.
Choosing Lago Norte over its alternatives
Rules for a house lot
The building rules are close to those across the water. A Seduh sketch for SHIN QI 02 Conjunto 13, dated November 2020, shows a maximum coverage of 70%, a 3 m front setback and a 3 m setback on one side, and notes that an owner may opt for earlier legislation under article 88 of the LUOS. Other lots differ, so ask Seduh for the sketch of yours. Old houses may have been built under those earlier rules, so set the habite-se beside the house itself.
Leisure on the shore
In September 2024 the planning council unanimously approved a plan by Terracap for Polo 1, a 5.32-hectare public leisure area on the shore in SHIN Trechos 15 and 16, beside Parque das Garças. It allows non-motorized water sports, restaurants and kiosks in buildings up to 8.5 m, keeps the Prainha stretch preserved and promises free public access. It still needed a formal ordinance when approved, and no report of it opening was found. For a house nearby it could mean more visitors and more parking pressure on weekends, along with a better shore to walk.
Most buyers here have ruled out either a wing or Lago Sul. Against Lago Sul, the appeal is a lower rent level and a more mixed stock; the drawback is more lots with unfinished title. Against Asa Norte, you gain space and water and lose the walk to work: 14.3% walk there against 7.4% here. For a quieter house by the water in another market, Cacupé in Florianópolis offers a similar trade, on a bay. To budget, read the closing cost guide and add the 3% IPTU on any vacant lot.
Questions about Lago Norte
Is Lago Norte cheaper than Lago Sul?
On rents, yes: Secovi-DF's average for a house was R$ 11,000 in December 2024, below Lago Sul's R$ 17,000. No index compares sale prices of houses, so get valuations for specific lots.
Are there apartments in Lago Norte?
Yes, 20.2% of homes in 2018, mainly in the Centro de Atividades. Rules vary by CA number, so read the matrícula for that unit.
Is title safe in Lago Norte?
It depends on the sector. Registered SHIN lots differ from occupations around Taquari, and 84.5% of households called their lot regular in 2018. Have a lawyer check the exact lot.
How long is the commute to the Plano Piloto?
In 2018 most people reported 15 to 30 minutes, and 28.2% reported 30 to 45 minutes. Test it at peak hours.
