Buying property in Asa Norte, Brasília

FipeZAP (R$ 12,706/m² in September 2026) and Secovi-DF (R$ 12,644/m² in December 2025) agree closely here, unusual for this city, and rents run near R$ 67 to R$ 72/m².

Renters, students and civil servants

Asa Norte is the larger wing, and it has more renters. The 2018 household survey counted 115,703 people, about half of the Plano Piloto region, and 37.6% of households rented, the highest share of any area in this guide. Civil servants are 30.3% of workers. So a landlord here has two markets at once: tenured staff who stay for years, and students and young professionals who stay until they finish or move.

The student side comes from the Universidade de Brasília's main campus, UniCEUB's Campus I, the Instituto Federal's Brasília campus and, according to QuintoAndar's neighborhood page, IESB and Fundação Getúlio Vargas. A student guide calls it a traditionally university neighborhood and points to the Quadrilátero da Bebida, a commercial block of bars, restaurants and snack places, as a regular meeting point. Nightlife means noise. Choose a unit by asking what occupies the strip below it after 10 pm.

For a landlord, the mix means shorter leases in smaller units and longer ones in family blocks. Secovi-DF reported rents rising 19% in 2025, among the district's sharpest. FipeZAP's change over the latest year was 11.8%, and it gives R$ 66.9/m², while QuintoAndar had R$ 71.80/m² in July 2026. On those numbers a 30 m² studio brings R$ 2,000-2,150 before fees and a 90 m² family unit R$ 6,000-6,450. In a survey of Loft's listings from July 2025, this wing had the district's highest average condominium fee, at R$ 890, from a small sample, so ask for the actual bill.

Water under the north wing

This is the part of Brasília with the worst record for street flooding, and buyers should treat it as a real cost. A study of 851 reports from 1999 to 2020 counted 263 in Asa Norte alone, and found that 80% came with frequent rain and not extreme storms. Its authors caution that it is no official count. In 45% of mapped cases across the district a storm drain was less than 50 meters away, so a drain nearby is no guarantee.

The Drenar DF project is the response. Inaugurated on 29 March 2025, it runs 7.7 km of tunnels, up to 22 meters deep, starting near the stadium and running parallel to blocks 902, 702, 302, 102, 202 and 402. It crosses W3 Norte and the Eixão, passes L2 and reaches L4 Norte, ending in a 96,000 m³ basin intended partly to protect the lake. It serves the start of the wing, as far as blocks 4 and 5. A second part, meant to deal with the rest of Asa Norte, was still having its designs updated when the first opened.

So location within the wing matters more than the average. As a general expectation, blocks in the south of the wing, near the new tunnels, should now do better than those further north, though no study of the new system's results was found. Ground-floor shops and basement garages are what take the damage. Before an offer, visit in the rainy months, ask the block's manager whether water reached the garage during the past two rainy seasons, and read the flood check guide.

Studios on the mixed-use strips

Small units are the wing's distinctive product. As a general observation from listings, they are found outside the classic superquadra, on the local strips and in the 700 and 900 bands, whose legal basis differs from a normal block. The federal rules treat SCRN and SCLRN as diversified-use sectors with fixed building volumes. Homes in SEPN 500, SGAN 900 and the upper floors in SHCN gained legal footing through the 2024 PPCUB.

That history matters for an investor in three ways. First, read what the matrícula says the unit is. Second, check the building's permit and occupancy certificate, since a unit may have been built as commercial space and later used as a home. Third, prosecutors announced a court challenge to that law in 2024, and a further amendment was stopped by a court order in September 2026. The 2024 governor's vetoes also struck lodging in SGAN, so running such a unit as a short let needs its own check.

At the other end of the scale, SHCGN holds two-story row houses under the same 8.5 m limit as their southern counterparts. Across the Plano, 1.9% of households in 2018 lived in studios. In Noroeste it was 10.9%, which suggests where new studio supply has gone.

Prices that agree with each other

For once the sources line up. FipeZAP's R$ 12,706/m² for September 2026, up 13.1% in a year, is within 1% of Secovi-DF's R$ 12,644/m² for December 2025. A buyer can use that as a working range for a typical unit. Loft's average asking price was R$ 1,300,998 in July 2025, with a 34.1% jump from January that likely reflects which listings were sampled. Secovi-DF put 2025 resale gains at 9%.

Against the south wing, the choice does not come down to price alone: read the disagreement on the Asa Sul page. Some of Asa Norte's blocks came late, such as the double superquadras SQN 402 (designed in 1972) and SQN 413/414 (1975). Compare the age of each block, its pipes and its parking instead of going by the wing's name. A landlord looking for the same kind of student and young-professional demand in a bigger market might also set it beside Pinheiros in São Paulo, where FipeZAP's citywide yield is 6.43% against 6.20% here.

Moving around without a metro

The metro stops at Central. Asa Norte has none, a late-October 2026 QuintoAndar guide still calls its terminal a plan, and the district's rail plans presented in September 2026 mention W3 and Noroeste for a proposed light rail, with no funding. So the wing runs on cars, buses and feet. In 2018, 69.9% of workers drove, the lowest share among the areas in this guide, and 14.3% walked, the highest, a result of working close by: 88.3% were employed within the Plano Piloto region.

W3 Norte, L2 Norte and L4 Norte are the long north-south avenues, and the Eixão shuts to traffic on Sundays and national holidays so people can use it, which turns the wing's main highway into a recreation strip. As a general observation, bars on the strips also take up parking in the evening, so ask which units have a real space.

Daily shopping is local. Big Box has a store on the 211 strip (SHCN CL Q 211), and Oba Hortifruti at SCLN 306 and SHCGN 706. Hospital options include the public HRAN, the university hospital and Santa Lúcia Norte, with Hospital Santa Marta also listed by QuintoAndar. Colégio Militar de Brasília, Colégio Marista and Centro Educacional Leonardo da Vinci are the named schools. Parque Olhos D'Água, which federal rules require to stay an open ecological park, and the lakeside Calçadão give the wing its green space.

Noroeste next door

The new district at the wing's northwest edge is its main competitor for tenants and buyers, and this guide covers it here, since it gets no separate page. Secovi-DF's median was the district's highest at R$ 16,407/m² in December 2025, and Loft's average asking price was R$ 2,179,159 in July 2025. Federal rules cap its blocks at six floors, with a 40% limit on closing the ground floor and roof. In the 2018 survey it held just 10,871 people, 34% renting, and 41.2% of its workers held tenured public posts, the highest share in the guide. Rent was R$ 69.75/m² in December 2024.

It is not free of history. A 2018 agreement in a public civil action set the boundary of the Santuário Sagrado dos Pajés, an indigenous area inside the district, and the planning council approved in 2022 removing 19 Terracap lots and rerouting roads near blocks 708, 508 and 509 to protect it. It also lies near the national park. When the park burned in September 2024, the next morning's smoke covered Noroeste and Eixão Norte. The ITBI case that won a refund in 2019 was a Noroeste apartment, and the law on the tax base changed in December 2025, so ask the notary before signing. Those who like the new stock but not the price can look at Sudoeste, or at the citywide table for Águas Claras. Families who outgrow a wing apartment often weigh Lago Norte, across the water, for the space. A foreign landlord should read the rental tax guide before pricing a small unit, since the tax on rent differs for non-residents.

Questions about Asa Norte

Is Asa Norte good for rental income?

It has the highest share of rented homes in this guide, at 37.6% in 2018, and steady student and civil-service demand. FipeZAP rents rose 11.8% in the latest 12 months. Check fees and drainage, since both can cut into returns.

Does Asa Norte flood?

Parts do. A study counted 263 reports of flooded streets across two decades to 2020, most after ordinary rain. Tunnels opened in March 2025 serve the south end of the wing, and the next phase had no date.

Is there a metro in Asa Norte?

No. The line ends at Central, the bus station, and the rail plan shown in September 2026 is unfunded. Plan on buses, walking or a car.

Are studios in the 700 and 900 bands legal homes?

Rules differ by sector. A 2024 law made residential use regular in some of them, but a further amendment is on hold after a court order. Read the matrícula and occupancy certificate for that unit.

Is Noroeste part of Asa Norte?

No. It is a separate new sector at the edge of the listed area, with higher published prices. In the district's survey it is reported as its own part of the Plano Piloto region.
