Five bands in one wing
Asa Sul runs south from the Eixo Monumental, and nothing about it makes sense until you read it across, from the lake side to the west. Every block number carries its band, and the bands were built to different rules for different people. Two apartments a few hundred meters apart can differ more than two neighborhoods in another city.
- The 100, 200 and 300 bands hold the standard block: up to six floors on open columns, capped at 23 m. The building code required basement garages from 1960, so most of these should have them. Ask anyway, since a 2022 report found cars under the columns at 104 Sul and at 113, 111 and 110 Sul.
- The 400 band, called double superquadras, holds lower blocks of up to three floors, capped at 12 m, designed with no elevators, no garages and no service doors. Rules on minimum size and on separate service elevators never reached them.
- SQS 408 to 413 contain the JK and IAPI blocks: three floors on the ground, with no open space beneath them. A 2025 study of SQDS 411/412 treats that pair as the Plano's "popular block".
- The 700 band, off W3 Sul, holds row houses of two floors and 8.5 m. Some now reach 400 m². In 2018, 10.9% of Asa Sul households lived in a house.
- The 600 and 900 bands were reserved for large institutions, which is where you find hospitals and schools. Housing in parts of SGAS 900 and SEPS 700/900 became regular only with the 2024 PPCUB, so a home there rests on a recent rule, and the matrícula deserves a careful read.
A buyer comparing listings should sort by band first. A three-bedroom in 208 Sul and one in 408 Sul are different products aimed at different tenants, and a resale buyer will treat them that way. In the 2018 household survey Asa Sul had 78,640 residents, with 88.6% of households in apartments. Federal rules also protect the green around each group of blocks: buildings may cover at most 15% of a superquadra's area, inside a belt of dense trees that runs around its whole edge, so the open feel is set in law and no owner can buy more of it. The same rules bar advertising signs inside the superquadras, apart from those at building sites.
Why Asa Sul's numbers disagree
The published figures for Asa Sul are the oddest in the city. FipeZAP's September 2026 report gives R$ 9,354/m², up 10% in a year, which would rank it just above Águas Claras. Secovi-DF's median for resale in December 2025 gives R$ 13,630/m², fourth in the district, and a 15% rise over 2025. Loft's average asking price in July 2025 was R$ 1,335,216. Rents show the same split: FipeZAP has R$ 41.4/m² and QuintoAndar R$ 67/m² in July 2026, while Secovi-DF measured R$ 56.25/m² at the end of 2024.
FipeZAP keeps its neighborhood tables private, so the reason cannot be proved. As a general observation, averaging walk-ups with renovated six-floor units gives a number that describes neither. The practical answer is to build your own comparison. Track down three recent sales in that block or band, with values from a broker or the registry. Then ask your notary how the tax office will treat your declared price under the December 2025 ITBI law, because the district's own table used to sit above many sale prices.
New construction is scarce but not absent. In 2023 Secovi-DF reported a top launch price in this wing of R$ 24,526/m², far above resale. That gap shows what a new unit in a listed wing can command, though it says little about an old one. When a listing says renovated, ask what was replaced inside the walls. A block's shared pipes are not the owner's to change, and they appear in the condominium's budget.
The L2 belt of hospitals and schools
Families and older buyers pick Asa Sul for what sits along L2 Sul and the 600 and 900 bands. SGAS 613, on L2 itself, holds Hospital Sírio-Libanês, and SGAS 914 holds DF Star. Santa Lúcia Sul ranked best in the Center-West on Newsweek's 2026 list. Hospital Home and the public Hospital de Base also serve the wing, according to QuintoAndar's neighborhood page.
The American School of Brasília is at SGAS 605, which makes the eastern bands the shortest school run for an embassy family. The same page lists Colégio Sigma and Leonardo da Vinci among private schools, and Elefante Branco and Setor Leste among public secondary schools. Lago Sul competes for the same families, with The School of the Nations at QI 21 and houses in place of apartments, at the price of a car trip for everything.
Daily errands happen in the local strips (CLS) beside the superquadras. Oba Hortifruti opened at CLS 105 Bloco C in 2020. Parque da Cidade Sarah Kubitschek lies close to the wing, which matters more here than in the north. In 2018, 86.9% of Asa Sul's workers were employed mainly in the Plano, and 24% held tenured public posts.
One tunnel and a flooding underpass
This is the only part of the Plano with a metro, which runs under the wing from Central to the Asa Sul terminal, at a flat R$ 5.50. How much that matters depends on your job. In 2018, 76% of the wing's workers still drove and just 8.5% walked. The line is also fragile. On 6 January 2026 a maintenance vehicle failed in the tunnel near SQS 112, and the stretch from 114 Sul up to Central shut for about 11 hours. A renter without a car and a landlord advertising "near the metro" should both keep that in mind.
Water follows the road network. A 2026 Jornal de Brasília report named the underpass at 210 Sul as a place where heavy rain blocks drivers, pedestrians and shops, and named W3 among the frequent complaints. The Drenar DF tunnels opened in 2025 serve Asa Norte, and the report on them mentions no plan for Asa Sul. Ask ground-floor shop tenants and garage users in the block, in the rainy months if you can.
As a general observation, noise is highest on blocks facing W3 and near strips with bars, and the quieter units face into the superquadra, away from the shops.
What a block can owe
Most heritage risk in Asa Sul is not about your apartment. It is about the shared ground floor. A 2012 ruling went against Bloco E in SQS 208: its garage grilles had to go, and a party room under the building needed a permit. Federal rules cap closed space at 30% of ground level, in separate pieces with gaps of at least 2.50 m, and only for lobbies, caretaker rooms and shared uses. A closed-off ground floor can look like a security feature in a listing and turn into a shared bill later.
Three questions for the síndico, the building manager, before you make an offer. Is the ground floor within the limit, and is there a permit? Has the block had a notice from DF Legal? What did the last three years of meetings decide about pipes, roof and facade? Each answer can change what you are willing to pay. The monthly fee guide explains typical charges, and this guide on title covers checks on the unit itself.
Loft's July 2025 sample put Asa Sul's average fee at R$ 556, well under the R$ 890 it gave Asa Norte, but that sample was small. A renovated block with a full-time doorman will cost far more than a 400-band walk-up with almost nothing shared, so compare fee to services, not to the district average.
Who rents in the south wing
About a third of households rented in 2018, at 31.4%, and another 9% lived in employer-provided homes, more than in the north wing. Those shares sit below Asa Norte's 37.6%. Secovi-DF credits foreign missions and firms from elsewhere in Brazil with pressure on central rents, and a typical lease runs 30 months. At R$ 56-67/m², a 90 m² unit brings R$ 5,000-6,000 before fee and tax.
For a newer building, if you will give up mature trees, Sudoeste is the direct alternative, at higher published prices. A buyer used to this kind of established central grid may also look at Funcionários in Belo Horizonte, where the citywide FipeZAP average is about the same. Questions about Asa Sul
Is Asa Sul more expensive than Asa Norte?
Secovi-DF says yes, at R$ 13,630/m² against R$ 12,644/m² in December 2025. FipeZAP says the reverse, at R$ 9,354 against R$ 12,706 in September 2026. Check prices in the band you want, because the sources do not agree.
Do apartments in the 400 band have elevators?
The original design did not include elevators or garages, and a 2025 study says the later rules that required them did not apply there. Individual blocks differ, so confirm with the listing and on site.
Can a block fence its ground floor for security?
No. The federal rules require open ground floors with no barriers, and a 2012 ruling rejected crime as grounds for closing them.
Is there a metro station near every block?
No. The line runs under one part of the wing, and walking from the far bands takes time. Check the distance on a map from your block before paying for that convenience.
What does an average apartment rent for?
Published rates of R$ 56-67/m² put a 90 m² unit at R$ 5,000-6,000 monthly. FipeZAP's lower R$ 41.4/m² reading suggests the older stock can rent for much less.
