Houses graded from A to F

The name means what it says. Funcionários was laid out for the public servants of the capital founded in 1897, and its first houses carried letters from A to F according to the occupant's rank: A for the lowest grades, F for directors and judges. QuintoAndar says only a few well-kept mansions survive, after decades of new high-end apartment buildings. You will read about this history in sales brochures. What matters to you is what replaced it.

Today it is the smallest of the central neighborhoods by residents, with 9,292 in the city's 2022 population file, because so much of the floor area is offices, clinics, schools and shops. It borders Boa Viagem, Centro, Santa Efigênia, São Lucas, Savassi and Serra. Savassi itself was carved out of Funcionários only in 2006, and Praça da Liberdade was once counted as part of it. Older documents use the old boundaries, so an address that a broker calls Savassi can legitimately say Funcionários on paper.

The main avenues are Afonso Pena, Brasil, Francisco Sales, Bernardo Monteiro, Carandaí, Cristóvão Colombo, Getúlio Vargas and Contorno. Residential addresses in current listings cluster on cross streets such as Rua Maranhão, Rua dos Timbiras and Rua Bernardo Guimarães. The feel changes quickly. A tree-lined stretch with apartment entrances can sit one block from an avenue full of buses and medical offices.

The streets have enough shade for walking and cycling, according to QuintoAndar, though the neighborhood has no large green area of its own. One edge of the Parque Municipal touches it where Avenida Carandaí meets Afonso Pena.

Clinics, offices and who rents here

The tenant base here comes from work. Centro Médico Unimed and the private hospital Lifecenter, with emergency care, are in the neighborhood. Next door, Santa Efigênia holds the hospital district, with Santa Casa and the Hospital das Clínicas of UFMG. Ibmec has its Belo Horizonte headquarters here. So doctors, students and office staff are natural tenants, as a general observation, and small units near the clinics have more than one kind of renter.

The numbers support strong demand. FipeZAP's residential rent is R$ 63.3 a square meter, 9.5% higher than a year before. In the twelve months to February 2026, Funcionários was singled out with a 19% rise, second among the neighborhoods the coverage named, after Gutierrez. On the commercial side only Savassi beat it, with R$ 48.98 per square meter here in November 2025, and it had the biggest 2025 rise in the top five at 33.6%. An owner with a street-level or mixed-use unit should price both uses, subject to zoning and the convention. Check the rules first, since a residential unit used as a clinic needs the right permissions.

QuintoAndar's index has R$ 60.00 for July 2026, and its neighborhood page puts average rent near R$ 4,000, within a range of R$ 2,298 to R$ 10,000. Rent against asking price comes to about 5.0% a year on FipeZAP's tables (our arithmetic), close to the citywide 5.40%. AirROI ranks Funcionários second among the areas short-stay guests look for, behind Savassi, which fits a place with hospitals and business visitors. A landlord abroad should read about how non-residents are taxed on rent before counting that rent as income.

We found no neighborhood vacancy data. Ask for the unit's history, and count the empty units with the doorman.

The highest fee per square meter

Here is the number many buyers miss. In Loft's January 2025 study of 10,000 sale listings, Funcionários had the highest condomínio, the monthly building fee, per square meter of the areas we compare: R$ 10.16, against R$ 8.75 in Savassi, R$ 7.98 in Belvedere, R$ 7.55 in Lourdes and R$ 6.31 in Buritis. The early-2026 average was R$ 1,300 a month, above Lourdes and Savassi. A cheaper price per square meter can be used up by a higher fee over the years you hold it. Compare total monthly cost, not the asking price alone.

Prices sit just below the two famous neighbors, and they have stopped rising. FipeZAP's average was R$ 12,526 in March 2024, R$ 14,978 in September 2025, R$ 15,285 in December 2025 and R$ 15,171 in September 2026, so it fell slightly during 2026. The twelve-month change is +1.3%. Loft's July 2025 reading was R$ 12,636, while QuintoAndar's own closed contracts for July to September 2025 averaged R$ 11,237, the top of its city list. QuintoAndar's page shows a very wide range, from R$ 245,000 to R$ 9 million.

The high end costs more than the averages show. CMI/Secovi-MG named Belvedere, Santa Lúcia and Funcionários as the highest-priced areas in 2025, averaging about R$ 27,000 per square meter. So the neighborhood seems to contain both old apartments that trade near the city average and new high-end buildings priced well above it, as a general observation. Ask which of those your comparison sales come from.

Before you pay for a large old unit, ask for three years of assembly minutes, the elevator contract and any facade reports, and the fee guide explains why.

Listed avenues and taller neighbors

Two pieces of planning touch Funcionários from opposite directions. The first holds things still. The municipal heritage council manages several protected ensembles around here, and its agendas in 2025 and 2026 name Conjunto Urbano Avenida Afonso Pena e Adjacências and Conjunto Urbano Praça Hugo Werneck e Adjacências, the latter with properties on Avenida Bernardo Monteiro up for review of their protection level. Those Bernardo Monteiro lots are recorded in Santa Efigênia, close to the boundary, so anyone buying an older property near these avenues should ask the Diretoria de Patrimônio Cultural about the exact lot.

The second loosens things next door. The downtown law, Lei 12.151/2026 (PL 574/2025), was published on 10 October 2026, and prosecutors count at least 25 points that still wait for regulation. Coverage names Santa Efigênia, Boa Viagem, Floresta and Barro Preto among its areas, and reports on the August vote said it allows buildings nearly twice the current height in several of them. Funcionários is not on the lists we read. So a Funcionários apartment near the Santa Efigênia or Boa Viagem side could end up with much taller neighbors, and the view or afternoon sun you are paying for may change.

A 2025 report in O Fator also described a proposal for extra building rights earned downtown to be used in Lourdes, Funcionários and Savassi. That was a draft, and we could not open the final text to confirm it. Ask a local lawyer or architect to read the law and its annexes for your block.

Finally, ordinary building rules still apply. Compare the area on the city's habite-se, called the Baixa de Construção, with the matrícula, since closing in balconies is a common way for a unit to fall out of line, as a general observation. Our title guide lists the other documents.

Weekend markets and old schools

Families are better served here than in Savassi. Colégio Arnaldo dates from 1912, and the state's Instituto de Educação from 1906. QuintoAndar's school list places Colégio Logosófico and Colégio Santo Antônio in Funcionários, the second possibly above R$ 3,000. For an international curriculum, EABH means a trip to Buritis and Fundação Torino a trip to the Nova Lima side, so a child's commute decides a lot.

The weekly rhythm is pleasant and specific. The Feira Tom Jobim runs on Saturdays on Avenida Carandaí, and an antiques fair sets up beside Colégio Arnaldo. Praça da Liberdade and its museums are a short walk away, and Parque Municipal touches the edge of the neighborhood. Supernosso has a strong presence here, according to QuintoAndar's supermarket guide, and the page mentions supermarkets, banks, pharmacies and commercial galleries along the main streets. As a general observation, evening noise is lower than around the Savassi bars, though big avenues such as Afonso Pena and Brasil carry heavy traffic, so choose the side of the building with care.

QuintoAndar reports regular patrols by the Polícia Militar and the municipal guard. As with the rest of the Centro-Sul, the published city numbers are on the hub, not at neighborhood level.

Choosing it over Savassi or Lourdes

Choose Funcionários over Savassi if bars under the window are a problem and you want the same central access at about R$ 2,100 less per square meter. Choose it over Lourdes if you want to be nearer Santa Casa, the UFMG hospital and Parque Municipal, and you do not mind a more commercial street life. Pick Lourdes if you prefer a stronger residential identity, or Serra, next door and much cheaper at R$ 11,315, if a longer trip to the core does not bother you.

In other cities, buyers who like this mix of central address and clinics also look at Espinheiro in Recife or Asa Norte in Brasília, both central apartment districts. Each has its own market, so compare by the street and not by the name.

Questions about Funcionários

Why is the condominium fee so high in Funcionários?

Loft's data show the highest fee per square meter among the areas we compare, R$ 10.16 in January 2025. Loft's reasons citywide are wages and added services, and new buildings lift averages. Read the actual accounts for the building.

Are Savassi and Funcionários the same place?

Savassi was part of Funcionários until 2006. They are now separate neighborhoods, and older documents may use the old name. Savassi has more nightlife and asks more per square meter.

Which hospitals are close to Funcionários?

Lifecenter is in the neighborhood, and Santa Casa and the Hospital das Clínicas of UFMG are next door in Santa Efigênia. Mater Dei units are a short ride across the center.

Will tall buildings go up in Funcionários?

Coverage of the 2026 downtown law names neighboring Santa Efigênia, Boa Viagem and Floresta, not Funcionários. Have the law and its annexes checked for your block.

Is Funcionários good for renting out?

Demand looks strong: FipeZAP rent rose 9.5% in twelve months, to R$ 63.3 per square meter. High fees can eat that, so compare net figures, and see what non-residents owe.
