A slope history every buyer should read

Read this before you read the price. Buritis grew fast on steep ground, and it has the clearest record of slope failures among the city's formal neighborhoods. In November 2016 the municipal civil defense called it historically the most critical neighborhood in Belo Horizonte for slides, and asked residents to check the drainage in their buildings.

The worst case is on Rua Laura Soares Carneiro. Civil defense closed the three-story Edifício Vale dos Buritis in October 2011 over cracks in the structure and a wall, along with two neighboring buildings. Rain worsened the damage, a court authorized demolition on 9 January 2012, and the building collapsed the next day. An April 2012 report by the city's Sudecap agency pointed to a foundation failure at a neighboring building and said cutting the slope behind the buildings caused the first collapse. A judicial report in May found that the problems began with construction unsuited to the site, made worse by missing street drainage and heavy rain. The city then built a containment on that slope, a R$ 5.6 million job due in March 2013.

The 2016 case was smaller and shows the everyday form of the risk. A slope behind one building on Rua Tito Guimarães slid onto a neighbor's retaining wall on Rua Iracy Manata. Five apartments were cleared for a time and leisure areas closed. Civil defense said the ground was stable, and monitored it.

What to check

  • Ask for any geotechnical report and the retaining wall's maintenance record, and have your own engineer read them. A wall is the condominium's cost, so one failure can mean a large special assessment.
  • Read the last three years of assembly minutes for the words muro de arrimo (retaining wall), talude (cut slope), trinca (crack) and drenagem.
  • Walk the street above the building and the one below. Look at which way water runs, and whether the lot was cut into the hill.
  • Visit after rain, between November and March, and look at the wall bases and garage.
  • Ask the city's civil defense for any record on the address.

The published cases are years old and name a small number of buildings. Our search found no recent event, which does not mean there is no risk. Our flood and landslide guide sets out the national tools, and the Belo Horizonte hub covers the citywide picture.

From farmland to the most populous bairro

Until the late 1970s this was farmland. QuintoAndar traces it to the old Fazenda do Cercado and to Aggeo Pio Sobrinho, a chemist who bought rural properties there in the 1930s. The neighborhood was created in 1976, and Avenida Raja Gabaglia, opened that decade, cut the trip to the Centro-Sul. A building boom in the late 1990s then turned the hills into a large construction site. The city's 2022 neighborhood population file counts 42,030 residents, the most of any neighborhood and ahead of Sagrada Família's 33,367, although QuintoAndar still calls Buritis the second most populous.

It sits in the West region, bordering Estoril, Palmeiras, Estrela Dalva and Olhos D'Água. The commercial spine is Avenida Professor Mário Werneck, which meets Avenida Deputado Cristóvam Chiaradia and Avenida Aggeo Pio Sobrinho. Apartments dominate, usually in condominiums, with some houses in closed developments. Asking prices go from about R$ 265,000 to R$ 7.2 million on QuintoAndar's page, so it holds several markets on one hill.

QuintoAndar describes a neighborhood oriented to local living, where residents handle daily needs nearby. That suits families and makes it less of a magnet for visitors, which is reflected in the score above for nightlife.

The deepest resale market in the city

For a future seller this is the neighborhood's strongest argument. Data Secovi named it first among the neighborhoods leading by sales value from January to March 2026. In March alone it recorded 138 units worth R$ 109.7 million, about R$ 795,000 per sale, compared with 55 units in Lourdes. From January to June it again led a group with Lourdes and Savassi that together sold about R$ 1.11 billion. Ticket prices near R$ 800,000 sit in the part of the market with the most buyers.

Prices rose steadily and they kept rising in 2026, unlike Savassi. FipeZAP's average was R$ 8,098 in March 2024, R$ 9,224 in December 2025 (+8.1% that year) and R$ 9,709 in September 2026 (+4.9% over twelve months), which is +5.3% in nine months in a flat city. It is still the lowest average on FipeZAP's list of ten. Loft's listings showed R$ 8,160 in July 2025, and QuintoAndar closed contracts at R$ 6,764 in the third quarter of 2025. Neighboring Estoril was among the fastest risers in the year ending September 2025.

Funcionários15,17163.3about 5.0%
Lourdes16,60568.3about 4.9%
Savassi17,28169.6about 4.8%

We divided the asking figures ourselves for the last column, and took no costs off. FipeZAP's published yield for the whole city is 5.40%. Rent demand has been strong: Buritis rose 18% over the twelve months ending February 2026 and 7.7% in the latest twelve. QuintoAndar's July 2026 index shows R$ 52.20 per square meter. Fees are also lower. Loft's January 2025 study had R$ 750 a month and R$ 6.31 per square meter, the lowest among these areas. Fees have climbed citywide since, so read the accounts. A building with a large leisure area and a retaining wall costs more than the average suggests.

Getting out in the morning

QuintoAndar's own page admits it: access is difficult, areas are steep, and traffic is heavy on the main roads. A resident there even credits the difficult access and terrain for keeping crime down, which is an opinion, not a measurement. In practice, the neighborhood depends on Avenida Raja Gabaglia toward Santo Agostinho and the center, with the Anel Rodoviário along one side for BR-040 and BR-381.

By public transport, line 205 runs to Calafate metro station, and MOVE line 5201 runs along Raja Gabaglia through to the center. Line 2 of the metro, whose first stations opened in July 2026, heads west from Nova Suíça and is planned to reach Barreiro by 2028, which may help some trips, though no station is in Buritis. In February 2012 Estado de Minas listed Buritis among the problem spots for the back-to-school traffic, with streets closed around the collapsed building and a crater on Avenida Professor Mário Werneck near Raja Gabaglia disrupting both directions.

Steep streets also shape daily life. Older residents and anyone pushing a stroller should try the walk from the building to the avenue and back with shopping. A flat-looking block on a map may be a hard climb, as a general observation. Ask the seller how often the building's garage ramp has been a problem. Then do the morning drive to school or work during term time, because the main roads are heavily used.

The American school, the park and the avenue

Families choose Buritis for a reason. Escola Americana de Belo Horizonte, at Avenida Professor Mário Werneck 3301, is an IB World School, with an American diploma accredited by Cognia. It has served the region since 1956. Colégio Batista Mineiro has a unit here, and Colégio Adventista Buritis is another option. The largest campus of Centro Universitário de Belo Horizonte (UniBH) is also here, with a dental clinic and veterinary hospital open to the public, which brings a student rental market as a bonus, as a general observation.

The Parque Municipal Aggeo Pio Sobrinho, created in 1996 with about 600,000 m², is described as the city's second-largest green area and belongs to the Serra do Curral massif. Its three springs form the Ponte Queimada stream, part of the Arrudas basin. It has a walking track, an ecological trail, a court and playgrounds. If a listing sells a park view, go and stand at the window.

Shopping is on the avenue. Paragem BH and Via Werneck are the two big commercial centers, and QuintoAndar says the main city supermarket chains are present. There is no large hospital here, only clinics. Hospital Eduardo de Menezes, a public infectious-disease hospital, is nearby, and the main private hospitals are a drive away in Gutierrez and the Contorno, so test the emergency route if that matters. The Centro Integrado de Operações, COP-BH, is based in Buritis.

Buritis or another hill

Next to Buritis, Estoril and Palmeiras are much smaller, with 5,577 and 8,465 residents in the census; Gutierrez, between here and the Contorno, is closer to the core but dropped 9.8% in FipeZAP's latest twelve months. Against Belvedere, you pay far less in fee and purchase price but lose the mall, the altitude and the status. Against Funcionários, you gain space and leisure areas but give up walking to a hospital.

In other cities, the closest comparisons are large family apartment districts away from the core, such as Rio's Barra da Tijuca or Capim Macio in Natal. Before settling on a price, run the lines on the monthly budget.

Questions about Buritis

Is Buritis safe from landslides?

We cannot call any hillside safe. Civil defense called Buritis historically the most critical neighborhood for slides in 2016, and a building collapsed in 2012. Have an engineer read the retaining wall reports for the specific building.

How much does an apartment cost in Buritis?

FipeZAP's asking average is R$ 9,709 per square meter. Data Secovi's March 2026 sales averaged about R$ 795,000 per unit.

Is Buritis good for a family with children at the American school?

It is the obvious base, since EABH is on the main avenue. Check the drive from your specific street during term time, since the hills and the avenue slow things down.

Does Buritis have a metro station?

No. Line 205 connects to Calafate station, and MOVE line 5201 runs on Raja Gabaglia to the center. See the hub for the Line 2 schedule.

Is it good for renting?

On FipeZAP's asking figures, rent is a higher share of price than in the Centro-Sul core, at about 6.5% before costs by our arithmetic. Ask about real vacancy, and add up fees, and see what non-residents pay on rent.
