Three Belvederes on a high edge
Belvedere is not one place. It splits into Belvedere I, II and III, in the south of the Centro-Sul region at 1,100 to 1,270 meters, the highest part of the city according to QuintoAndar, which also calls it the neighborhood with the highest monthly income. The first two have low buildings. Belvedere III holds the taller ones. A buyer should know which is which before reading any comparison, because a four-story block on a quiet street and a high-rise beside the shopping center trade like different products.
The area was remote until it was subdivided. QuintoAndar's history credits engineer Sinai Waisberg with Belvedere I in the 1970s, when the city barely got as far as Avenida Nossa Senhora do Carmo and the road now called BR-356 was narrow. The name means a small lookout, and the views are the point: there is a lookout for sunsets, and some streets face the ridge. Belvedere shows 7,825 residents in the city's 2022 neighborhood file, a small number for a neighborhood that looms so large in the market.
In listings you will see Avenida Luiz Paulo Franco, Rua Jornalista Djalma Andrade, Rua Desembargador Jorge Fontana, Avenida Celso Porfírio Machado, Avenida Professor Cristóvam dos Santos, Rua Juvenal de Melo Senra and Rua Severino Melo Jardim. BH Shopping, the city's first mall, is the landmark and the traffic generator. Many streets are tree-lined and several are flat once you are up there, but this is high-end car country. QuintoAndar estimates about 40 minutes to the Mercado Central by public transport, so judge for yourself on a weekday morning.
A fee that sets Belvedere apart
The monthly number comes first. In September 2025, a Loft survey of more than 76,000 listings across three regions put Belvedere's average condomínio at R$ 3,418, the second highest in Brazil after Jardim Europa in São Paulo, and almost three times the national average of about R$ 1,100. Loft's early-2026 run for the city gave R$ 2,749, up 25% in a year and well above any other neighborhood. Samples differ, but the order does not.
The fee is high because the units are large and the buildings hold few of them, not because of a much higher rate. In Loft's January 2025 study, Belvedere was R$ 7.98 per square meter, below Funcionários at R$ 10.16 and Savassi at R$ 8.75. At that rate a 300 m² apartment pays about R$ 2,400 a month, while a smaller unit may look reasonable. Current QuintoAndar rentals on these streets show totals about R$ 1,360 to R$ 4,660 above the rent; the page does not break that down, and we read it as fee and IPTU. A 50 m² one-bedroom on Rua Juvenal de Melo Senra adds about R$ 1,364, and a 176 m² four-bedroom on Rua Severino Melo Jardim adds about R$ 4,660.
Ask for twelve months of accounts, the reserve fund balance and the minutes on security and elevators. Private security firms patrol the streets, QuintoAndar reports, and that sort of service adds to what owners pay somewhere. A building with few apartments shares big costs among few owners, so one owner in arrears matters more than in a large block, as a general observation.
Prices that disagree by a factor of two
No neighborhood in the city has a wider gap between published prices. FipeZAP's September 2026 list of sale prices leaves Belvedere out, because it shows only the most represented neighborhoods. Loft Dados gave R$ 12,058 per square meter in July 2025. Data Secovi put apartments here above R$ 25,000 for January to March 2026, with Santa Lúcia and Santo Agostinho. CMI/Secovi-MG named it, with Santa Lúcia and Funcionários, in its priciest group for 2025, and put that group's average near R$ 27,000. The coverage does not say what drives the gap with Loft, and new, large units may weigh on the sale figures.
QuintoAndar's neighborhood page shows sale listings from R$ 2.85 million for 176 m² up to R$ 22 million for a 1,450 m² house. The useful way to think about this is by building. Find two or three recent sales in the same condominium, and be careful with listing averages. For renting, FipeZAP has R$ 67.4 a square meter, 8.4% up, fourth in its city list. In July 2025 it read R$ 63.80 with a 14.6% twelve-month rise. Small units rent from about R$ 3,500 for 50 m² in QuintoAndar's current sample. A large apartment at R$ 12,000 or more a month has a much smaller pool of tenants: executives and their employers, as a general observation. Before you buy to rent out, ask how long the last tenant search took.
One road and an unbuilt viaduct
Belvedere's main cost is time. Access is by Avenida Raja Gabaglia, Avenida Barão Homem de Melo and Nossa Senhora do Carmo, and BH Shopping sits near the BR-356. City Council held a public hearing on this bottleneck in April 2025. The plan to widen the viaduct over the BR-356 near the mall, part of a four-project package between Belo Horizonte and Nova Lima, was halted after residents objected and prosecutors questioned cutting about 200 trees. The city reduced the scope, the winning company declined the smaller job, and the city said it would tender again. A BHTrans study found no need to widen the side stretch, and residents opposed widening the avenue beside Lagoa Seca.
Another plan is a road on the old railway bed. MySide describes an Avenida Parque of over 5 km, crossing Jardim da Torre, Vila da Serra, Belvedere, Jardim das Mangabeiras and Vale do Sereno, with a linear park. We found no completion date. Do not pay for a commute that depends on a road nobody has built.
Drive to your workplace or the school during both rush hours, on a normal weekday. The metro does not come here. On the city's list of residential neighborhoods not slated for change in its 2025 density package, Belvedere appears with Pampulha, Mangabeiras, Cidade Jardim, Santa Lúcia, Santa Tereza and São Bento. That protects the low-rise streets, as far as it goes, and it also means no new transit-driven density is planned here.
Where Belvedere ends and Nova Lima begins
Walk a few blocks and you may leave the city. Vila da Serra and Vale do Sereno both belong to Nova Lima, and listings, schools and hospitals often blur the line. Fundação Torino's official address on Rua Jornalista Djalma Andrade reads Piemonte, Nova Lima, while the newspaper Diário do Comércio placed the school in Belvedere, and the largest Verdemar supermarket opened in January 2025 on the same street, recorded as Belvedere. The same street name can therefore mislead you, so read the IPTU sheet.
What changes across that line:
- Tax. Belo Horizonte's ITBI is 3%. Nova Lima has its own law (Lei 1.909/2005) and procedures, and we could not confirm its rate. In 2015 the difference in IPTU was large enough to make news, and Nova Lima admitted outdated values. We have no current comparison, so read both bills.
- Zoning. Belo Horizonte's coefficient of 1.0 stops at the line. MySide says Nova Lima's master plan treats Vila da Serra as a special urban revitalization zone with large blocks and more height.
- Price. MySide cites about R$ 16,000 a square meter in Vale do Sereno. MySide's page promotes developments there, so check elsewhere.
- Dams. Vale's Mina de Águas Claras is in Nova Lima. In October 2026 the last emergency level at its dams ended, but structures remain in decommissioning to at least 2027. No public map we found puts these southern streets inside a self-rescue zone, and none rules it out. Ask for the address at Nova Lima's civil defense office.
The dispute over mining at the Serra do Curral is the other thing to watch when a ridge view is part of the price; see the title section on the Belo Horizonte hub.
Schools, shops and care on the south side
Most families here run on a short loop. BH Shopping is the main mall, with Belvedere Mall and BH2 Mall as smaller options. Verdemar's biggest store has 3,500 m² of sales area, and Supernosso is strong here too. Hospitals on the local list are Hospital Vila da Serra, Hospital Belvedere and Biocor, and Mater Dei's Nova Lima unit is on Alameda Oscar Niemeyer. Fundação Torino, with its Italian and Brazilian dual diploma and pupils from age 2 to 18, is the international school of the south. EABH, the American school, is across town in Buritis, and that drive is a serious commitment.
Green space comes from Praça Arquiteto Ney Werneck and the lookout. QuintoAndar also lists the 28,000 m² Parque Municipal Juscelino Kubitschek on Avenida Bandeirantes, with a court, gym equipment and a walking track.
Who is this for? Families and executives who want space, a newer building and a mall close by, and who accept driving. Older buyers who want to walk to a doctor are better served in Lourdes. Buyers who want a large-apartment suburb for less per square meter can look at Buritis, after reading its slope history. In other cities, the same car-based, high-fee life appears in Ecoville in Curitiba and Barra da Tijuca in Rio.
Questions about Belvedere
Why is the condominium so expensive in Belvedere?
Apartments are large and buildings hold few units, so the fee is shared among fewer households. Per square meter it was below Funcionários in Loft's data. Read the accounts before comparing.
Is Belvedere in Belo Horizonte or Nova Lima?
Belvedere is in Belo Horizonte, but neighboring Vila da Serra and Vale do Sereno are in Nova Lima, and ads blur them. Confirm from the registry record and IPTU sheet.
Can you live in Belvedere without a car?
It is hard. The metro does not reach it, one estimate is 40 minutes by public transport to the Mercado Central, and City Council has debated the bottleneck at BH Shopping.
Are there dams near Belvedere?
Vale's Mina de Águas Claras is in Nova Lima, and work there runs to at least 2027. We found no public map either placing or clearing the nearby streets. Ask the Nova Lima civil defense, and read the risk checks guide.
How much is rent in Belvedere?
FipeZAP's September 2026 rent figure is R$ 67.4. QuintoAndar's listings run from about R$ 3,500 for 50 m² to R$ 12,000 or more for 176 m², plus fee and IPTU.
