An address with no official boundary
You will not find Ecoville among the 75 official neighborhoods. MySide describes it as parts of three official ones: Mossunguê, Campo Comprido and Campina do Siqueira. The city's 2024 tax table supports the idea of a shared district, since the same Eixo Nova Curitiba band shows up in all three, valued at R$ 2,154 to R$ 2,814 per m² of land. The practical result: the word on a listing does not settle where the home sits, and two buildings marketed as Ecoville can be in different districts with very different figures. Ask for the matrícula, the registry record, and use the official neighborhood name when you compare.
The area took off after a 2006 revision of the city's development plan, according to MySide, when developers moved in on land that had been home to traditional families. It runs west from the city, about 20 minutes from downtown, with Avenida Cândido Hartmann as the link to the center and the Rodovia do Café, which QuintoAndar lists among the access roads. Two parallel streets define it: Rua Deputado Heitor Alencar Furtado, nicknamed Rua do Outono for its red autumn leaves, and Rua Professor Pedro Viriato Parigot de Souza. Both pass through all three neighborhoods. The Apto off-plan portal also names Rua Monsenhor Ivo Zanlorenzi, Rua José Izidoro Biazetto and Rua Clara Vendramin as popular.
Density is far below the center. Mossunguê had 12,246 people on 3.37 km² in the 2022 census, or 3,637 per km², with 68% of homes in apartments and 32% in houses. Campo Comprido, at 32,395 people and 3,783 per km², is 61% apartments. So a large part of the land is still houses, walled condominiums and trees, and that mix is what buyers here are paying for.
A car-based daily life
Here you drive. MySide praises the wide streets, bike lanes and sidewalks, and they are real, but distances between homes and shops are long, and our walkability score reflects that. The services are grouped: Park Shopping Barigui in Mossunguê has over 300 stores, a cinema and a food court, with a 2024 expansion announced for 75 more stores and a medical center with 25 clinics. Portas also names Mercadoteca, a dining hub. The guides consulted name no supermarket here, so find your nearest one on a map before you decide.
The bus is usable along the main corridor. Portas calls Rua Deputado Heitor Alencar Furtado the main axis for the express lane, and QuintoAndar notes lines to Centro and the Campo Comprido and Campina do Siqueira terminals. New facilities are planned at the Campina do Siqueira terminal under the Leste-Oeste BRT rebuild, and a separate tender, open to bids from 1 July 2026, covers a new Campo Comprido terminal. The city's notices on the Alencar Furtado corridor never opened when we tried them, so nobody here can vouch for that schedule. Ask the city for the work schedule for your block, and ask the building how garage access would be affected.
Health and education are on your doorstep, which counts for families. The Instituto de Neurologia de Curitiba is a reference hospital for its specialty, and the Campo Comprido UPA provides 24-hour emergency care in the public system. Universidade Positivo has its main campus here, with Teatro Positivo, seating about 2,400. Colégio Positivo nearby holds International Baccalaureate certification, according to MySide, one of about 50 in Brazil. UTFPR's Ecoville campus sits at Rua Deputado Heitor Alencar Furtado 5000, per the university, and QuintoAndar also lists Uniandrade. Those campuses add a pool of student and staff tenants.
Price and fee by boundary
Because no one agrees on the edges, it pays to compare each source's own label.
| Measure | Mossunguê | Listings labeled Ecoville | Campo Comprido |
|---|---|---|---|
| Sale median per m², A Corrida, Nov. 2026 | R$ 11,660 | R$ 12,713 | R$ 10,505 |
| Rent median per m², A Corrida, Nov. 2026 | R$ 45.50 | R$ 55.90 | R$ 44.30 |
| Gross yield on those figures | 4.68% | 5.28% | 5.06% |
| Typical unit for sale | 215 m², R$ 2.435 million | 144 m², R$ 1.75 million | 112 m², R$ 1.315 million |
| Typical unit for rent | 147 m², R$ 6,500 | 132 m², R$ 7,500 | 86 m², R$ 3,350 |
At the top end, Loft's late-2025 survey of big homes, above 125 m², averaged R$ 3.51 million for 250 m² in Mossunguê and R$ 3.45 million for 269 m² in Campo Comprido. Its January 2026 average for what it calls Ecoville or Mossunguê was R$ 2.23 million for 167 m², at R$ 13,339 per m². Off-plan prices for Mossunguê on one portal run from about R$ 675,000 to over R$ 5 million, averaging R$ 14,368 per m², so the district spans far more than the luxury label suggests. Small units exist as well: A Corrida shows R$ 12,912 per m² up to 50 m² in Mossunguê, with a typical price of R$ 410,000.
Fees are high. Loft gives Mossunguê R$ 1,183 a month in July 2025, or R$ 8.03 per m², and R$ 1,000 on its January 2026 listings. Buildings with pools and gyms have more to maintain as they age, so read the budget and reserve fund. The condominium fee guide covers what to look for.
Ademi-PR's figures show who is buying new: Ecoville sold 226 units over the year to late 2025, ranking twelfth by units but third by value. Next door, Campina do Siqueira has moved fast, with asking rents up 49% in Loft's 2025 comparison to R$ 54.73 per m², and its biggest homes up 43.1% by May 2026. Sudden jumps like those can mean a new class of building reached the listing sites, so compare like with like. FipeZAP's report does not include Mossunguê among its ten neighborhoods, but Campo Comprido stands at R$ 10,505, up 2.6%.
Floods, trees and rules on the plot
The Barigui runs through this side of the city, so start there. In early 2018 a driver died when a flood swept his car from a bridge in Mossunguê, according to the Tribuna do Paraná. When a storm hit overnight into 22 September 2026, the Barigui gauge reached 73 mm, close to 60% of the rain expected for the whole month, per the Defesa Civil. The city's own study projects worse floods on the Barigui by 2099. Ask IAT, the state water institute, about its flood mapping on the Barigui and check any lot near a stream for the city's no-build drainage strip, using the steps in the flood guide. Portas says Mossunguê sits on one of the highest parts of the city, which helps the ridge streets and not the valley ones, so do not treat the whole area alike.
Trees are the second check. Portas mentions native forest preserved within condominium grounds. That can be a real pleasure, and a real limit. Under the city's Forest Code, cutting needs permission and araucárias are reported as protected outright. Lots with a registered native wood fall under Decreto 1783 of 2021, with a 2,000 m² minimum lot and a usable-area cap that counts paths and pools, and those limits are written on the registry. If you are buying land for a house, a wooded plot can be worth much less than the same area cleared. For an apartment buyer, the question is who pays to look after the wood and what happens if a tree falls on a neighbor's wall. On the 2024 tax table, land in Mossunguê outside the axis sits at R$ 971 per m² in ZR1, R$ 981 in ZR3 and R$ 953 to R$ 1,332 in the ZR3-T transition, far below the axis figure of R$ 2,814, so the zone matters more than the address.
Crime figures published for the area are low: Portas reports no lethal crimes in Mossunguê from January to September 2025, MySide cites one homicide in 2023, and Sesp recorded 79 offenses against the person between January and May 2025, roughly 6.5 per thousand, again our own division. Those are counts for one official neighborhood, not for the whole marketing area, and the numbers do not cover burglary.
Executive tenants and student tenants
Two rental markets sit side by side. Large family units go to households who want space, schools and parking: 18% of Mossunguê's residents are children, and homes average 2.6 people, the highest share of children in the set compared here. A Corrida's yield for over 150 m² in Mossunguê is 3.92%, which is thin once fees come out. Compact units chase students and young staff near the universities, and asking yields of about 7.06% up to 50 m² look better. As in other parts of the city, those numbers are asking figures, and new compact supply keeps coming.
Rents have risen slowly: Loft shows Mossunguê up just 3% in 2025 at R$ 45.40 per m². For a non-resident owner, that makes vacancy and management the deciding factors. The financing guide and the Curitiba overview cover the wider costs.
Ecoville compared with other choices
Compared with Bigorrilho, you trade walking and shops for newer buildings, more green and a longer drive. Compared with Batel, the square meter costs less and the street life is gone. For a family who wants a school on foot and an old neighborhood feel, Cabral is the alternative. In other capitals, Barra da Tijuca in Rio and Belvedere in Belo Horizonte are the nearest parallels: newer high-rise districts built around cars and malls.
Questions about Ecoville
Is Ecoville an official neighborhood?
No. It is a market name covering parts of Campo Comprido, Mossunguê and Campina do Siqueira, so check the registry for the official name.
How expensive is an Ecoville apartment?
Anywhere from about R$ 11,660 to R$ 13,339 per m², with the boundary used making much of the gap. A typical listing is between 144 m² and 215 m², at R$ 1.75 million to R$ 2.4 million.
Can you live in Ecoville without a car?
It is possible along the express bus corridor, but most errands are designed for driving. Ask the city about any bus works on your corridor.
Does Ecoville flood?
Low land near the Barigui and its streams can, and a driver died at a Mossunguê bridge in 2018. Higher streets are less exposed, so check the specific lot.
Is there an international school near Ecoville?
MySide says Colégio Positivo is IB-certified, and the International School of Curitiba is in Santa Felicidade, a separate neighborhood. Check commute times from your block.
