Bigorrilho on the deed, Champagnat in the ad

Start with the name, because it causes real confusion. On the map this is Bigorrilho. Many residents and agents call it Champagnat, after the farm of the Marist brothers where the Colégio Marista Paranaense now stands. A movement to rename the neighborhood failed, and data sites now list Champagnat separately. A Corrida dos Bairros, for instance, has one page for each and compares them. When you compare prices, check which label each listing uses and rely on the registry and IPTU record for the location. The origin of the word Bigorrilho itself is disputed. Ukrainian, German and Polish immigrants settled the area in the 19th century.

The 2022 census counted 25,590 people on 2.86 km², or 8,936 per km², with 91% of homes in apartments. Downtown is 2.8 km to 3 km away, about 10 minutes by car on MySide's estimate. Neighbors include Batel, Mercês, Campina do Siqueira, Santo Inácio and Cascatinha. Portas calls it the most vertical neighborhood in the city, and the street life reflects that: QuintoAndar describes flat, wide streets that make walking and cycling practical, with banks, bakeries, pharmacies and clinics within a short distance.

The main streets for apartments are Rua Martim Afonso and Rua Padre Agostinho, both one-way, plus Rua Padre Anchieta and Rua Saldanha Marinho. Quieter streets have older houses mixed in. A 2022 sponsored article picks out Rua Princesa Izabel for its trees and Rua Euclides da Cunha for its organic market. MySide says the drive to Centro is easy on the main roads.

The bus lane on Padre Anchieta

The current question for a buyer on the west side of this neighborhood is the Leste-Oeste BRT, the east-west bus rapid transit rebuild. Portas describes Padre Anchieta as having an exclusive lane linking the two sides of the city. The work that opened in September 2025 was on Affonso Camargo in the east, and the city's pages on lots for Padre Anchieta would not load for us, so its schedule is unconfirmed. The wider program, backed by a US$ 75 million New Development Bank loan, covers about 20 km of lanes, 34 tube stations and five terminals, including new facilities at Campina do Siqueira, the terminal just to the west.

What this means is mixed. During any works: lane closures, detours and diggers. Later, if this stretch follows the published plan for other lots: new concrete for biarticulated buses, better sidewalks and bike lanes. If you are buying on or next to Padre Anchieta, ask the city's public works office for the contract status and the expected end date, and ask how your garage entry works during the build. The city's plans do not guarantee a price rise, so do not pay for one. For a tenant, a rebuilt corridor at the door will be a plus only after the works finish.

Transit away from that corridor is thinner than the corridor suggests. MySide names line 875, running hourly, so check the specific bus for your daily route. Terminal Campina do Siqueira is the nearby hub.

Zoning street by street

Few neighborhoods contain so many zones in such a small space. The city's 2024 tax decree shows ZR1 at R$ 1,515 per m² of land, ZR2 at R$ 1,328, ZR3 at R$ 1,403, the ZR3-T transition zone at R$ 1,540 to R$ 2,660, ZR4 at R$ 2,488 to R$ 3,064 and the structural axis at R$ 3,412. That spread is the map of where buildings can go. It is why a row of houses and a high-rise can share a block.

The height race has limits now. MySide's guide of 2025 said a project under construction here would be Curitiba's tallest. Lot reports issued since April 2026 carry lower airport-protection ceilings, and Ippuc now caps any new building at about 158 m, or 42 floors. A new-build buyer should ask whether the approved project already holds its permit under the old limit. A seller of a low building should not assume the next developer can build what the last one did. To buy additional potential, half must come from the city and half from private holders under the 2022 decree, and the rules changed again in 2024, so ask your architect which applies. The Curitiba guide explains that system.

For a family buying to live, the practical check is to look at the lots around yours, not only your own. A ZR4 house next door may be a building in five years. Use the title guide for what else to pull at the same time.

Parque Barigui and the Friday fairs

Bigorrilho's green reputation comes partly from its neighbor. Parque Barigui opened in 1972 and is not in the middle of the neighborhood. MySide gives it about 1.4 million m² with a lake of 230,000 m², while QuintoAndar says about 380,000 m², so treat the size as disputed. Portas notes the park technically falls in neighboring areas, and the sources we read give no dependable walking distance. Check your own walk before paying a park premium. The lake also helps hold floodwater, and in a September 2026 storm the Barigui rain gauge logged 73 mm.

Inside the neighborhood, the squares work harder. Praça da Ucrânia has a food fair on Fridays from 5 p.m. Praça da Espanha, on the Batel line, has an antiques fair on Saturdays from 10 a.m. until 5 p.m., with old cars in the afternoon. Praça 29 de Maio hosts a Sunday fair. Expect busier parking nearby on those days. Hospital Universitário Evangélico Mackenzie is the hospital both Portas and MySide name. Festval opened a supermarket in the district during the pandemic. MySide lists a Colégio Positivo unit and several bilingual schools, while restaurants include Nuu Nikkei, L'Epicerie, Terra Madre and Tartine.

What apartments sell and rent for here

Listings here run large and have been softening. A Corrida's November 2026 median was R$ 12,366 per m² from 447 listings, down 6% from R$ 13,156 in October, which is more likely noise than a crash. Its typical sale listing is 155 m² at R$ 1.89 million, with the middle half from R$ 955,000 to R$ 3.39 million. Loft's January 2026 average was higher at R$ 15,090 per m², with R$ 1.99 million for 132 m², and homes above 125 m² were listed at R$ 3.24 million on average in late 2025.

Apartment prices and yields by size, A Corrida, November 2026
SizeR$ per m²Gross yield
Up to 50 m²11,2206.55%
50 to 70 m²12,6575.15%
70 to 100 m²12,4544.02%
100 to 150 m²14,3183.22%
Over 150 m²12,2263.52%

The table gives the logic for a landlord. A 100 m² to 150 m² family apartment has a yield of about 3.2% before costs, which only works for your own use or if you are counting on the price. Smaller units yield more, but Loft reports tickets for units up to 30 m² rising 23.2% in the year to May 2026, the fastest in its list, so the easy gains may already be taken. Rents on Loft were nearly flat at R$ 41.84 per m² in late 2025, up 2%, with an average of R$ 5,160 on 96 m² units by May 2026 and a R$ 740 fee, across 149 listings. Sample rents on QuintoAndar show R$ 2,616 for 65 m² and R$ 3,800 for 114 m². Fees are moderate: Loft had R$ 650 in July 2025 and R$ 800 in January 2026.

Ademi-PR ranked it fifth for new-unit sales on its November 2025 list, at 480 units. The population is older and smaller per home than the city's newer districts: 28% are 60 or over, 9% are 14 or under, and the average home has 2.0 people. Crime counts are low: Portas reports no violent deaths in the latest report it read, and Sesp's January to May 2025 figures show 212 offenses against the person, about 8.3 for every 1,000 residents by our math.

Choosing between Bigorrilho and its neighbors

If you want more nightlife and old houses on the street, and can pay about R$ 4,000 more per m², look at Batel. If you want the newer park-side high-rises and a more car-based life, Ecoville is the next step west. If a wider selection and more tenants matter more than the tree-lined streets, compare Água Verde.

In other cities, São Paulo's Pinheiros is the nearest parallel for a walkable apartment district, and Auxiliadora in Porto Alegre offers tree-lined apartment streets at a much lower one. Foreign buyers closing from abroad should read the guide to power of attorney before scheduling a visit.

Questions about Bigorrilho

Is Champagnat the same as Bigorrilho?

Residents often say Champagnat, but a move to rename the area failed, and some data sites track it separately. The name comes from the Marists. Check the registry for the real location.

What are asking prices for apartments in Bigorrilho?

Published asking figures range from about R$ 12,400 to R$ 15,100 per m². A typical listing is about 155 m² at R$ 1.89 million.

How close is Bigorrilho to Parque Barigui?

It depends on the block, and no reliable published distance was found, so walk it. The park itself technically sits in neighboring districts.

What will the Padre Anchieta works change?

The Leste-Oeste BRT program plans new bus lanes, stations and sidewalks, though the schedule for this street could not be confirmed. Ask the city about timing before you buy on it.

What rental yield do listings in Bigorrilho point to?

On A Corrida's asking data it is 4.47%, from about 6.55% on small units to about 3.2% on 100 m² to 150 m² units.
