Curitiba's biggest choice of apartments

Most Curitiba neighborhoods give you a handful of buildings to compare. Água Verde gives you hundreds. Its 49,573 residents in the 2022 census make it the tenth largest of the city's 75 official neighborhoods, packed into 4.78 km² at 10,366 people per km², nearly twice the density of Batel. A Corrida dos Bairros found 695 apartments for sale at its latest count, late in 2026, and Portas says the district has the city's highest listing volume and high resident turnover. For a buyer that means comparison shopping is possible, and for a seller it means real competition.

It lies southwest of the center. Avenida Sete de Setembro and Avenida Iguaçu run along the north, and Avenida República Argentina, the main commercial street at over 4 km, cuts through and marks the line with Vila Izabel. Neighbors include Batel, Rebouças, Parolin, Guaíra and Portão. Downtown is about 2.9 km away. Listings tagged Água Verde sometimes sit across the line in Portão, as QuintoAndar notes, so check the IPTU record before you trust a neighborhood label.

Rua Brigadeiro Franco is the other road to learn. MySide calls it one of the city's main roads, with restaurants and bakeries, and Interbairros I buses use it on their way to Centro. Avenida dos Estados and Avenida Iguaçu hold restaurants. The local shopping comes from Shopping Água Verde, Shopping Curitiba at the edge of Batel, and Shopping Palladium at the junction with Portão, with a Festval supermarket in the neighborhood since the pandemic. Clube Curitibano, founded in 1881, and Clube Sociedade Água Verde, opened in 1905, are the private clubs here.

Transit is good and is the reason so many tenants choose it. Line 700, Pinheirinho to Cabral, runs in exclusive lanes through tube stations here, and QuintoAndar lists the Santa Cândida to Capão Raso biarticulated bus and Pinheirinho to Rui Barbosa. Interbairros V circles the east, south and southwest without passing through downtown.

Where the high-rises go and where they cannot

This neighborhood shows the city's zoning at its widest. The 2024 tax decree gives land values of R$ 1,056 to R$ 1,523 per m² in the ZR3 blocks, R$ 1,618 to R$ 3,623 in ZR4 and R$ 2,674 to R$ 4,986 on the structural axis, with a separate Sector for Sport and Stadiums at R$ 1,671 around the Arena. So a lot in one block may be worth nearly five times its neighbor on paper. A home on a ZR3 street is likely to keep a lower skyline. A low building on ZR4 or the axis may have a developer's eye on it, which helps a seller and worries a buyer who likes the view. Ask for the lot report, the Consulta Informativa de Lote, for both your lot and the one next door.

New supply has been heavy. Ademi-PR's late-2025 ranking puts Água Verde second in the city, with 830 new units sold over a year, and second by sales value as well. MySide lists recent projects from studios to units of 158 m² and 202 m². Its rough asking figures run from R$ 250,000 to R$ 400,000 for studios, and from about R$ 700,000 for two or three bedrooms at 60 m² to 70 m². For an off-plan purchase, start with the off-plan guide, then check how many similar units are coming on your block.

No published age count by building was found, so judge each one by its minutes, its facade work, its elevators and whether the garage fits a modern car. Typical stock on sale is large: A Corrida shows 135 m² at R$ 1.415 million, and over 300 of its 695 sale listings are above 150 m².

Flooding along the Água Verde River

The name comes from a river, and the river is still the issue. MySide traces it to a stream whose algae turned the water green. A Tribuna do Paraná report from March 2018 says heavy rain earlier that year put water into streets, stores, building garages and the local cemetery. A 2024 report lists stormwater and drainage works for the Belém that include stretches of the Água Verde River and Rua Samuel Cezar. No completion date was found, so ask the public works department about anything near you.

What to do with that is practical. Ask the building manager, the síndico, for every minute on water in the garage and any pump replacement over the past decade. Ask your insurer whether flood cover applies at that address. See the block during a summer downpour if possible, and look for water marks on the lower level. QuintoAndar's small resident panel of 11 had 73% saying there is no flood risk, which still leaves about a quarter who did not say so. The flood-check guide walks through the maps, and the city's drainage-strip rule can also limit what can be built near an open or piped stream.

Living near the Arena da Baixada

The Arena da Baixada, currently called Ligga Arena and home of Athletico Paranaense, hosted 2014 World Cup games and also takes concerts and other events. Praça Afonso Botelho, beside it, has sports courts, a playground and a walking track, and QuintoAndar calls it the busiest spot in the neighborhood on weekends. That helps some buyers: a park, shops and tenants who want to be nearby. It also brings match-day crowds, closed streets and late noise to the blocks around it. No published study of what that does to prices was found, so test it: visit on a match day, ask what happens to your garage access and ask how often the stadium holds concerts.

Other noise comes from the transport that makes the area convenient. One 2022 resident comment on QuintoAndar complains about heavy traffic, loud articulated buses and motorcycles at night, and construction. Units on the corridor streets pay for their bus access with that noise, so look at a rear-facing apartment if you are a light sleeper. MySide describes Praça do Japão, at the Batel line, as wooded and quiet, and Praça Ouvidor Pardinho has a walking track and outdoor gym equipment.

Tenants, schools and rents in Água Verde

If you are buying to rent, this is the neighborhood with the most evidence. Secovi-PR and Inpespar figures for May 2026 put it second after Centro, with 5.9% of residential rental contracts, per Bem Paraná. A Corrida's median asking rent is R$ 49.20 per m² across 186 listings, with a typical rental of 103 m² at R$ 4,150. MySide cites FipeZAP at R$ 48.30 for May 2026. Loft reports lower numbers from a different sample, R$ 41.86 for late 2025. The asking gross yield is 4.95% overall, and it changes with size: 7.03% up to 50 m², 5.57% at 50 m² to 70 m², and 3.86% to 4.27% above that. Those are asking figures with no costs taken out, and they will fall if the coming studios arrive faster than tenants.

Fees are more moderate than in neighboring districts. Loft's mid-2025 figure was R$ 640 a month, against R$ 1,800 in Batel, and its January 2026 listing sample showed R$ 870. Families are a real part of demand: 12% of residents are children up to 14, while 27% are 60 or older. Schools named by local guides include Colégio Bom Jesus, which QuintoAndar says is over 120 years old and bilingual, Colégio Sagrado Coração de Jesus, Colégio Positivo, and the public Colégio Estadual Lysimaco Ferreira da Costa. MySide lists Hospital Pequeno Príncipe, a national reference in pediatric care, among the services for this area.

Crime counts are low for the population. Portas, citing state figures, reports one intentional homicide victim from January to September 2025. Over January to May 2025, Sesp logged 289 offenses against the person, about 5.8 per 1,000 people by our arithmetic, the lowest of the districts compared on the Curitiba page. A non-resident owner should use a licensed manager and read the rental tax guide.

How Água Verde compares

Against Batel, the best restaurants are no longer on foot, and you save about R$ 5,000 per m² and pay a lower fee. Against Bigorrilho, you get a flatter price across sizes and more choice, but also a clearer flood history. Against Cabral, you have more shops and tenants and less quiet. The citywide picture is on the Curitiba guide.

Elsewhere, Moema in São Paulo is the closest match for a dense family apartment district on good transit, in a much bigger city, and Bela Vista in Porto Alegre offers a similar family market where the citywide average is far lower. If this is your first purchase in Brazil, the guide to financing for foreign buyers is the place to start, since mortgages drive most sales here.
