From a church lot to a bus axis

Cabral takes its name from the family that donated the land for the Igreja Bom Jesus in the 19th century, according to a historian quoted in a sponsored 2020 article. The church is still the visual anchor, and it is the sort of neighborhood where that means something: small at 2.04 km², home to 13,723 people at the 2022 count, 6,740 per km², with 93% of homes in apartments. It sits about 3.3 km northeast of downtown, between Juvevê, Ahú, Hugo Lange and Alto da Glória, and Bacacheri is close enough that a sponsored article cites its Avenida Paraná as the base of the northern axis.

Its modern shape dates from the 1970s, when the city built the Eixo Estrutural Norte, the northern structural axis, and urbanized the area around it. So today the neighborhood has one strong spine and a set of quieter streets behind it. Terminal Cabral, which QuintoAndar calls one of the city's largest, connects to the biarticulated buses, and line 700 runs from Pinheirinho to the terminal in exclusive lanes. QuintoAndar names Avenida João Gualberto and Campos Sales as the main avenues in neighboring Juvevê, and João Gualberto links toward downtown.

Off the axis, Cabral is calm. Rua Munhoz da Rocha and Rua Itupava are the two streets with bars and restaurants that people cross town for. There is a mall on Munhoz da Rocha at number 853, and Festval took over a local supermarket under its banner in 2024. Otherwise you find bakeries, banks and schools, and tree-lined blocks that one local guide describes with about 11 m² of green area per resident. If you want a neighborhood where children can walk to school, this is the one to start with among those in this guide, though you should test that walk yourself on your chosen block.

Why the axis costs double

Cabral has the sharpest split between its main axis and the rest among the districts covered here. In the city's 2024 tax decree, land on the Eixo Estrutural is valued at R$ 3,078 per m². ZR4 land just behind it stands at R$ 1,539, ZR3 at R$ 1,248 to R$ 1,467 and the ZR3-T transition at R$ 1,298. That is exactly double from one zone to the next, and the general pattern on the ground follows it: taller buildings along the corridor and lower ones as you walk away.

Two practical results follow. A family apartment on the corridor has the bus at the door and more noise, while the same money two blocks in can buy more quiet in a lower building. And a house on a ZR3 street is less likely to be sold for a tall building than one on the axis, so the street you see may last. But ZR3 does not mean frozen, so check the lot report for any lot that matters to your view, and ask an architect about the city's building-rights rules.

One more check is specific to this part of the city. The revised protection plan for Bacacheri airport, from Decea, the federal airspace control department, cut its height surface from 1,082 m to 1,035.78 m above sea level, which Ippuc says equals roughly 15 floors. The report names no neighborhoods, and Cabral's buildings are limited first by zoning, but Bacacheri is among the nearby neighborhoods, so a project pitch for a tall building here deserves a question. The lot report has shown the new limit since 1 April 2026.

Large apartments and high building fees

What you buy here is typically big. A Corrida dos Bairros shows a typical sale listing of 153 m² at R$ 1.82 million in November 2026, and about half of its 349 listings are over 150 m². Loft's late-2025 reading for the largest homes was about R$ 3 million for 216 m², and its January 2026 average across all sizes was R$ 1.91 million for 140 m².

What Cabral listings ask at each size, from A Corrida, late 2026
BandPrice per m²Usual askYield
Up to 50 m²10,308R$ 330,0006.07%
50 to 70 m²10,031R$ 635,0005.31%
70 to 100 m²11,489R$ 920,0004.48%
100 to 150 m²12,859R$ 1,495,0003.07%
Over 150 m²13,738R$ 3,575,0005.02%

Here the price per square meter broadly climbs with size. New-build pricing is higher again: the apto.vc off-plan portal lists an average of R$ 14,825 per m², from R$ 9,000 for a studio project to R$ 22,631 at the top, with units from 24 m² to 389 m². The same list runs from studio projects priced from about R$ 232,000 to three-bedroom units from about R$ 2.67 million. So check the resale price of nearby finished units before you pay a launch premium, and see what protects an off-plan buyer's money.

The trap is the monthly fee. Loft's July 2025 sample shows R$ 1,350, second only to Batel, though at R$ 6.60 per m² the charge per square meter is well below Batel's R$ 8.57. Its January 2026 listings showed R$ 813. That spread means the sample mix matters a lot, so get the real number from the manager and read recent assembly minutes. See the guide to condominium fees for how to read them. Older buildings with large units may need elevator and facade work paid for by few owners.

Schools, clubs and open space

Education is what keeps Cabral's demand steady. QuintoAndar lists Colégio Nossa Senhora Menina, the UFPR Agrarian Sciences campus, Universidade La Salle and a Unespar campus. Portas says students and technical staff also come for the library and map collection at the headquarters of Ippuc, the city planning institute, whose garden has protected chestnut trees. A 2023 local guide simply says there are many schools.

The Graciosa Country Club, on Avenida Munhoz da Rocha, is the main private leisure option named, and its own site gives tennis a full section. Membership rules and costs are its own matter, so ask the club before you count it as a neighborhood benefit. Public space comes in small squares: Praça da Suíça, Praça São Paulo and Praça Major Aviador. For larger parks you will drive or take a bus, since none of the local guides named a large public park inside the neighborhood. QuintoAndar names the Centro Hospitalar de Reabilitação Ana Carolina Moura Xavier, which serves public-system patients only, so check which hospitals your health plan covers before you rely on any of them.

The residents fit the housing. A quarter are 60 or older, 12% are children, with 2.2 people per home, a mix closer to Água Verde than to Batel. Crime figures are low in what was published: Portas, citing state data, reports no victims in the main crimes against life from January to September 2025, and Sesp counted 96 offenses against the person from January to May 2025, about 7 for each 1,000 people by our division.

Renting in Cabral and next door

Cabral is a weaker rental market than the south and west districts, and the numbers say so. A Corrida's asking rent was R$ 44.80 per m² across 98 listings in November 2026, so the gross yield is 4.32%. Loft was lower at R$ 40.65 in late 2025, down 1% through that year, while the city rose 11%. The typical rental is large at 116 m² for R$ 4,000. Large family units yield little, and only about 3% at 100 m² to 150 m², so this is a place to buy for your own use or to own a smaller unit with a clear tenant in mind. Foreign owners can see how rent is taxed in the rental income guide.

The neighbors are worth a look, because they are priced differently. Juvevê lists at about R$ 12,300 per m² with a yield of 3.88%, and Ahú at about R$ 13,625 with only 3.21% on a thin rental sample. FipeZAP's Juvevê at R$ 13,132 and Ahú at R$ 13,786 both sit above Cabral's, and Ahú rose 5.9% on that list, one of its larger moves. Loft's July 2025 fee averages, R$ 1,350 here and R$ 1,050 in Juvevê, are another reason to compare.

Other choices

For more life on the street, and at a higher price, try Batel or Bigorrilho. For newer buildings and more land around them, compare Ecoville, which requires a car. In other cities, Casa Forte in Recife is another old family address, and Recife's citywide yield on FipeZAP is 8.3%, and Petrópolis in Porto Alegre is the southern alternative in a much cheaper city.
