Where Auxiliadora sits
Some descriptions place Auxiliadora between Moinhos de Vento and downtown. The neighbor lists do not. It sits about 4.1 km from the center, further out than Moinhos de Vento, with Moinhos, Mont'Serrat, Higienópolis and Boa Vista around it and Floresta down the slope. It is small: 8,909 residents on 0.84 km², with 94% of homes in apartments.
The grid has a clear history. Rua 24 de Outubro began as the Estrada da Aldeia, the road to what is now Gravataí, and took a later name from the windmills that gave Moinhos its name. A tram line arrived in 1893, the Prado racetrack brought more residents from 1894, and lots were sold from 1912 and 1913. A chapel of Nossa Senhora Auxiliadora, built in 1916, gave the neighborhood its name, and the present church, opened in 1961, was modeled on the Madeleine in Paris. One bakery owner says people here walk within one or two blocks and think anything further is too far.
The traffic pinch points are Rua Marquês do Pombal and Rua 24 de Outubro at rush hour. Avenida Cristóvão Colombo heads to the center, with banks, pharmacies and shops along the way, and Avenida Plínio Brasil Milano has corporate buildings.
The ridge's highest asking rents
Landlords should start here. The November 2026 rental median is R$ 63.0/m² a month, the highest of the five ridge neighborhoods in this guide, on 82 ads. The common rental is 73 m² for R$ 4,000, while the typical sale ad is 120 m² at R$ 1,000,000. Those medians come from different stock, which is why the gross yield of 7.97% should be treated with care, but it remains above FipeZAP's citywide 7.36%.
| Apartment size | Median R$/m² | Middle price | Gross return | Count |
|---|---|---|---|---|
| Under 50 m² | 14,211 | R$ 520,000 | 7.31% | 59 |
| 50 to 70 m² | 9,502 | R$ 605,000 | 7.79% | 52 |
| 70 to 100 m² | 7,014 | R$ 640,000 | 9.10% | 88 |
| 100 to 150 m² | 8,695 | R$ 1,045,000 | 9.21% | 128 |
| Over 150 m² | 9,567 | R$ 2,355,000 | 6.33% | 186 |
The table shows something unusual: mid-size apartments of 70 to 150 m² show the best ratios, and the smallest units the priciest meters. A newly built studio is not automatically the best income property, so compare after fees. Loft's July 2025 average fee was R$ 648, or R$ 5.69/m², one of the lowest on the ridge. For the tax on rental income, see the non-resident guide.
Listing turnover also looks fast: about 40% of the October ads lasted into the next round. Its average sale from tax records, R$ 693,593, is much lower than the R$ 1,135,693 average on ads in July 2025, which suggests that smaller units dominate actual sales. Ads alone would mislead you about what sells.
Avenida Nova York after dark
This is the most social of the ridge neighborhoods, and that affects apartment choice. Avenida Nova York has its highest concentration of bars and restaurants at the corner with Rua 24 de Outubro. Jornal do Comércio's 2023 feature traced its change to the 2017 opening of Patio 24, when new food businesses moved in, and named places such as Roister at the corner and Irmãos Ferraro Garden at number 101. Tourist guides list the corner as a nightlife spot. One owner says the food businesses made the street feel safe to walk at any hour, and some traders share security news through a WhatsApp group.
None of that means a quiet bedroom. As a rule of thumb, a unit on or just behind that corner will hear people leaving late, and the city's enforcement of noise complaints has drawn reader letters as recently as October 2026, although those letters named other streets. Visit on a Friday around midnight and again on a Sunday morning. Rua Coronel Bordini, Rua Eudoro Berlink and Rua Carlos von Koseritz have cafés and shops without the same crowds, and QuintoAndar's resident comments mention wide sidewalks and tree-lined streets, along with some homeless people at night.
The cafés and offices also supply tenants: lunch trade comes from office workers in the buildings nearby, and one restaurant owner counts Petrópolis, Passo d'Areia and Mont'Serrat as his customer base. Expect short commutes to be the selling point.
What you can reach on foot
This is where the neighborhood beats its neighbors. Rua 24 de Outubro has a run of cafés, shops and small venues between numbers 1300 and 1700, including a comedy club at 1454, a dairy-style café at 1539 and bakeries nearby, according to a 2023 local list. Rua Eudoro Berlink has two coffee shops within a few blocks. Rua Coronel Bordini has a French bakery at number 232 and another café at 332. A bicycle shop on Rua Carlos von Koseritz draws cyclists, and QuintoAndar notes corporate buildings on Avenida Plínio Brasil Milano, a source of weekday lunch trade. Businesses change, so walk it yourself.
A 2023 council bill describes planned streets with a mix of old houses and modern buildings, and the ads bear that out: 513 apartments and 48 houses in the November 2026 round, the houses at a median R$ 6,149/m², 59.2% above the city's house median. Loft's July 2025 ads averaged R$ 1,135,693 on 114 m², up 13% since January, as bigger units came to market. QuintoAndar's own listings show a lower average of about R$ 720,000, from R$ 220,000 to R$ 3,150,000, and an average rent near R$ 3,000. Those figures are each a sample of a shifting pool, so judge any single apartment against recent sales on its block, using the owner-sale guide if there is no broker.
Water supply and the Floresta side
Water reached the flat districts below, and Floresta, which borders Auxiliadora, flooded through its drains in May 2024 and again in January 2025. Auxiliadora itself is missing from the published lists we read. But take the low blocks seriously: if an apartment is near the Floresta edge, read IPH's depth map together with the flood check guide rather than relying on the neighborhood's name.
Press reports of the service lists show Auxiliadora on both the Moinhos de Vento and São João treatment plants. All the same, Dmae's 6 May 2024 count had about 85% of the city cut off. São João was back at reduced capacity by 9 May, while Moinhos de Vento stayed off for longer, so experience likely varied by street and building. Ask the manager what happened in your building that month, and whether anything has changed since. The Porto Alegre overview explains the state of the wider system.
Buyers with health needs have options nearby. Two facilities are close: the Hospital Militar, which dates to an 1849 hospital bought by the army in 1903 and now falls inside Auxiliadora's lines, and Hospital São Pietro, which a neighborhood guide cites. Hospital Moinhos de Vento is a short drive or a long walk, and the Parcão and Praça Maurício Cardoso are within reach. Praça Oscar Boeira on Avenida Augusto Meyer is the green space inside the neighborhood. Cultural life is modest, one neighborhood guide says, though the Instituto NT de Cinema e Cultura is listed.
Who it suits, and the alternatives
Auxiliadora suits people who like walking to dinner, and landlords who want a tenant pool drawn to that lifestyle. Residents aged 60 and up are about 32%, under-15s are 10%, and households average 2.0, so it is not primarily a family choice. For families, Petrópolis has the school and bigger floor plans at about the same price per meter. Those wanting the top prestige and quieter squares can move up the hill to Bela Vista, at about three times the average sale.
Buyers from other southern cities might compare with Bigorrilho in Curitiba, another southern-capital apartment district with restaurants and offices close by. The purchase guide and the cost-of-living page fill in the rest.
Prices jump around from round to round: R$ 11,422/m² in September 2026, then R$ 8,442 and R$ 9,483, as the ad count fell from 784 to 513. Jornal do Comércio reported that small units in Auxiliadora and Mont'Serrat were among those rising most in 2025. Rather than trusting a monthly figure, ask for recent sales on the block. Loft's estimate of the income needed to finance an average sale here, R$ 22,033 a month at 2025 rates, is far lower than for its neighbors, which widens your resale pool.
Questions about Auxiliadora
Is Auxiliadora between Moinhos de Vento and the center?
No. It lies further out, about 4.1 km from the center, with Moinhos de Vento between it and downtown on most routes.
What rent can a landlord expect in Auxiliadora?
