Adding up a household budget
Add the lines above for a couple in a two-bedroom apartment, with the Buritis fee at the low end, the Savassi fee of R$ 1,100 and a cleaner at the upper end, and you reach about R$ 7,150 to R$ 13,800 a month before school fees, or about US$ 1,320 to US$ 2,550 at the R$ 5.42 exchange rate. That counts rent, condominium and IPTU together, as tenants here usually carry them, and two health plans. An owner drops the rent line and keeps the rest.
The location changes the total more than lifestyle does. A 70 m² rental at the FipeZAP rate costs about R$ 3,690 in Buritis and about R$ 4,870 in Savassi. The fee can then reverse part of that gap, because a Savassi building may charge R$ 1,100 where Buritis averaged R$ 750 in an older sample. In Belvedere the early-2026 fee average alone was R$ 2,749, so a move there can cost more in fee than a whole car budget.
Against other capitals on this site, the city's asking rent, R$ 50.78 a square meter, sits above Fortaleza at R$ 42.22 and below Recife at R$ 64.39 and Rio at R$ 61.86, in the same FipeZAP report. It is a mid-table city. Inflation here has been moderate: Fundação Ipead's local index showed about 4.2% over the twelve months to June 2026.
Why the condominium line keeps growing
Of all the lines here, the building fee has moved most. Loft's citywide average rose 20% in a year to R$ 794 in April 2026. Belvedere rose 25%. Some areas jumped more: Carmo was up 53%, and Centro 50%. Loft's explanation is a tight job market that lifts wages, buyers demanding better security and upkeep after paying more for homes, and new club-style buildings pushing averages up. Loft expects more increases, at a slower pace.
Budget for this, because it does not stop when you own. Ask for twelve months of fee receipts and any special assessments approved, and see the fee guide. In an older building, an elevator or facade project can add a temporary charge on top. In a new one, the amenities that sold it to you become a bill.
Power, water and how much cooling you need
Utility bills here rise by regulation, not by negotiation. Aneel approved a Cemig adjustment of 5.21% for residential customers from 28 May 2026, part of a 6.5% average. Ipead's June 2026 reading shows residential electricity up 5.16% in the month. Copasa's water and sewage tariffs rose an average of 6.56% from 22 January 2026. Copasa's privatization closed on 17 June 2026, and officials say the state regulator, Arsae-MG, still sets tariffs. Numbeo's R$ 390 for basics in an 85 m² home is a fair start, but check the seller's last three bills.
The climate lowers one cost that hits coastal cities hard. INMET's normals put the warmest month's average high at 29.1°C and the coolest month's low at 15.2°C, and many households here run little air conditioning, by our reading. There is more to it, though. West-facing bedrooms can get hot in January and February, as a general observation, and residents on noisy streets in Savassi say that closing windows at night is unbearable in the heat. If you have to close the windows against bars or an avenue, count on running a split unit, and check whether the building allows the outdoor unit on its facade.
Private health plans and where they take you
Most foreign residents will want private cover, and it is worth checking the hospital list, not just the price. Plusdin's December 2025 guide gives national averages of R$ 240 to R$ 450 for ages 34 to 38 and R$ 600 up past R$ 1,000 above age 59. For Unimed-BH it lists entry plans from R$ 153.18 and R$ 191.50 for ages up to 18, and says adults need a quote. Prices depend on age, room type and network. Ipead's June 2026 reading had individual plans up 5.11% in a single month, the biggest driver of the local index, and a January 2026 notice from the credit cooperative Sicoob showed Unimed-BH increases of 6.06% to 8.1% on the plans it lists.
The names to look for are Mater Dei Santo Agostinho, the only Minas hospital on Newsweek's September 2026 specialized list; Felício Rocho and Mater Dei Contorno in Barro Preto; Madre Teresa in Gutierrez; Lifecenter in Funcionários; and Hospital Vila da Serra and Biocor on the Nova Lima side. Ask each plan in writing which of those it covers, at which room level. UFMG's Hospital das Clínicas and João XXIII, the emergency and trauma hospital, are both public. Our residency page covers the visa side.
School fees from the local to the international
Few budgets move as much as this one. SchoolAdvisor's average for private schools in the city, quoted by QuintoAndar, is about R$ 1,250 a month. The most expensive Brazilian schools on the Enem-based list, including Colégio Loyola, Colégio Santo Antônio and Bernoulli in Lourdes, may pass R$ 3,000. Full-day private preschool is about R$ 2,300 on Numbeo.
The two international options are EABH in Buritis and Fundação Torino on the Nova Lima side. Neither publishes fees on the pages we read, and Numbeo lists R$ 73,752 annually for an international primary place, near R$ 6,146 a month. Treat that as a rough guide, and ask each school for its current table, its enrollment fee and any building levy. The school also fixes your commute, so compare the cost of the drive when choosing the apartment.
Food, help and price swings through the year
Groceries have been the volatile line. The Dieese and Conab basic basket was R$ 825.99 in May 2026, up 14.2% in five months and 11.2% in twelve, and R$ 826.72 in June, when it took 112 hours and 12 minutes of minimum-wage work to buy, with the national minimum at R$ 1,621. Tomatoes and other fresh items account for many of these swings, and summer rains can push produce up, as a general observation. Compare a few weeks of receipts before you fix a budget, and do not extrapolate from one month. Numbeo's list gives a sense of daily prices: chicken fillet at R$ 22 a kilo, rice at R$ 10.32 a kilo and a cheap restaurant meal at R$ 30.
Household help is still affordable by foreign standards. A Mercado Mineiro survey in August 2026 found an average of R$ 190 a day for a cleaner, up 3.26% in a year, and R$ 170 to R$ 220 for a 100 m² apartment in the Zona Sul. Large apartments run R$ 250 to R$ 280. Transport and food are often extra. A live-in or regular employee comes with labor obligations, so talk to an accountant first.
Unlike in beach cities, rents and restaurant prices do not swing with a summer season, as far as we can see. Short-stay rates peak in July and October in the published trackers. Bus fares last changed on 1 January, and IPTU falls due early in the year, so January and February are the heavy months for any budget here.
