Housing takes the most, and location sets it
Rent is the number that moves your budget most. FipeZAP's September 2026 asking rents run from R$ 36.4/m² in Serraria to R$ 73.9 in Pajuçara, so the same 70 m² costs about R$ 2,550 in one and R$ 5,170 in the other, our multiplication. Citywide the average is R$ 56.63. Rents rose 7.09% in 12 months, faster than prices, and Movimento Econômico linked part of the earlier pressure to moving some 60,000 residents out of the mining zone. Local expat-style sites quote far lower figures in US dollars, such as Living Cost Index's typical US$ 500. Those seem to reflect a broader mix of the city than the sea-front strip where most foreigners look.
On top of rent comes the condominium fee. Sample listings show a fee of R$ 650 on a 72 m² Farol unit and between R$ 1,050 and R$ 1,800 in Ponta Verde. The tenant usually pays the ordinary fee and the IPTU property tax, if the lease says so, so ask for the current slips before signing. An owner should expect a levy for major works on top; the condominium fee guide explains the difference.
IPTU itself takes 1% of the assessed value on built property, and a 20% discount applied to single payments until 30 January 2026. On an assessed value of R$ 600,000 that is R$ 6,000 a year, or R$ 4,800 with the discount, in our example. The property tax guide explains how the base works nationally.
Air conditioning, water and the sewer bill
Maceió's normal highs stay between 27.6 °C and 31.5 °C all year, and research cited in a local study puts relative humidity near 80%. Most residents get by with fans and sea breezes in some months, and bedroom air conditioning in the rest, as a general observation. Buildings behind a solid row on the sea front get less wind, since researchers describe the front as a barrier with little height variation. Look at the old bills. Electricity prices went up in May 2026, when ANEEL's annual adjustment for Equatorial Alagoas took effect, averaging 5.43% overall and 4.71% for low-voltage homes. The year before, the regulator had approved a 6.79% cut.
Water and sewage come from the concession holder BRK in most of the capital. Sewage is charged at 100% of the water tariff in Maceió, according to a 2021 TNH1 report, which is a higher share than in other cities BRK serves at 80%. The same report put the first residential band, up to 10 m³, at R$ 53.72 in 2021, and tariffs have been adjusted since then. Ask whether your building bills water through the condominium.
Health plans and school fees
Foreign residents usually look at a private plan, as a general observation. Unimed Maceió sells through an online simulator and sales staff at its Avenida Fernandes Lima office, and publishes no table, so get a written quote at your age. Living Cost Index's US$ 70 to US$ 300 a month is a rough frame. In a 2024 guide about São Paulo, a basic category for someone aged 59 or older ran from about R$ 400 to R$ 1,000 or so on smaller carriers and much more on national ones, and age is the largest driver. Read what the network covers: the emergency room at Hospital Memorial Arthur Ramos, Gruta, runs 24 hours, and Santa Casa is in Poço.
School fees are harder to pin down, as few schools publish them. Melhor Escola's discounted offers in Maceió run from R$ 180 to R$ 940 a month, with Colégio Cristo Rei in Farol at about R$ 929 and Educativo Kids in Jatiúca at R$ 847. These are scholarship prices from a sales site, not list prices, so full fees will be higher. Maple Bear and Colégio Marista list no fees on the directories we opened, so ask for a table. Families comparing costs with other Northeast cities can read the same pages for Recife and Natal.
What changes with the season
Food is cheap by national standards, though it has been rising. The April 2026 basket, at R$ 652.94, ranked third-lowest among Brazil's capitals, after climbing 10.73% in the first four months of the year. That survey is built around staples, and a foreigner's shop will cost more. Living Cost Index puts groceries at about US$ 180 a month for one person, roughly R$ 975.
Holidays matter more than weather. December to February brings visitors, with extra flights from 5 December 2026 to 14 February 2027 on Azul alone, and the mayor said hotels were near 90% full for the October 2026 holiday. Prices for short stays, restaurants on the sea front and app cars tend to rise then, as a general observation. Someone needing a furnished place in January will pay for it. A resident can avoid most of it by shopping at the Assaí warehouse store on Avenida Comendador Gustavo Paiva and by driving away from the sea front to eat.
Living Cost Index's overall estimate for a single person is about US$ 1,380 a month with rent, and about US$ 1,958 for a couple, or about R$ 7,480 and R$ 10,610 at R$ 5.42. A household on the sea front with a plan, a car and a part-time cleaner will spend more. Add one flight home a year, since nonstop links are few, as the Maceió guide shows. For transfer of funds to pay for all this, see the guide to sending money.
