From the craft stalls to Rua Deputado José Lages
You will not notice when you leave Pajuçara and enter Ponta Verde. One travel writer who walked it says the same, and places the dividing line at about Rua Engenheiro Demócrito Sarmento Barroca, almost opposite the craft stalls. At the other end, the same writer gives Rua Deputado José Lages as the divide with Jatiúca. In between, the coast bends around the reef point that gives the neighborhood its name, with the red-and-white lighthouse standing offshore and natural pools that a long walk along the sand will reach.
The sea road is Avenida Silvio Carlos Viana. Local builders talk about the most expensive front as the run between Marco dos Corais, the public lookout over the sea where the Alagoas Iate Clube once stood, and Sete Coqueiros. Behind the front, the streets buyers see most often in listings are Avenida Dr. José Sampaio Luz, Avenida Mário de Gusmão, Avenida Senador Rui Palmeira, Rua Prefeito Abdon Arroxelas and Rua Dr. Antônio Cansanção. Avenida Sandoval Arroxelas carries one of the storm drains that matter later on this page.
This was once a fishing village, according to a 2021 University of Alagoas review. The same paper quotes bar owners in Garça Torta telling a researcher in 2016 that their stretch "will be the new Ponta Verde", meaning apartment blocks and a dirtier sea. A buyer should hear that as a description of density. As a general observation, this is where a resident can most easily live on foot, with restaurants and the beach within a few blocks, and the price of that is noise and crowded streets at weekends.
Why quoted prices differ so widely
Three price levels are in play here, and buyers get confused because agents move between them. On FipeZAP's September 2026 count, the asking average was R$ 11,729/m², compared with R$ 9,300 in February 2024. Apto's off-plan average is R$ 18,486, running from R$ 12,572 to R$ 27,783. A Sinduscon-AL vice-president told Movimento Econômico in 2025 that luxury units between Marco dos Corais and Sete Coqueiros exceed R$ 35,000, and that studios behind the beach cost R$ 15,000 to R$ 18,000. Those last two are a builder's statements.
A single results page on Chaves na Mão shows what the used market looks like, and dividing price by area is revealing:
| Street | Area | Asking | R$ per m² (our math) | Monthly fee |
|---|---|---|---|---|
| Av. Senador Rui Palmeira | 103 m² | R$ 1,250,000 | 12,136 | R$ 1,100 |
| Rua Dr. Antônio Cansanção | 112 m² | R$ 1,370,000 | 12,232 | R$ 1,400 |
| Av. Dr. José Sampaio Luz | 157 m² | R$ 1,680,000 | 10,701 | R$ 1,800 |
| Location approximate | 75 m² | R$ 700,000 | 9,333 | R$ 1,050 |
So a family can find older three-bedroom space near R$ 10,000 to R$ 12,000/m², while a small new unit nearby may ask half again as much or more. One listing is not a market, and these are asking figures. The check that settles it is the ITBI declared value on recent sales in the same building, which a lawyer can look for along with the items in the title check guide.
FipeZAP's asking rent is R$ 60.4/m², up 6.1% in 12 months, almost identical to Jatiúca's R$ 60.3. An 80 m² apartment at that rate is about R$ 4,800 a month before condominium, our arithmetic. Rent does not rise in step with the higher new-build prices, so a landlord buying new at R$ 18,000/m² is working with a much thinner return than one buying an older unit.
Older blocks and what they cost to keep
Ponta Verde was the center of the first apartment wave. Researchers counting 1986 to 1992 construction placed 51% of the city's tall residential buildings here. Many of them replaced houses. So the neighborhood holds decades of mid-rise blocks with larger layouts next to thin new buildings with small units. The even height of those blocks has a legal cause. Under rules from 1985 and 1989, according to a 2021 paper by local researchers, sea-front buildings were held to six standard floors above the pilotis and gained one floor per block inland, which kept a lighthouse's line of sight open. The paper adds that the 2007 code keeps this limit for part of the shore in zone ZR-4. We could not confirm the count for a given block, so ask Iplam, the planning institute.
Apto's new-build figures show that split: average plan about 126 m², three bedrooms the most sought after, studios second, and no parking listed as the norm. A buyer moving from a car-based life should take that seriously. Avenida Silvio Carlos Viana lost its median parking and gained a sports lane in December 2024, and the city's traffic department said the measure could extend beyond high season. Business groups including Abrasel and ABIH protested, and prosecutors asked the department for an explanation.
The condominium fee is where age shows. The sample above runs from R$ 1,050 to R$ 1,800. A low fee in an old building can mean deferred work, and a high one can mean a building that is keeping up. Go through several years of minutes for facade, elevator, water tank and sea-wall items, using the method in the condominium fee guide. Salt air, in our general observation, wears out steel and air-conditioner casings faster on the first rows, and repair bills fall on every owner.
Sea walls and sewage in the storm drains
Ponta Verde is the textbook case in Maceió's erosion history. A University of Alagoas study, citing earlier work, says erosion was noticed from the 1950s and grew after the yacht club, now Marco dos Corais, was built. Rigid walls in the 1970s and 1980s failed and made things worse. Gabions followed and were destroyed. Rock armor and then sandbag walls came next, often as emergencies. From 2009 to 2020 the high-tide mark here slipped back 5.20 meters on average, and 8 of 10 survey points retreated by more than a meter. Only Jatiúca and the southern beaches did worse.
The other issue is sewage. In January 2026 the state agency IMA fined BRK Ambiental, the sanitation concession holder, R$ 100,000 after sampling a storm drain outfall alongside Avenida Sandoval Arroxelas and finding about 4.8 million coliforms in each 100 ml. The same week, city inspectors traced a link that was sending roughly 20,000 liters daily from an inspection box on a residential building's sidewalk into the storm drain. BRK said that connection predated its operation and that it stopped the discharge once it learned of it.
IMA calls a stretch unfit when too few recent samples pass, or when the latest week exceeds 2,000 E. coli per 100 ml. Its reports have repeatedly flagged stretches here: Avenida Silvio Carlos Viana in May 2024, the stretch between Rua General João Saleiro Pitão and Rua Rubens Canuto in November 2025, and the area beside Marco dos Corais in December 2025. Two takeaways for a buyer: find out from the manager how the block's sewage reaches the public network, because the problem can be one building's pipe, and read a year of bulletins rather than one. The city-wide picture is in the Maceió guide.
Renters, visitors and street life
Ponta Verde draws both residents and visitors, which is its strength and its cost. In July 2026 the city moved street vendors off the Rua Aberta, the sea-front stretch converted for walking and cycling, after complaints about tables and tents on the walkway. A resident of about 30 years told Tribuna do Sertão she walks her dog more easily now. Critics said enforcement falls on small vendors while beach stalls stay. A June 2025 federal ruling made one beach stall here cut its size and take down barriers, in a case running since 2010. Expect this argument to continue, since Ponta Verde residents were among the speakers at the master plan's first hearing in October 2026.
For a short-let owner, the data is citywide only: Airbtics reports a R$ 316 average nightly rate at 62% median occupancy for the year ending August 2026, with no breakdown for this neighborhood. New studio buildings are being delivered here for that purpose, and the local press has reported one to be managed by a national subscription-housing platform, with its builder saying the units will mostly serve seasonal stays. Older buildings may vote differently, so read the convention before you buy, along with the federal short-let position for what a condominium can ban.
On violent crime, the state bulletin lists one intentional death here from January to November 2025, against 5 in Pajuçara and 4 in Jatiúca. That is a small count, and it does not cover theft. Choose between them on what you want from a street: Pajuçara for the raft beach and smaller units, Jatiúca for newer buildings and Corredor Vera Arruda, or Mangabeiras if you would give up the beach for a lower price and parking. Regional buyers set this front against Recife's Boa Viagem and Fortaleza's Meireles, both in cities with lower FipeZAP averages.
Questions about Ponta Verde
Is Ponta Verde affected by the Braskem subsidence?
The Defesa Civil's map, as reported in what we read, stops well short of it: the mapped area lies across town by the lagoon. Its physical risks are erosion and sewage in storm drains, as this page describes.
How expensive are apartments in Ponta Verde?
FipeZAP's asking average is R$ 11,729/m². New units average R$ 18,486 on Apto, and sampled listings of three-bedroom units worked out near R$ 9,300 to R$ 12,200.
What monthly condominium fee do buildings here charge?
Our sample of listings showed R$ 1,050 to R$ 1,800 a month for 75 to 157 m². There is no published average, so ask for the current slip and three years of minutes.
Can I rent out by the night in Ponta Verde?
We found no municipal rule against it, but each building's convention decides in practice. Some new studio buildings are designed for it, and older family buildings may not allow it.
Is parking a problem?
It can be. Apto lists no parking as the norm in off-plan units here, and the sea road's median parking was removed in December 2024. Confirm the deeded space in the matrícula.
Can you swim at Ponta Verde?
Often, but not always. IMA flagged spots here in 2024, 2025 and October 2026, and rain makes it worse. Check the latest IMA bulletin for the stretch.
