Buying property in Pajuçara, Maceió

FipeZAP's September 2026 figure for Pajuçara is R$ 14,262/m² in asking prices, the city's highest, yet only 0.6% above a year earlier; in February 2024 it was R$ 9,938.

The highest figure in the Northeast

Pajuçara has led the Northeast neighborhood rankings that TNH1 reports from FipeZAP since at least early 2024, when it stood at R$ 9,938/m², just ahead of Meireles in Fortaleza. By September 2026 it reached R$ 14,262, against R$ 11,729 in Ponta Verde; the next-highest Northeast figures in the same Fipe report are R$ 13,732 in Ponta D'Areia in São Luís and R$ 13,444 in Barra in Salvador. A visitor walking both might expect the reverse, since Pajuçara is the working raft beach and Ponta Verde has the more expensive reputation.

The explanation is probably in what gets listed, although Fipe publishes no detail by neighborhood, so treat this as our reading. Apto lists only four off-plan projects, averaging 45 m² and R$ 27,501/m², from R$ 10,602 to R$ 30,667. Small units carry high per-square-meter prices, and a few such listings can lift a small sample. The level has moved around this year: April showed R$ 14,929, June R$ 14,197 and September R$ 14,262. The 12-month change at the last reading was only 0.6%, far below Cruz das Almas at 13.6%.

On this index Pajuçara is well above the citywide average of R$ 10,061. But a buyer should not read R$ 14,262 as the value of a family apartment in an older block. Recent ITBI declarations in the building are real transactions, so have a lawyer find them. Asking prices are a poor substitute here.

Rafts, reef pools and the craft stalls

What brings people to Pajuçara is the sea in front of it. Jangadas, the local sailing rafts, leave from this beach for the reef pools offshore, at about R$ 60 a trip in a 2017 travel report. The writer found the water murky and recommends going only at very low tide. Rafts and small boats sit on the sand here all day.

The craft fair, in two sections on either side of the avenue near the Ponta Verde line, is one of the city's visitor stops, and many restaurants are clustered here. Recently the sea front has gained new attractions, and they have drawn legal attention. Federal prosecutors and the city met in November 2025 over a Ferris wheel and new kiosks on the Pajuçara front, under a final judgment that bars new occupations between Posto 7 and the old Posto Atlantic. Prosecutors accepted that the wheel causes no significant visual barrier, and the city was to submit technical documents and a final project for court approval.

For someone living here, this adds up to noise, crowds and tour vans, plus a walkable life with all shops at hand. Asking rent shows the demand: R$ 73.9/m², up 13.8% in 12 months, the highest in the city. At that rate 80 m² would list near R$ 5,900 a month, our arithmetic. These are listing figures, and a small sample of small units can inflate them, so confirm with an administrator. Rent also rose far faster than the sale figure, 13.8% against 0.6% over those same 12 months. That gap is unusual in the city's table and could close from either side. Ask whether furnished studios dominate the rent sample before you rely on it, and ask to see actual leases.

A narrow strip between the port and the point

Pajuçara is short and narrow. Avenida Dr. Antônio Gouveia is the sea road, Rua Jangadeiros Alagoanos runs behind it, and Rua João Carneiro is one of the cross streets used as a reference by the state environment agency. Poço lies inland, and on the south side are Jaraguá and the port, with Centro beyond.

That position is the real selling point for someone without a car. Jaraguá's light-rail stop reaches Central Station in about seven minutes, the planned Rapidão bus corridor is meant to run from Avenida Fernandes Lima toward Centro and Ponta Verde, and an Expresso Veleiro coach links the airport with the beach next door. Santa Casa de Misericórdia is close by on Rua Comendador Calaça in Poço, and Colégio Galileu Galilei is also listed in Poço. Poço is a much cheaper option to consider a few blocks back, at R$ 7,509/m² on FipeZAP.

Jaraguá is also a useful comparison. Sinduscon-AL says the district and part of Centro are limited to two floors and wants that eased, while the draft plan speaks of revitalizing central areas. If the rules change, Pajuçara's southern edge could see different neighbors. That is a possibility and not a prediction, so check the final plan.

Water quality on a sheltered beach

Sheltered water does not flush quickly, as a general observation, and Pajuçara's bathing record reflects a busy city in front of it. In the October 2026 bulletin, two of the five Maceió points that failed were in Pajuçara, in a good, dry month. In May 2024 the failing list included Avenida Dr. Antônio Gouveia at Rua João Carneiro and the stretch in front of the Parmegiano restaurant. In February 2026, 11 of 20 stretches failed between Pontal do Sobral and Jatiúca, a range that takes in this beach.

IMA's coordinator says rain carries the city's urban drainage to the sea. South of here, Praia da Avenida beside the Salgadinho stream is a different class of problem: a stretch passed just 20% of its samples through September 2026, and IMA's analysis of the stream found signs of untreated sewage. If you are buying to live on the beach, walk to the sand after a heavy rain and see what comes out of the drains. Then ask your building's manager about its sewage connection, and read the wider section in the Maceió guide.

Erosion is milder here. The tide line retreated by 2.78 meters on average over 2009 to 2020, about half the rate of Ponta Verde or Jatiúca, though Jaraguá next door lost 7.78 meters.

Older blocks and the gap with Poço

Before the studios, Pajuçara was a hotel and apartment front. One 2021 paper on the coast's construction dates the series building of the coast to about 1975 and says hotels and guesthouses drove much of it, with Ponta Verde and Pajuçara again taking many of the new buildings after the market recovered from the early-1990s crisis. So behind the new launches there are decades-old blocks, and they deserve the usual inspection: wiring, plumbing, elevators, and a look at the common areas after rain. No fee survey exists for the neighborhood, so collect the slips yourself.

The price gap with the neighborhood behind it is large. FipeZAP's Poço figure is R$ 7,509/m², about half of Pajuçara's, and the asking rent is R$ 51.5, against R$ 73.9. Poço sits within a short walk of the sand and also has Santa Casa. For a resident who does not need a sea view, it is the obvious comparison, and for a landlord the rent-to-price relationship there looks quite different. You can divide the figures yourself, keeping in mind that both are asking numbers from thin samples. Whether the neighborhood line matters to your tenant is a question to put to a local rental agent. Pajuçara residents were also on the speakers' list at the October 2026 master plan hearing, so the front's future is being argued in public, and you can read the record before you commit.

Should you buy a studio here

This is the question most outside buyers bring. Studios are the most sought layout on Apto here, and no garage is the most sought parking option. Brain, presenting to local builders in September 2026, reported that compact units across Maceió average R$ 18,772/m² and only 19.4% of those launched remain unsold. Its chief executive says visitors buy them as investments.

On the other side: Airbtics counts 3,421 active Maceió Airbnb listings, about half again as many as a year earlier, with a nightly average of R$ 316 and 62% of nights booked at the median. A local specialist says buyers of these units have become more selective. With no independent short-let yield on record, we print none. Run your own numbers using low-season nights, the condominium fee, IPTU, cleaning, management and the tax position in the rental income guide. Then ask building staff how many units already rent on the platforms, and read the convention alongside the national short-let rules.

The alternatives are close. Ponta Verde gives more family-sized stock and Mangabeiras gives parking at R$ 8,715/m². Buyers wanting a cheaper tourism-driven front also consider Natal's Ponta Negra. The bulletin shows 5 intentional deaths in Pajuçara through November 2025, more than Ponta Verde's 1. That is a small number, and it does not measure the petty theft that a tourist street can attract. Ask the doorman.

Questions about Pajuçara

Why is Pajuçara more expensive than Ponta Verde on FipeZAP?

FipeZAP does not explain neighborhood levels. Our reading is that small new units with high prices per square meter weigh heavily in a small sample, and the 12-month change was just 0.6%.

What do rents look like in Pajuçara?

R$ 73.9/m² a month, a 13.8% rise in 12 months, tops the FipeZAP list for Maceió. Confirm with signed leases.

Is the beach clean?

Not reliably. Two Pajuçara points failed in October 2026 and the beach has appeared on earlier lists. Check IMA's latest bulletin before you swim, especially after rain.

Do I need a car here?

Less than elsewhere in Maceió. Shops, restaurants and the sea front are on foot, and the airport bus runs to neighboring Ponta Verde. Many new units have no garage, so check before you commit.

Is a Pajuçara studio a good way to earn rental income?

We do not give that answer. Citywide data from Airbtics is in the chapter above, supply has jumped, and nobody named has published a yield, so test your own numbers on low-season nights.
