Cost of living in São Paulo

What a household spends in São Paulo's prime band, where the condominium fee, a health plan and school fees matter more than the grocery bill.

How you live

Monthly, in reais, for a couple. Untick what does not apply. Dollars at R$ 5.42. Sources are listed at the end of this page.

Rent, fee and IPTU taken together

Monthly housing here is three bills, and by our arithmetic the fee and the tax together can pass half of a small apartment's rent. FipeZAP's citywide average for a 45 m² two-bedroom was R$ 2,889 in April 2026. In the prime band, per-square-meter rents push a similar-sized unit much higher, and the fee adds a sum that varies widely by building. As a tenant you normally pay all three, so compare the total. As an owner, remember the fee and tax keep running while the unit is empty.

A 60 m² apartment, monthly, using published 2026 averages
AreaRentAverage feeTotal before IPTU
Itaim BibiR$ 5,538R$ 2,151R$ 7,689
PinheirosR$ 5,820R$ 1,200R$ 7,020
Jardim PaulistaR$ 4,920R$ 2,040R$ 6,960
MoemaR$ 4,962R$ 1,364 (south-zone average)R$ 6,326

Those fee averages describe buildings of all sizes, so a compact unit's fee may be well below them and a large old apartment's well above. Rent comes from MySide's published rates per square meter. The table is arithmetic and not a quote. Read a real building's accounts, as the guide to condominium fees explains. IPTU comes on top: about R$ 900 a month for an assessed value of one million reais, on the slices set by law, and values were reset from 2026.

Power, water and the question of air conditioning

Enel São Paulo's residential tariffs rose 9.02% on average from 4 July 2026, after a 13.47% rise for low-voltage customers the year before. Water rose 6.11% from 1 January 2026, and the first adjustment after Sabesp's privatization brought the 11 to 20 cubic meter band to R$ 6.40 per cubic meter for water. Piped gas from Comgás was held steady for homes in the September 2026 review. Many buildings put water and gas on the condominium bill, which is one reason utilities take 22% of a typical building's spending in the Lello breakdown.

The climate keeps this modest compared with the northeast. INMET's normals show average highs of 29 °C at the peak in February and 23 °C in midwinter, with nights near 13 °C in July. Many households get by with one or two air conditioners or none, as a general observation, and nobody budgets for central heating, though a south-facing apartment feels chilly in July. Summer storms and outages are the bigger worry: an apartment on a high floor without a generator loses water and the lift along with the power, a point the main São Paulo page develops. Sabesp's night-time pressure cut, in place since 2025, now runs eight hours overnight. Ask about the building's tank.

Connectivity is cheap by comparison. Listed fiber plans of 500 to 600 Mega cost about R$ 90 to R$ 120 a month, and a mobile plan with 40 to 60 GB about R$ 59 to R$ 70.

Food and eating out

The basic basket tracked by DIEESE cost R$ 883.94 in March 2026. Expect to spend more on what most foreign households buy. A set lunch in an upscale area runs about R$ 46, a fast-food combo about R$ 39, a basic dinner for two about R$ 158 and a full Italian dinner in an upscale area about R$ 304, in MySide's 2026 figures. A gym in an upscale area costs about R$ 201 a month, and a pair of cinema tickets about R$ 88.

Private health plans and named hospitals

This is the line foreign buyers most often underestimate. Prices rise steeply with age bands. One comparison table of entry plans in São Paulo shows a 39 to 43-year-old paying from about R$ 160 on the cheapest network to about R$ 882 on Bradesco's entry product, and someone 59 or older paying from about R$ 476 to about R$ 2,162. Fuller plans with private rooms run far higher, up to about R$ 5,444 in that same table. The page says its prices reflect 2024 updates, so get a current quote. The regulator capped 2026 increases on individual and family plans at 5.11%, but as a general observation that does not limit the jump between age bands.

The important question is which hospitals a plan covers. As a general observation, the cheapest networks do not include Hospital Sírio-Libanês, Hospital Israelita Albert Einstein or Hospital Alemão Oswaldo Cruz, so check the plan's list against the hospital you would want. Santa Paula and Alvorada serve Moema, and Itaim Bibi has São Luiz. As a general observation, ask an independent broker whether an operator will take a foreign resident, and how waiting periods apply. The guide to residency options covers the status question that often comes first.

School fees

SchoolAdvisor's 2023 average for private schools was about R$ 1,540 monthly, from R$ 220 on scholarship to more than R$ 15,000 at the top. International schools are at that top. A 2026 guide gives indicative yearly tuition of R$ 75,000 to R$ 180,000 across Pan American Christian Academy, Chapel, GIS-SP, Graded and St. Paul's, plus a one-off entry charge that can reach R$ 25,000, and each school should confirm its own figures. Two children at that level cost R$ 150,000 to R$ 360,000 a year, so include it before comparing neighborhoods. For a family on a smaller budget, Curitiba is the usual comparison.

Domestic help and getting around

The state minimum wage covering domestic workers rose to R$ 1,874.36 on 1 June 2026 under Lei 18.471/2026. Employers also pay about 20% in contributions (8% INSS, 0.8% accident insurance, 8% FGTS and a 3.2% severance reserve), plus a 13th salary and paid vacation. Register the worker in eSocial and confirm the wage there each month. A part-time cleaner is a different arrangement, and the rules on regular days are worth checking with an accountant.

Rail fares are R$ 5.40 and buses R$ 5.30, with a combined ticket at R$ 9.38. Monthly passes run from about R$ 258 to R$ 411. Gasoline was about R$ 6.53 a liter in March 2026. If you live within walking distance of work, the car becomes optional, and you may rent out or skip the second garage space, though the rules limit renting it to outsiders.

The whole budget and how it compares

Expatistan's April 2026 estimate, cited by MySide, is R$ 8,293 a month for a single adult, rising to R$ 16,484 for four people. Serasa's figure for a single adult, cited by Portas, is about R$ 7,500. Add two children at an international school and the family total roughly doubles. There is little seasonal swing here, since this is a business city without a beach high season, and AirROI's short-let data peaks in November. Rio de Janeiro is the closest comparison in Brazil. Converted at R$ 5.42, that R$ 16,484 is about US$ 3,040 a month, before school fees and before the cost of keeping a second home in Guarujá or elsewhere.

Questions about living costs in São Paulo

How much does a couple need to live in São Paulo?

Expatistan's April 2026 figure is about R$ 8,293 for one person, and its family-of-four figure is about R$ 16,484. A couple in a prime area with a health plan will usually sit between those, depending mostly on rent, fee and age.

Do tenants pay the condominium fee?

In a normal long let the tenant pays ordinary fees and usually IPTU, as the lease sets out. Owners pay while the unit is empty, and special assessments for building works generally stay with the owner.

What does a health plan cost a foreigner?

One comparison table runs from about R$ 160 to R$ 2,162 a month for one adult on entry plans, by age and network. Plans covering the top hospitals cost much more, so get a quote from an independent broker.

Is air conditioning necessary here?

Many homes manage with little, because average highs reach only about 29 °C. It is more of a comfort on summer nights than a major bill.
