Buying property in Lourdes, Belo Horizonte

FipeZAP asks R$ 16,605 per square meter in September 2026, up 6.4% in twelve months while the city barely moved; Data Secovi's first-half average for Lourdes was above R$ 21,000.

The heritage study on Rua Rio de Janeiro

Begin with something the ads will not mention. The agenda of CDPCM-BH, the city's heritage council, published in the city's official gazette on 9 September 2026, lists listing dossiers for Rua Rio de Janeiro 1688, Rua Rio de Janeiro 1740 and Avenida Álvares Cabral 949 to 957. All three are described as belonging to a "Conjunto Urbano em Estudo Bairro Lourdes / Centro", an urban ensemble still under study. The same agenda names the ensemble of Praça Raul Soares and Avenida Olegário Maciel, one of the avenues that serve Lourdes.

Listing here is not a distant idea, then. It is being decided lot by lot, on named addresses, this year. The council sets a protection level for each property, and that level shapes what you may demolish, add or alter. The gazette notices for these three addresses say a property in the listing process may not be demolished, painted or restored without the council's authorization. For the owner of a modern apartment in a 1980s building, this probably changes little, as a general observation. For someone paying a premium for an old house or low building on the idea of selling it to a developer, it can remove the premium.

Write to the Diretoria de Patrimônio Cultural and ask whether the lot is listed, in a process, or in the study area. Get that answer before you sign, and have your lawyer write it into the conditions of the purchase. There is another side to it: protected properties may generate building rights that can be sold through the TDC system, reported in 2023 to be short of supply. So a listing is not always a pure loss, but it turns a redevelopment plan into a much slower and more specialist project. The wider picture of ensembles is on the Belo Horizonte hub, and the guide to title checks shows what the registry will and will not tell you.

A flat grid around the basilica

Lourdes sits inside Avenida do Contorno, where the planned city began, and borders Centro, Boa Viagem, Savassi, Santo Agostinho and Barro Preto. Most of its streets are flat, which is rare here and worth real money if you plan to stay into old age. The city's 2022 neighborhood population file counts 17,669 residents, the largest of the three central neighborhoods we cover.

It grew up around the Basílica de Nossa Senhora de Lourdes, inaugurated in 1923. Nearby is Praça Marília de Dirceu, a square bounded by Rua Curitiba, Rua Felipe dos Santos and Rua Marília de Dirceu. The names you will meet in listings are Rua Curitiba, Rua Santa Catarina, Rua Rio de Janeiro, Rua São Paulo and Rua da Bahia, with Avenida Álvares Cabral, Avenida Olegário Maciel, Avenida Bias Fortes and Contorno as the larger roads.

Listings blur the edge. QuintoAndar's own page shows units tagged Lourdes on addresses it records as Centro, Barro Preto or Santo Agostinho. That matters for price: FipeZAP has Santo Agostinho at R$ 16,643, almost the same, but Barro Preto is outside the top list and falls inside the city's new downtown law, reported as allowing much taller buildings nearby. A "Lourdes" apartment on the Barro Preto side may have a different future skyline. Check the exact address against the map and against the perimeter of the Somos Centro operation before paying the Lourdes price.

Street trees give shade, and bike lanes cross the neighborhood. Parque Municipal is the main green space QuintoAndar names for it. A resident review mentions Minas Tênis Clube and Praça da Liberdade as nearby.

Large old apartments against compact new ones

Lourdes' stock is what an older Brazilian city built for its upper-middle class. A long-time resident QuintoAndar interviewed lives in about 130 m² on the third floor of an older building, bought in 1990. It has three bedrooms, one a suite, a three-part living room, a laundry area and a separate service room behind the kitchen area. That service room, built for a live-in maid, is common in buildings of that generation and is often worth knocking through, subject to the structure and the convention, as a general observation.

Newer blocks have risen among them, smaller in floor area and heavier in amenities, as a general observation. QuintoAndar's listing samples range from a furnished one-bedroom of 55 m² renting for R$ 2,200 to a seven-bedroom house of 600 m² at R$ 13,000. The range on the page runs from R$ 270,000 to more than R$ 16 million.

The trade-offs are predictable. An old building may have lower fees per square meter (Loft's January 2025 sample put Lourdes at R$ 7.55, below Savassi and Funcionários), fewer parking spaces, older wiring and plumbing, and a real risk of special assessments for facade or elevator work. A new one costs more per square meter and has a fee that tends to climb: the early-2026 average here was R$ 1,265. Get three years of minutes and search them for elevator replacement, facade repairs and the water system. If the agent describes the apartment's area differently from the matrícula, get it measured and check it against the city's habite-se, known here as the Baixa de Construção.

Why this market kept moving in 2026

Lourdes bucked the stall. FipeZAP's average went from R$ 13,232 in March 2024 to R$ 15,735 in December 2025, a 9.7% year, and then to R$ 16,605 in September 2026. That is about 5.5% in nine months, in a city that gained 0.19%. Over the same twelve months Savassi slipped 1.4%. No source explains the gap, and asking prices can move on a few new listings, so read it with care.

Closed sales back up the idea of a deep market. Data Secovi's first-half 2026 report has Lourdes in its top three both for sales value, with Buritis and Savassi, and for average price, above R$ 21,000 a square meter. In March 2026 alone, Lourdes recorded 55 units worth R$ 70.6 million, about R$ 1.28 million per sale. Loft had R$ 14,662 in July 2025, its highest in the city. QuintoAndar's closed contracts, from its own customers, averaged R$ 11,148 for July to September of that year.

Rent is strong as well. FipeZAP has R$ 68.3 per square meter, up 9.9%, and QuintoAndar's July 2026 index ranks Lourdes top, at R$ 78.10. Set rent against asking price and you get about 4.9% a year, by our own sum, below the citywide 5.40%. Tenants are drawn by the walkable grid and the hospitals, as a general observation. Nobody publishes a vacancy rate, so ask for the unit's actual rental history.

AirROI ranks Lourdes fifth for guest appeal, behind Savassi, Funcionários, the Centro and Pampulha, and Centro-Sul earns a premium in Airbtics data. Older residential conventions may resist short lets, and the law on that is unsettled, so check our short-term rental guide before counting on it.

Restaurants, game days and parking fines

Lourdes is known for eating out. QuintoAndar names Glouton, Udon, Benvindo, Boi de Lourdes, Bar do Lopes, Tip Top, Armazém Medeiros and OssO, and describes busy nightlife. So it is not a retreat. The resident QuintoAndar interviewed enjoys her busy street but finds the noise excessive after normal hours, and she complains that parking in front of her building brings fines. Another resident review mentions noise on game days and weekends; Clube Atlético Mineiro has its administrative headquarters here.

Compare it with Savassi on your own ears. Visit on a match day and on Friday night. Ask which side of the building the bedrooms face, and walk to the corner.

Parking is a real line in the budget. Check that the apartment has a registered garage space, whether it is fixed or rotating, and whether a modern car fits. Older garages can be tight, as a general observation. A taxi stand and ride apps cover the rest, and buses run on the main avenues. Sources disagree about the metro: one QuintoAndar page mentions Estação Central nearby, while the resident says none is close. Treat it as a walk or bus ride to Centro, not as metro access at your door.

Hospitals, schools and shops near Lourdes

Health care is the strongest reason for an older buyer to choose this area. Mater Dei Santo Agostinho, at Rua Mato Grosso 1100, is in the next neighborhood and stood alone among Minas hospitals on Newsweek's 2027 specialized list. Felício Rocho and the Contorno unit of Mater Dei are on that avenue in Barro Preto.

Schools are close too. QuintoAndar's Enem-based list puts Rede Decisão and Colégio Bernoulli in Lourdes, the latter possibly above R$ 3,000 monthly. Colégio Santo Agostinho is in the next neighborhood, and an international curriculum means a drive to Buritis or the Nova Lima side, so test it. Universities on the page include Centro Universitário UNA.

Diamond Mall, opened in 1996, has more than 230 shops, a food court, Cinemark cinemas and a Verdemar supermarket. QuintoAndar's supermarket guide says Supernosso is strong in Lourdes. Banks and pharmacies line the main streets.

If you are weighing up the neighbors: Funcionários is cheaper at R$ 15,171 and closer to the hospital district of Santa Efigênia. Savassi is noisier and asks more. Santo Agostinho nearly matches on price and sits on the Mater Dei side. In other cities, buyers weighing Lourdes can compare Jardins in São Paulo, a much larger market, or Porto Alegre's Moinhos de Vento. Monthly figures sit on the budget page.

Questions about Lourdes

Are buildings in Lourdes protected as heritage?

Some are, and more may be. The heritage council has a study area called Bairro Lourdes / Centro, with dossiers on Rua Rio de Janeiro and Avenida Álvares Cabral in September 2026. Ask the city about the specific lot in writing.

How much does an apartment cost in Lourdes?

FipeZAP's asking average is R$ 16,605 per square meter, or about R$ 1.66 million for 100 m². Data Secovi recorded an average of about R$ 1.28 million per sale in March 2026. Closed deals vary widely by building age.

Is Lourdes better than Savassi for a retired couple?

Often yes for quiet and hospitals, as both are flat and walkable. Savassi has louder bar streets, while Lourdes has restaurants and sits closer to Mater Dei. Compare specific blocks at night.

Can I park on the street in Lourdes?

Do not count on it. A long-time resident says parking in front of her building brings fines. Check that the deed includes a garage space and test its size.
