Buying property in Sudoeste, Brasília

FipeZAP's R$ 14,672/m² for September 2026 is the top reading in its Brasília list, and Secovi-DF's R$ 14,805/m² median for December 2025 sits behind only Noroeste and Park Sul, far from the citywide average.

A late addition to the plan

Sudoeste exists because Lúcio Costa revisited his own city. His 1987 document, Brasília Revisitada, proposed new residential areas beside the original wings, and the sector was created in 1989. People began moving in only in 1993, and it became an administrative region with the Octogonal in 2003. The whole area lies inside the listed perimeter, on its western side, contiguous with the Plano Piloto. Buyers here get a listed address with buildings about 30 years newer than the first superquadras.

Federal rules give it a slightly different version of the superquadra. Article 72 of IPHAN's Portaria 166 sets six floors in the superquadras (SQSW) and three in the residential blocks called Quadras Residenciais (QRSW), both on open ground floors with no fencing of any kind. Up to 40% of the ground floor and of the roof may be occupied, against 30% in the wings. In the mixed sector, the Quadras Mistas (QMSW) and Centro Comercial (CCSW), blocks reach six floors in quadras 1 and 4 and four elsewhere. Article 73 repeats the ban on fencing, so the rule that catches owners in Asa Sul applies here too.

Know which of these you are viewing. A district study shows a part labelled "Sudoeste Econômico", the economy version, but does not say which blocks the name covers. The indexes do not separate it. Ask whether the unit you are viewing has an elevator and how many parking spaces come with it.

Top of the index

Sudoeste leads FipeZAP's Brasília list, and its September 2026 reading of R$ 14,672/m² is 13.4% above a year earlier. Secovi-DF agrees, with a median resale of R$ 14,805/m² in December 2025 and 2025 gains of about 10%, behind only Noroeste and Park Sul. Claims that this is a mid-priced district are out of date. On those prices 70 m² costs about R$ 1.03 million, so even a modest apartment here can reach the amount needed for the investor visa. Confirm how the rules treat the amount and the deed value before relying on that.

Rents are less clear. FipeZAP's rent report gives R$ 89.8/m², up only 3.4% in a year. QuintoAndar had R$ 70.10/m² in July 2026, and Secovi-DF's December 2024 reading of R$ 56.25/m², the same as the south wing's, was followed by an 18% rise in 2025. These are wide apart. A 70 m² unit might therefore list anywhere from about R$ 4,900 to R$ 6,300, so test the local rate on current listings. The QuintoAndar page's platform averages (about R$ 3,000 rent, R$ 802,000 to buy) sit well below what the per-square-meter figures above imply, and the page gives no unit sizes.

FipeZAP's district readings carry its usual warning, and its Asa Sul number looks too low. If you compare the two districts, use Secovi-DF's closer gap of R$ 14,805 against R$ 13,630, and weigh building age, parking and fees. A newer block with a pool and gym makes the accounts matter more, and this guide on building fees walks through them.

Civil servants and people living alone

The 2018 household survey, which reports Sudoeste and the Octogonal together, describes a professional, largely single-person market. It counted 53,770 residents with a mean age of 37.2, younger than the lake districts, and household income of R$ 16,096.50. Single-person households were the largest group, at 25.4%, while couples without children made up 21.8%, couples with one child 19.5% and those with two 15.8%, so families are well represented too. Studios made up 5.7% of homes against 93.5% apartments. Tenants lived in 33% of homes, and 61.1% were owned outright.

Statutory civil servants made up 37.9% of workers, more than in either wing. 76.6% worked in the Plano Piloto, and commutes are short: 33.9% took less than 15 minutes and 52.9% took 15 to 30. A landlord buying a one-bedroom here is aiming at that person: someone with a stable public salary and a short drive. Still, 88.4% drove to work, so a space matters more than a location near a bus. Residents reported 99.3% of lots regular, among the highest in this guide, so title problems of the kind found in outer areas are not the main concern. Confirm the matrícula anyway.

Parks, hospitals and shops

Two parks anchor the district. Parque das Sucupiras covers 26.02 hectares and Bosque do Sudoeste 6.95 hectares, and federal rules cap building in them at 2.5% of the area. QuintoAndar describes the Bosque as a place for walks and cycling, and Parque da Cidade lies close by. On a family's list, that green space is one reason to consider paying more here than in Cruzeiro.

The Hospital das Forças Armadas and Maternidade Brasília are the health references cited. A hospital sector, SHLSW, is set aside in the rules. QuintoAndar names private schools such as Colégio COC and Escola Canadense, and lists Escola Aplicação, Escola Mãe da Divina Providência and Faculdade Ibmec among nearby points of interest. Oba Hortifruti is at SQSW 302. A district study shows local shops along the CLSW strips and small centers such as Terraço Shopping, Multiplus Shopping and Centro Comercial Centauro, though it is several years old, so check what is open. The national meteorology institute INMET, the power company and Caesb hold institutional land in the sector.

As a general observation, nights here are calmer than in Asa Norte because the local strips hold fewer bars. The edges are different: the Eixo Monumental and the graphics sector bring traffic, so the inner blocks are where to look for quiet.

Commuting, parking and what to check

Nothing about the sector suggests life without a car. No metro line comes here, and a district study counted eight bus lines to the Plano Piloto, along with bike paths of several kilometers built and more planned. In 2018 only 8% of workers took a bus and 5.9% walked. A second parking space is therefore worth pricing separately, especially in QRSW blocks. Ask whether a space is registered with its own matrícula, or merely assigned by the building.

Before you make an offer, walk around the block as well as through the unit. Article 72 allows 40% of the ground floor and the roof to be occupied, more than in the wings, so a block may have legal party rooms and gyms that would not pass in Asa Sul. That does not cover a fence, which is banned. Then ask the síndico for the plan for elevators and pumps: buildings first occupied from 1993 are now old enough for their first large replacement bills. This is a general observation; the meeting records will show whether the block has saved for it.

IPTU follows the same district rule as elsewhere, 0.3% of the assessed figure. Because market prices here are high, ask for the latest bill and do not estimate from price. For a resale at R$ 1,000,000, ITBI at 2% comes to R$ 20,000, and the first time a new-built unit changes hands it is half that, with the base changed by a December 2025 law. Have the figure ready before you sign, and use the closing cost guide for the rest.

The Octogonal and Cruzeiro next door

Two cheaper neighbors share the same side of the city. The Áreas Octogonais were created by decree in 1974 and built in the 1980s, as eight quadras organized as closed condominiums, with blocks of six floors. They are older and more self-contained. Cruzeiro has Cruzeiro Novo, with blocks of four floors on open ground floors, and Cruzeiro Velho, with mostly single-family houses of up to three floors. Secovi-DF's median there was R$ 9,239/m² in December 2025, well below Sudoeste's, and its rents rose the most in the district in 2025, at 21%.

The 2024 PPCUB touched both: it set a limit of six floors for AOS 3 in the Octogonal and three floors for houses in Cruzeiro Velho (SRES), according to Jornal de Brasília's summary of what stayed in the signed text.

That price gap is the case for looking across the road, if you can accept older buildings. On the other side, Asa Norte costs less at about R$ 12,700/m² and has a university market, but it also has the flood history. Noroeste costs more at R$ 16,407/m². For a planned, newer apartment district in another capital, buyers also look at Ecoville in Curitiba. Start from the Brasília overview to compare the rest, and see the buying guide for the purchase itself.

Questions about Sudoeste

Why is Sudoeste so expensive?

It tops FipeZAP's Brasília list at R$ 14,672/m² for September 2026, and the median from Secovi-DF is close at R$ 14,805. Newer buildings, a location beside the Plano and the listed status probably help, though no study isolates the causes.

Is Sudoeste inside the heritage area?

Yes. Portaria 166 places it in the listed ensemble and bans fencing there, with up to 40% of the ground floor and roof allowed to be occupied.

Can I fence a block in Sudoeste?

No. Article 73 bans fencing on ground floors of SQSW and QRSW blocks and across the superquadra space.

Who rents in Sudoeste?

Public workers and people living alone are prominent. Tenured public staff were 37.9% of the workforce in 2018, and 25.4% of households held one person. A third of homes were rented.

Is there a metro in Sudoeste?

The city's metro does not serve it. QuintoAndar's page cites buses to the Plano Piloto, and in 2018 just 8% of workers used a bus while 88.4% drove.
