A strip of shore off the SC-401

Cacupé is small enough to walk in an hour and quite hard to live in without a car. It lies on the bay side of the island, between Saco Grande and Santo Antônio de Lisboa. The 2022 census counted 1,494 residents on 1.32 km², and 88% of occupied homes are houses. Residents skew older, with 23% aged 60 or more. One listing site gives about 7.1 km to downtown, but by road local guides give 16 km, and one operator puts the drive at 20 minutes off-peak and 35 to 40 at the morning rush.

One road explains the whole place. The Estrada or Rodovia Haroldo Soares Glavan loops off the SC-401 and follows about 2.45 km of shore, and most shops, restaurants and new buildings are along it. The busy SC-401 itself runs close by and is being widened on the stretch from João Paulo north. Haroldo Soares Glavan is much quieter than the highway, but that also means your noise and traffic depend on how far you are from the junction.

The history is short. Families settled here in the 18th and 19th centuries near the customs post at Santo Antônio. The Sesc hotel arrived around 1960, the SC-401 around 1970, and upscale condominiums from the 1990s. QuintoAndar describes a large national service and commerce institution running early-childhood and elementary classes, adult education and after-school programs here, without naming it. Five small beaches line the shore: Teodoro, Zé da Benta, Irmãs, Hipólito and Vivino, with Cacupé Grande the larger section, one single strip, and Cacupé Pequeno split into four smaller ones. Their sand is under 10 m wide, with rocky points between them. The name is said to come from Tupi-Guarani for green behind the hill. One local guide lists 27 km to the airport, 12 km to UFSC and 3 km to the beach at Santo Antônio de Lisboa.

New apartments along one old road

What was a road of houses is becoming a road of low apartment buildings. A MySide guide lists five projects along it, in sizes from 57 m² to 424 m², with delivery dates from 2023 to 2030. A Corrida dos Bairros reported 279 apartments, 74 houses and 42 lots for sale in November 2026, a large number for a place with fewer than 1,500 residents. If you buy off-plan, the guide to off-plan purchases and the city's dispute over height both matter, since a developer's plan for extra floors may depend on rules now in court. Local residents have a seat in the debate: a member of the Amocapé association sits on the Conselho da Cidade.

What Cacupé asks per square meter, November 2026
TypeMedian R$/m²Middle half
Apartments16,08712,645 to 19,809
Houses13,71310,685 to 17,413
Lots3,1422,489 to 3,991

The typical listed apartment is 125 m² at R$ 2,015,000, and half of them fall between R$ 1.25 million and R$ 2.96 million. Median asking prices dropped 7.6% from October to November, on a changing sample. Toemcasa showed R$ 18,363 for November. Sale listings shown by QuintoAndar ran from R$ 2.18 million to R$ 4.75 million.

Fees deserve a careful look. Loft showed Cacupé with the highest average condominium fee in the city at R$ 1,415 in October 2025 listings, against R$ 858 six months earlier. That is what new common areas do to the average, and also what small samples do. Ask for the actual budget of the building, not the broker's estimate. Reading the accounts is covered in the fee guide.

The road's layout shows up in the addresses. QuintoAndar lists condominiums at numbers 1760, 1950 and 2064 toward the restaurants, and a second group from 3375 to 5080 further along, so two listings on the same road can differ a lot in their walk to the shops or their distance from the SC-401. A developer's blog names families, couples, remote workers, retirees and investors as the buyers, and it offers no numbers. Ask to see who bought in the same building.

Rents listed at R$ 72.90/m² on few apartments, and the typical unit was 123 m² at R$ 6,800 a month. QuintoAndar's average, at about R$ 3,000, looks unreliable since its range shows a single value. Airbtics describes Cacupé listings as earning a location premium of 31%, without saying against what. One furnished building nearby offers long or short stays from about R$ 2,010, for scale.

Calm water, mixed tests and a rainy road

Buyers come for still water and sunsets over the mainland hills. Guides disagree about swimming: MySide calls the small beaches suitable, and another says the beach is used mainly for walks and sunsets, with the northern beaches under 20 minutes by car. The state's December 2025 test split the difference. The point near number 4000 on Haroldo Soares Glavan passed; the one in the middle of the beach failed. Santo Antônio de Lisboa, next door, passed at both points, as did Sambaqui. Read a full season before paying for the swim.

The road is the other exposure. The SC-401 was impassable at several points on 16 January 2025 in persistent rain, and at km 14, at the entrance to Açores, a slide felled a tree and cut access to Cacupé. Sambaqui and Santo Antônio de Lisboa had serious flooding the same day. Cacupé's hillside lots have a view that comes with retaining walls, so have an engineer look at them, and read the risk map guide. Casan also lists water network work in Cacupé in its summer 2026/27 plan, which suggests supply is being reinforced: ask a neighbor about low pressure.

Waterfront lots raise federal questions too, speaking generally: any home on this shore should have its SPU status and seawall checked, with the marine land guide as your reference. The Carijós ecological station, which has a Saco Grande section, is also nearby, so check the environmental status of larger lots before believing a sketch.

What is missing, and where to find it

The trade for quiet is a short list of services. There is no large supermarket here, only bakeries, small markets and a pharmacy. Giassi is on the SC-401 at Saco Grande, Angeloni at Santa Mônica, and Floripa Shopping about 6 km away has a supermarket. QuintoAndar says there is little choice of schools inside the neighborhood, and points to Santo Antônio de Lisboa, Saco Grande and Monte Verde. No hospital is here: SOS Cárdio's 24-hour emergency is at number 121 on the SC-401, and the other big private hospitals sit downtown.

Line 846 connects to the city's terminals, from about 5:40 a.m. to about 11:30 p.m. Monday to Saturday and until about 10:50 p.m. on Sundays and holidays, but it is infrequent outside peak hours and most residents drive. A restaurant strip along Haroldo Soares Glavan is the local social life, including Zé do Cacupé at number 1964 and João de Barro at 1166. The Passeio Primavera food market and the technology employers around ACATE Primavera and the Square Corporate complex are a few minutes' drive. The Argentine consulate is also in that complex.

Who picks Cacupé over Jurerê or the Lagoa

Cacupé is usually a choice made against somewhere else on the island. Compared with Jurerê Internacional, it asks less per square meter and is much nearer the center, with no beach clubs and little summer noise, but it has no wide swimming beach and no walkable shopping. Compared with Lagoa da Conceição, it is far quieter, had better water tests in December 2025 and has much less going on at night, and you will depend on your car for everything. Santo Antônio de Lisboa and Sambaqui, next along the road, are older and share the same sunset.

For comparison elsewhere, a quiet, bay-facing address close to downtown has parallels at the Corredor da Vitória in Salvador, which has much taller buildings on its bay front, or Lago Sul in Brasília, for the same detached and car-based life beside still water. The fit here is a retired couple, or a family or remote worker with a car who does not need much nightlife. It is a weak fit for anyone who wants to walk to groceries.

Run the commute and the fees before anything else. Then look at how the SC-401's widening changes the junction near your home. The city overview has taxes, closing costs and the wider risks.

Questions about Cacupé

Is Cacupé good for swimming?

Partly. It has calm water but narrow beaches, and one of the two state test points failed in December 2025. Santo Antônio's two points passed, and the northern beaches are under 20 minutes by car.

How far is Cacupé from downtown?

About 16 km by road. A guide quotes 20 minutes outside rush hour and 35 to 40 in it. The SC-401 widening may change that.

What do condominium fees cost?

Loft's averages have ranged from R$ 858 to R$ 1,415 within a year. Get the budget of the actual building, since new common areas make a big difference.

Is there a supermarket?

Not a large one. Most residents use Giassi at Saco Grande, Angeloni at Santa Mônica or the supermarket in Floripa Shopping.
