From a French mail stop to a family suburb
Campeche has a story that shows up in its street names. Between the 1920s and the 1940s it was a stop for pilots of the French airmail line Aéropostale, on the route from Paris to Buenos Aires. Antoine de Saint-Exupéry, the author of The Little Prince, is linked to the area, and the main road to the beach is Avenida Pequeno Príncipe. Today the neighborhood lies about 15 km by road from downtown, 7.4 km from the airport and 11 km from the university, according to one local agency.
IBGE does not treat Campeche as a single census district, so its size is hard to pin down. A one-kilometer circle around its center held about 8,100 people in 2022, in about 3,400 homes, 69% of them houses and 30% apartments, with 16% of residents 14 or younger and 16% over 60. The neighborhood borders Morro das Pedras, Rio Tavares, Carianos and the Costeira do Pirajubaé. Those are the names a listing may also use.
The growth shows in the stock: in November 2026 listings showed 623 apartments, 494 houses and 153 lots for sale. That is a lot of choice for a buyer and a warning for anyone expecting scarcity. The same source says apartment listings fell 27.9% from one month to the next and 55% of the previous month's listings were still up, which suggests turnover or a change in what was being collected.
Beach side, center and the new south
Local agents divide the area into sectors. The beach side lies around the seaward end of Avenida Pequeno Príncipe, with the state's water test point at the end of the avenue, which passed in December 2025. Campeche Central is where Pequeno Príncipe meets the SC-405, with banks, bilingual schools and shops. Campeche Leste is around the Praça do Campeche. Novo Campeche lies next to Rua Nicolau João de Abreu, a planned extension toward the Rio Tavares shore with gated condominiums and private security, which one agency describes as the most valued part of the south.
Further along, the state tests the water at Rua Jerônimo Venâncio das Chagas, by a beach access walkway, and at Areias do Campeche, opposite Rua Lomba do Sabão. All these points passed in December 2025. The one that failed was in the river itself opposite Servidão Família Nunes, while a point 100 m to the side in the sea passed. So find out where the small rivers and storm drains run in relation to your lot.
The beach is long and open, with surf as its main sport. Whales are seen from July to November. Ilha do Campeche lies offshore, limited to 800 visitors a day with a R$ 15 virtual ticket, and two Campeche associations hold 73 and 62 of those places for boat trips at R$ 185 to R$ 250 a person, according to ND Mais. Inland, Parque Cultural do Campeche, Parque Lagoa da Chica and the Morro do Lampião viewpoint are the local outdoor spaces. A 2026 court order gave the city 90 days to publish the Morro do Lampião refuge's plan and told it to suspend entry of people and commercial activity.
A market where the median moves R$ 2,000 in a month
Treat published figures here carefully. A Corrida dos Bairros reported R$ 17,096/m² for apartments in September 2026 from 320 listings, R$ 15,056 in October from 932 listings and R$ 15,132 in November from 623 listings. Toemcasa showed R$ 18,638 in the same month. Viver Catarina gave R$ 18,751 for April. Apto.vc, which lists new projects, showed R$ 17,357 on launches, with a range from R$ 8,771 to R$ 35,054. Different sample, different answer, and in all of them Campeche sits well above the citywide median. The middle half of A Corrida's listings ran from R$ 10,763 to R$ 20,489, a gap large enough to hold two different neighborhoods.
| Apartment size | Median |
|---|---|
| Up to 50 m² | 14,315 |
| 50 to 70 m² | 14,137 |
| 70 to 100 m² | 16,463 |
| 100 to 150 m² | 14,391 |
| Over 150 m² | 15,260 |
Houses asked a median R$ 10,000/m² including land, and lots R$ 2,970/m². Those house prices are lower per meter than a new apartment, often with no monthly building fee, but they bring the questions below about title, drains and dunes. Condominium fees were about R$ 850 on Loft's April 2025 listings. The same launch site shows entry prices from about R$ 243,000, and a local agency says new houses and apartments run from about R$ 480,000 to R$ 10 million. The off-plan guide should come before signing one, especially given the city's fight over building height.
Dunes, drains and the SC-405
Sea and ground are the two real risks here. The city's 8 October 2025 emergency decree named this beach and Morro das Pedras, where a high tide shifted rock barriers and ate into palisades. In 2021 Mar Sem Fim reported vacation houses built on the dunes at Campeche, with several threatened. Federal prosecutors filed two suits at Campeche in 2014 to protect restinga and void licenses given by the União, Ibama and the city for lots between Avenida Campeche and the beach, including a lot with a parking area and a bar with decks. Those are older cases, but they tell you which documents a front-row buyer should ask for: the SPU record, the environmental license and any earlier conduct agreement.
Flooding reaches inland. Campeche flooded in the April 2025 rain, and ND Mais noted in May 2026 that the SC-405, serving Campeche and Rio Tavares, often floods at high tide. Ask the neighbors what happened in those two events, and look for the marks. The federal flood and landslide guide tells you which maps to pull. A 2022 account also lists the Tavares river banks among the areas caught by the federal tide line.
The sewage position is a live question. An April 2026 column says the Rio Tavares treatment plant, in works for about a decade, still has no final decision on its outflow. Casan's summer plan lists water networks and boosters in Campeche, but no new sewage network there for 2026/27. Ask the seller how the home's waste is treated. Irregular building also shows up here: Campeche is one of nine areas the city names in its demolition operation, and the nearby federal case in a Rio Tavares mangrove reached the TRF-4 in March 2026. A contract and a tax bill do not make a lot safe, so read the title check steps.
Traffic is what residents complain about most, as a general observation. The SC-405 has been widened and a local article says further work is planned, but the south still drains through Rio Tavares. Residents have also protested the master plan, and a 2026 report quoted a local association member against it.
Schools, shops and the year-round renter
Families tend to look at the south first, because of the schools. A September 2026 local guide lists Maple Bear at R$ 2,967 up to R$ 5,228 a month, Aloha School with an American program and Cambridge English at R$ 1,568 to R$ 3,477, For Life School at R$ 2,800 to R$ 3,200 with meals, and Colégio do Campeche at R$ 2,600 to R$ 3,000. Dinâmica has a campus at Rio Tavares. A 2025 neighborhood guide also names Colégio Identidade and Centro Educacional Tempo de Despertar. Check all these fees directly.
Daily needs are close. The same 2025 guide lists Supermercado Hiperbom and Mercado Campeche, plus a public health post, the Centro de Saúde Campeche, and an eye hospital. OKA Floripa is the local shopping center. Serious hospital care is downtown, so time that drive.
Renters can expect about R$ 79.30/m² on listings, and a typical rental is 76 m² at R$ 5,700 monthly. One agency quotes long lets from R$ 2,500, up to R$ 39,000 in the most expensive gated condominiums. That agency describes long-term tenants as upper-middle-class families working downtown or near the airport, with younger tenants and remote workers in studios. Airbtics counted 2,582 Airbnb listings here at R$ 373 a night in the year through August 2026, among the largest counts on the island, so a new studio will face plenty of competition. Check the condominium rules on nightly lets before you assume a developer's income figures.
How it compares: Lagoa da Conceição is a short hop north and has the walkable village Campeche lacks, at somewhat lower prices. Jurerê Internacional has calmer water and tighter planning but costs more and empties in winter. Buyers from elsewhere in Brazil compare this kind of family beach suburb with Barra da Tijuca in Rio, which has more shopping and much taller buildings. The Florianópolis guide has the citywide numbers.
Questions about Campeche
Is Campeche cheaper than the rest of Florianópolis?
No. Listing medians put its apartments about 27% above the city's. It is not on FipeZAP's published top-ten list, and the R$ 13,607 citywide figure says little about it.
Does the sea threaten homes in Campeche?
The city's October 2025 emergency included damage to barriers here, and houses on dunes were reported at risk in 2021. On the front row, ask for a survey and the erosion history.
Which schools are in Campeche?
One local guide lists Maple Bear, For Life School, Aloha School and Colégio do Campeche, with fees from about R$ 1,568 to R$ 5,228 a month by its estimates.
How many short lets are there?
Airbtics found 2,582 Airbnb listings averaging about R$ 373 nightly up to August 2026. That is one of the biggest pools on the island.
What does renting cost?
A 76 m² apartment asked R$ 5,700 monthly in November 2026. One agency quotes homes from R$ 2,500.
