A basin with few ways in and a new bridge
Lagoa da Conceição sits in a bowl in the east of the island, about 10 km from downtown on one listing site's figure, between the hills and the dunes that separate it from the Atlantic. Avenida Afonso Delambert Neto comes over the Morro da Lagoa from the center. Rua Vereador Osni Ortiga meets the new bridge's exit, and drivers crossing the Canto da Lagoa were sent along it during the works. Avenida das Rendeiras follows the shore, past the restaurants, toward Joaquina, Mole and Barra da Lagoa.
Traffic organizes life here. Guides describe heavy jams on summer weekends and holidays, because of the short list of access roads, and ND Mais reports some stretches reach about 14,000 vehicles a day. A one-way loop on Avenida das Rendeiras, Rua Mandala and Avenida Prefeito Acácio Garibaldi started in late 2023. A new bridge over the lagoon, under a R$ 53 million agreement mostly paid by the state, opened after April 2025. The old bridge's central span was gone by January 2026, and a 2025 report described a wooden boardwalk planned at its approach. It also widens the opening under the road from 7 m to 27 m, meant to improve water flow between the two halves of the lagoon. The city's study of April 2025 against April 2026 bus trips found the last stretch to the eastern beaches 39 seconds faster and the one toward the center about a minute faster. A roundabout at the bridge's exit at Osni Ortiga was due in 2026, with the city expropriating about 2,300 m² for it, so check whether it is done when you visit.
If you live here and work downtown, your day hangs on the Morro da Lagoa. If you work in Trindade or Itacorubi you are nearby in distance, but over the same hill. Time it, in the rain and on a sunny Saturday in January, before you buy.
Centrinho, Rendeiras, Canto and Costa
The word Lagoa covers several different places. The Centrinho, around Rua Henrique Veras and the church of Nossa Senhora da Imaculada Conceição, has cafés, pharmacies, the bus terminal, Supermercado Chico and the nightlife. People live above it and within earshot of it. A new 650 m² plaza and a wooden pier at the lake transport terminal were being built here, due to be finished in 2025; ask whether they are done.
Avenida das Rendeiras is the restaurant strip across the bridge. It has the view and the noise, and in January 2021 the sewage flood hit it. Rua Laurindo Januário da Silveira runs south through the Canto da Lagoa to Porto da Lagoa, and QuintoAndar lists condominium addresses on it. Avenida Afonso Delambert Neto has more low apartment buildings on the way out of the village, and Rua Crisógono Vieira da Cruz is among the streets named on Loft's Lagoa page.
Guides describe two ways to the Costa da Lagoa: by boat, or by a trail of about 7 km from Canto dos Araçás, with seafood restaurants and a waterfall on the way. A home reachable only by boat or trail, speaking generally, raises questions about building materials, sewage and title that are harder to answer than on the road side, so get a lawyer's opinion before paying for that view.
Who lives here? QuintoAndar lists four municipal schools, and private options include Colégio da Lagoa. Avalon Evolutive School, listed as an IB school, is at the Lagoa Iate Clube. Eight bus lines pass through the integration terminal, one of them an executive line. MySide says residents often shop in Trindade or downtown because prices here are higher, and the private hospitals are in the center. Listing data shows two-bedroom apartments as the most common type, and new work is mostly houses and small buildings.
The sewage pond that still shapes permits
This is the single most important local fact for anyone buying new. On 25 January 2021 an evapo-infiltration pond at Casan's treatment plant, inside the dune park, burst. A TJSC report later described water and sewage mud hitting Avenida das Rendeiras, dragging cars and reaching 75 houses. A court upheld R$ 30,000 in damages for one resident in 2025.
Six weeks after the collapse, a federal judge told the city to hold permits for multifamily buildings, subdivisions and large commercial buildings at the Lagoa, because the plant had no capacity left. The order set no fixed end date, running until there is a lasting sewage solution, and where it stands today could not be confirmed, so have a lawyer pull the federal case. In June 2026 the MPSC told a public hearing it was seeking an immediate end to discharges inside the park, a permanent solution outside it, full recovery of the dunes and at least R$ 10 million in damages. It was also waiting on an appeal to bar new licenses and occupancy certificates in the plant's area of influence until the problem is fixed. A second suit targets current and former officials.
Casan's 2026/27 summer plan lists reactor work at the Lagoa plant, without a date for replacing the ponds. For a buyer, these questions follow. Does the building you are buying have its habite-se, the certificate that lets you occupy it? If not, could the appeal hold it up? Does the house connect to the sewer, or use a septic tank near the water? Was it damaged in 2021? The title check guide covers certificates. The court searches should include the plant's cases by name.
Testing the lagoon street by street
The Lagoa connects to the Atlantic through the canal at Barra da Lagoa, and the wider opening at the new bridge is meant to improve circulation between its two halves. The state's December 2025 sampling found six of nine points unfit: at Servidão Pedro Manuel Fernandes, at the road to Joaquina, in the Canto by the health post, at Rua Canto da Amizade, at Rua Orlando Carioni and at Rua Vereador Osni Ortiga by Servidão das Cicas. Points at the transport piers, at the Rio Tavares turnoff and on Avenida das Rendeiras near number 1480 passed that week. MySide reports the water as unfit in the July 2026 report it cites.
People do swim and sail here, but plan on checking results week by week. The state tests from about October to March. If swimming from your own deck is the reason you are paying, read a full season for the nearest point. Lagoa do Peri, further south, passed; so did Joaquina and Mole a few minutes away.
The ground needs attention too. The Jornal dos Condomínios account of the 2013 federal tide line names the area around the lagoon among those newly affected, so a lot well above the shore may still appear on the SPU's map. On 10 April 2025 the Lagoa gauge took 110 mm in 24 hours and the neighborhood was on the list of flooded districts. The national flood check guide shows the maps to use.
Prices, rents and the people paying them
Size matters more here than elsewhere. In A Corrida's November 2026 listings, apartments of 50 m² to 70 m² asked R$ 15,469/m² against R$ 11,109/m² above 150 m², with the typical listing a 115 m² unit at R$ 1,450,000. Houses asked R$ 11,667/m² including land, well above the city's house median, and lots R$ 1,982/m². Loft shows R$ 13,220/m², with condominium fees of R$ 170 to R$ 1,700 and IPTU of R$ 120 to R$ 4,100 a month, which tells you how wide the stock is. Listings fell from 205 to 141 in a month, a small base.
Renters can expect R$ 65.70/m² on listings, with the typical apartment at 70 m² for R$ 5,100 a month. QuintoAndar's average across all its rentals is lower, at about R$ 3,000. One local agency's rental list includes a 47 m² one-bedroom at R$ 4,000, or R$ 4,931 with charges.
As a general observation, demand is steadier than on the north coast because the village works in winter. That is why people choosing between here and Campeche usually decide on what they want from the neighborhood: walkable bars and few road exits here, or more schools, a real ocean beach and newer buildings there. Jurerê costs far more and goes quiet out of season. Buyers who like a neighborhood of bars and hills by the water also look at Rio Vermelho in Salvador, at much lower prices but with very different safety numbers. Anyone letting by the night should read the short-let rules first, and the Florianópolis overview has market figures. Noise, as a general observation, is the main complaint in any home near the Centrinho at night: visit on a Friday.
Questions about Lagoa da Conceição
Can you swim in Lagoa da Conceição?
Sometimes, and it depends on the point. Six of nine state test points were unfit on 16 December 2025, while others passed. Check the nearest one first.
Are building permits blocked at the Lagoa?
A federal judge ordered permits held for larger projects in 2021, and prosecutors sought a wider ban in 2026. The status of both needs a lawyer's check on the date you buy.
How far is downtown, and how long does the trip take?
One listing site puts it about 10 km away, over the Morro da Lagoa. No reliable time is published, and summer weekends are far slower, so test it at your own hour.
What does a one-bedroom rent for?
One agency showed a 47 m² unit at R$ 4,000, and listing medians run about R$ 65.70/m². QuintoAndar's average across rentals is about R$ 3,000.
