A fishing village on the lagoon's only outlet
Barra da Lagoa is where Lagoa da Conceição reaches the sea. A canal runs out past a stone jetty about 200 m long with a small lighthouse at its tip, and the houses crowd both banks. The 2022 census counted 5,691 residents on 1.96 km², about 2,900 per square kilometer. Of its homes, 77% are houses and 23% apartments, and 19% of the people are aged 60 and up. It was split off from the Lagoa district in 1995 and is about 22 km from downtown by road.
The canal divides the neighborhood. The bridge that crosses it was once a suspension bridge and has been replaced with a firmer structure. Accounts of its history differ, and the sources call it everything from a footbridge to a rebuilt span. One account calls it the only access to the homes, hostels and restaurants on the far bank. As a general observation, that cuts both ways: quiet, and a house that is harder to rebuild or sell. Ask how materials get across before you make an offer.
Beyond the bridge a 10-minute trail leads between houses to the Prainha da Barra, about 100 m long, and another leads to Galheta. The Fortaleza da Barra area at the neighborhood's entrance, named for an 18th-century military post, has restaurants by the water and a revitalized strip of sand on the canal. The Projeto Tamar sea turtle base, the only one in the South of Brazil, is 50 m from the sea and opens six days a week. The village's main event is the tainha, or mullet, festival in June.
The main beach is about 650 m of sand protected by the jetty and the Morro da Galheta, and with Moçambique to the north it makes more than 8 km of sand. The waves here are small and good for learning to surf. Guides warn of the current and boats in the canal. Boats leave for Ilha do Campeche, with 135 of the island's 800 daily places set aside for the Barra's association. Line 360 connects to the Lagoa terminal along Avenida das Rendeiras, and line 840 runs through Rio Vermelho to Canasvieiras. The usual route by car comes from the Lagoa over the hill by Mole, on a road you share with every beachgoer in January.
What a federal court said about building at Mole
Praia Mole is a surf beach set under hills between the Lagoa and the Barra, with a statue of a surfer at the main access. It is also the place where the legal limits on building on the coast are being tested in public.
In March 2025 a federal judge in Florianópolis ordered the demolition of bars at the beach, on a joint suit by the União and federal prosecutors. Ibama joined the case. The Advocacia-Geral da União said the buildings stood in a permanent preservation area and on marine land, without authorization from the federal property office, and cited an STJ view that all restinga on Praia Mole is protected. Each defendant was ordered to pay R$ 100,000 in compensation, with one recent operator paying R$ 10,000, and to carry out a recovery plan approved by Ibama. The judge called the case identical to one at Praia da Joaquina in which the TRF-4 had confirmed demolition.
On 27 June 2025 the TRF-4 appeal court put the demolition on hold at the city's request. ND Mais reported that nine restaurant owners were at risk and that the owners and federal prosecutors had signaled interest in a settlement keeping the businesses open in exchange for environmental compensation, with the União and Ibama more resistant. A biologist quoted by ND Mais said an expert inspection did not confirm that the bars were in a preservation area, though it found an impact. This guide could not confirm how it ended, so check. The Jurerê seafront has been through a similar fight.
Read that for what it says about property, even if you do not want a bar. If a federal court treats all restinga on this beach as protected, a house with a view at the bottom of the hill and an old contract is a serious question. Ask for the matrícula, a survey showing what grows on the lot, the SPU record and the city's and Ibama's licenses. The national guides on marine land and possession against registered title explain the terms. Do not rely on a neighbor having built.
Hills and dunes that cap the supply
Open land here is mostly not for building. One local developer's guide lists the Dunas da Lagoa da Conceição park at 706.76 hectares and the Galheta natural monument at 251.07 hectares, and says buildings are not constructed in conservation areas, which limits what is available. Loft lists Gravatá, Dunas da Lagoa and Retiro as the neighbors of Praia Mole. Treat that as useful for an agent search, since the same house may be advertised under any of those names. Lots at Barra had the lowest median of the neighborhoods on this site with a published figure, at R$ 1,488/m², but cheap land in this setting calls for a harder title check, and it may carry a slope or vegetation limit.
Barra's flat strip is largely built up. Houses on the hillside have the view, and also the drive, the retaining walls and the water pressure to worry about. Ask to see the plumbing and the tank. On sewage, the 2016 ANA atlas lists a Barra da Lagoa system run by Casan, but coverage on the hills and across the canal remains unconfirmed here. Ask Casan about the street, and have a septic tank inspected if it is on one.
Water test results are good on the ocean side. In December 2025 both points at Barra, near the jetty and at Rua Aconchego do Mar, passed, and so did Praia Mole and Moçambique. As a general observation, the canal's water depends on what comes down from the lagoon, and six of nine points in the lagoon failed that same week.
Small apartments and a modest nightly rate
Barra's market is mostly small units. A typical listing is a 60 m² unit at R$ 740,000, and the middle half of apartments ran from R$ 585,000 to R$ 1,285,000 in November 2026. Units under 50 m² asked R$ 14,641/m², while those over 70 m² asked about R$ 10,200 to R$ 10,600. Houses asked a median of R$ 9,451/m², lots R$ 1,488/m². Listing counts are small, with 67 apartments, 58 houses and 15 lots, so a few sales move these numbers. Median asking rents of R$ 57.10/m² in November were the lowest of the neighborhoods on this site's list.
At Praia Mole the picture is different. Loft gives R$ 12,780/m², homes from R$ 1.3 million up to R$ 6 million, IPTU of R$ 50 to R$ 230 a month and a condominium of about R$ 1,000. Those are Loft's own listings, so ask about anything outside that range.
Short lets are the local business, at a modest rate. Airbtics counted 643 Airbnb listings in Barra da Lagoa up to August 2026, averaging R$ 270 a night, against R$ 373 in Campeche and R$ 398 in Ingleses. The village already has pousadas and hostels competing for the same guests. No published data covers the village's winter occupancy, so ask owners how many weeks they rent from May to August. Citywide, May is the weak point of the year. The rental tax guide is worth reading before you run the numbers, and remember that a building's convention can end the plan.
Who chooses the east coast and what they give up
Living here means trading convenience for the sea. One guide lists schools, supermarkets, pharmacies and a health post in the village, but no hospital was found in the sources for this page, and the nearest big private ones are downtown. Those sources name no school here, so families should ask which ones take new pupils and test the school run first. Buses run to the Lagoa terminal, but most people with work in town will, in general, drive through the Lagoa.
For most buyers the choice is between three neighbors. The Lagoa gives you more shops and year-round company, at the cost of noise and its sewage dispute. Campeche gives you a longer ocean beach with newer buildings and more schools, at a higher price. Barra is the cheapest entry and has the most village life. Surfers who want a smaller town at a lower price also look to Praia da Pipa in the Northeast, where the water is warm year-round, or to Garopaba further down this coast. See the city overview for how this fits against the rest of the island.
Before you commit, come in July on a weekday with rain, walk the canal both ways and try the drive out. Then come back on a January Sunday and do it again. The gap between those two days is what you are buying.

Can I buy on the far side of the Barra canal?
Yes, there are homes and hostels there, but the bridge is the only access. Check how materials and a fire truck get in, and read the matrícula closely.
Were the Praia Mole bars demolished?
A judge ordered it in March 2025, and the TRF-4 put it on hold in June 2025 while the parties talked. The final result could not be confirmed.
What does an apartment cost in Barra da Lagoa?
A typical 60 m² unit was listed at R$ 740,000 in November 2026; half of all apartments fell between R$ 585,000 and R$ 1,285,000.
Is Barra da Lagoa good for short lets?
It had 643 Airbnb listings at about R$ 270 a night over that year, below Campeche and Ingleses. No published occupancy for the village alone was found.
