A commuter beach in another municipality

Praia do Francês belongs to Marechal Deodoro, the town next to Maceió on the south side, and travel guides put it 20 to 25 km from the capital, about 30 minutes by car on the AL-101 when the road is clear. That closeness is the whole point. People who work in the city can live here, and families from the city fill it at weekends. Marechal Deodoro's historic center, birthplace of the marshal who proclaimed the Republic, is about 11 km and 20 minutes from the beach.

The beach has two characters. A stone barrier shelters most of it, the water stays calm, and at low tide pools form that suit children. Melhores Destinos calls it gentle and warns that at high tide much of the sand is covered. Elsewhere on the same beach there is a stretch of strong waves used by surfers. A buyer should stand at both ends before choosing, because they suit different lives. The commercial heart is a street called La Rue, lined with bars and shops and closed to cars at weekends, with craft shops along the sea front.

Because this is a separate municipality, its own tax code, master plan and building rules apply, not Maceió's. Ask the Marechal Deodoro city hall for the ITBI rate and the IPTU sheet, since the capital's 30-day discount does not automatically carry over.

Prices on a mixed market

No index covers this beach. Apto lists 11 off-plan projects across Marechal Deodoro, with a mean of R$ 12,686/m², but the range from R$ 1,760 to R$ 20,545 shows it mixes very different things. It lists four projects at Praia do Francês itself: the cheapest starts at R$ 235,000, and one building reaches the town's highest price per square meter. Plans at the beach run 32 to 86 m². Those are asking prices for new units from a listing site, and its numbers are not always consistent.

Against the capital, that is well below Apto's Maceió figure of R$ 14,565 and well below Ponta Verde's R$ 18,486, for a beach you can reach from Maceió in half an hour. A buyer pays less per square meter and gives up services, so check where the nearest hospital and private school are. The hospitals in our sources are in Maceió's Gruta de Lourdes and Poço, and Cruz das Almas is getting one across the capital. Budget for the drive. Daily costs follow Maceió's budget figures closely, though we have no separate data for this town.

We found no published short-let data for Praia do Francês. To estimate, take comparable listings on the platforms, count booked nights across a calendar year, and use conservative rates for April to August. Airbtics' Maceió nightly rate and occupancy describe a different market, so do not carry them across. Weekend and school-holiday demand is real, as guides warn of crowded sand at weekends, but week-long weekday demand needs testing. Families from the capital are the natural market here, and they bring cars, so ask how parking works around La Rue at weekends and where guests leave a car if the building has no garage.

Stalls, sea front and land rules

The sea front here has already been through one federal clean-up. In October 2017 TNH1 reported the SPU's Alagoas superintendent holding the city to a court-approved timetable for removing 13 beach stalls, with the city carrying out the demolition. A buyer of a beach business here should read that history before paying for goodwill. The current sea front has organized stalls, according to one travel guide, and new ones should show authorization.

Marine land rules can apply on this shore as on any Brazilian coast, and no public list covers this beach lot by lot. The guide to federal coastal land explains what to look for, and our title steps cover certificates. Apto also lists projects in nearby Barra Nova, so for any plot or new condominium ask for the subdivision's registration and the environmental license, and confirm whether it is urban or rural before signing.

One difference from the north: Marechal Deodoro is not among the municipalities in the June 2025 protected-area decree for the Costa dos Corais, whose Alagoas list starts at Maceió. Other environmental rules still apply, including dune, mangrove and lagoon protection, so ask a local surveyor. That is a general observation.

Water, weather and when to look

On the state's beach reports this coast tends to do better than the capital. In February 2026, when 11 of 20 stretches failed in Maceió, IMA reported only 1 of 23 failing on the whole south coast, at the mouth of the Niquim river. That is one sample, and conditions change, so check the latest bulletin for your stretch.

Travel writers suggest September to March as the best time to visit and warn about May to July, when it rains a lot. Maceió's station records 322.8 mm in June against 36.7 mm in December, and this beach is close enough for that to be a fair guide. Come during the rains too if you are serious, as drainage on low-lying streets near a beach only shows itself then.

Compared with the towns to the north, this is the practical choice: nearest to the capital, easiest for residents and easiest for weekend guests. For calm water elsewhere in the region, buyers also look at Porto de Galinhas near Recife. For a quieter, more expensive coast with a good deal more legal risk at present, head to São Miguel dos Milagres, and return to the Maceió guide for the capital's own checks.

Questions about Praia do Francês

Can I commute to Maceió from Praia do Francês?

Guides give about 30 minutes by car when the road is clear. Test it on a weekday morning and a Sunday evening before you decide, since no published commute data exists.

Is the sea calm at Praia do Francês?

Most of it is, thanks to a stone barrier, with pools at low tide. Another stretch has strong waves used by surfers, so check which end a property is near.

Do Maceió's taxes apply here?

No. The beach is in Marechal Deodoro, which has its own tax code and master plan. Ask its city hall for the ITBI rate and any discount.

How much do apartments cost here?

New projects at the beach start at about R$ 235,000 on Apto, and the town's off-plan average is R$ 12,686/m². We found no index for used homes, so ask for recent ITBI values.
