Two airports and a slow road
Maragogi is about 127 km from Maceió and about 124 km from Recife's airport, so owners can use either. Expect 2 to 3 hours by car. Esse Mundo é Nosso describes the coastal AL-101 as mostly single-lane asphalt in good condition, passing Milagres and Japaratinga, with a ferry at Porto de Pedras on that route. Buses are a poor option: there is no bus terminal, a single weekly direct service was reported in 2022, and the complementary line from Maceió's terminal stops everywhere. In practice, owners and guests need a car or a paid transfer, and that cost belongs in any rental plan.
The town's reputation rests on the coral reef offshore, reached by boat. The Galés pools are visited only at low tide, so visitor numbers on any given day follow the tide table. Visitors often come on day trips from Maceió or Recife, about four hours of travel round trip, and do not stay overnight. Your apartment competes for the guests who do.
Boats, stalls and federal judges
Maragogi lies inside the APA Costa dos Corais, a federal environmental protection area that a June 2025 decree enlarged by about 89,441 hectares, to about 495,084 hectares across Alagoas and Pernambuco. Earthworks, new roads, beach interventions without authorization from ICMBio and the SPU, and dumping effluent into the sea or mangroves are among the prohibited or restricted activities. The park agency ICMBio runs the area.
This coast has seen a lot of enforcement lately, and it directly affects what a visitor gets. In January 2025 federal prosecutors sued to annul a municipal decree allowing tourism at Lagoa Azul on Praia de Antunes, saying it ignored the area's management plan. In September 2025 a federal ruling told the city to submit a nautical buoying plan for São Bento, Centro, Ponta de Mangue, Barra Grande, Antunes, Bruna and Peroba after complaints about jet skis near bathers. In July 2026 a federal judge halted boat trips by an operator lacking a valid environmental license, with a fine of R$ 15,000 per boat for each violation.
On land, in March 2026 federal prosecutors gave the city a final 15 days to present a project for ordering the central sea front, which it had promised since 2024. They also arranged an inspection with the SPU's Alagoas office, because many beach stalls have no formal federal authorization. Fines, embargo, removal and demolition are all on the table if irregularities are confirmed. A buyer of anything on the sand, or of a plot with a beach-stall business on it, should have a lawyer read this file first and study how federal coastal land works.
What is being sold, and to whom
We found no FipeZAP or similar index for Maragogi. Apto shows six off-plan projects, all listed in the Centro, averaging R$ 16,105/m² and running from R$ 11,109 to R$ 22,124. The cheapest starts near R$ 296,224, with studios and two-bedroom plans drawing the most interest, averaging about 65 m². That is above Apto's figure for Maceió's own Jatiúca, in a town far from the capital's services. These are developer asking prices, and the page itself has internal inconsistencies, so get the sales table directly.
Many of these products are sold on a resort or apart-hotel model. Before buying one, ask who operates it, what share of income goes to the operator, whether you may use your own unit in high season, and whether the unit has its own registered title. Our notes on off-plan purchases list protections to look for.
The short-let numbers deserve a slow read. Airbtics gives Maragogi R$ 408 per night with only 43% of nights booked over the year to August 2026, about R$ 66,000 in revenue and 761 active Airbnb listings, 30.7% more than a year earlier. BnBCalc, using a different method for a wider market area, shows R$ 861 a night at 22%. Maceió's own Airbtics occupancy is 62%. So nightly rates are higher here and nights booked are far fewer, which is a seasonal pattern worth testing before you buy. We print no yield; nobody named has published one here.
Water, mangroves and what to check
The reef is the asset, and the state's beach reports show the land side matters. In December 2025 IMA listed the mouth of the Maragogi river and the area in front of the Persinunga river as unfit for bathing, and in February 2026 it listed three areas near Maragogi. River mouths are the places to avoid, so a building beside one should be visited after rain.
Have a lawyer confirm whether any lot you consider borders mangrove or restinga, since the 2025 decree restricts earthworks that alter local ecology and bars dumping waste or effluent into mangroves. Beach names matter in this town, too: São Bento, Centro, Ponta de Mangue, Barra Grande, Antunes, Bruna and Peroba all fall under the buoying order, so ask what is planned off your stretch of sand. Foreign buyers looking at a larger plot should also check whether it is legally rural, under the rural land limits.
Check list for Maragogi: confirm the municipal permit, IMA license and any ICMBio or SPU authorization; read the matrícula for federal notes; ask if the project depends on a beach access that the sea-front plan might change; and visit in June as well as January, since rain on this coast peaks in the middle of the year, as the Maceió guide's calendar shows. For a smaller, quieter alternative, see São Miguel dos Milagres, and across the state line, Porto de Galinhas is another resort coast buyers compare.
Questions about Maragogi
Is Maragogi closer to Maceió or Recife?
About the same: roughly 127 km from Maceió and 124 km from Recife's airport. Check flight options to each before choosing where to land.
Can I build on the beach at Maragogi?
Do not assume so. The town is inside a federal protected area, and beach interventions need ICMBio and SPU authorization. Federal prosecutors and the SPU are reviewing occupations on the central sea front.
How much do short lets earn in Maragogi?
Airbtics shows about R$ 66,000 a year in revenue, with nights averaging R$ 408 and 43% occupancy. It is a seasonal market, so plan on many empty weeks.
Are the boat tours legal?
Many are licensed, but a federal judge halted one operator's trips in July 2026 for lacking a valid environmental license. Check ICMBio authorization if you plan to run or depend on tours.
