A beach village inside the municipality of Ipojuca
Porto de Galinhas is a village in the municipality of Ipojuca, about 60 km from Recife and 48 km from the airport, on mostly dual-carriageway roads, and the drive takes roughly 70 minutes. The name covers a long strip: Muro Alto to the north, known for its calm water, then Cupe, the village itself with Merepe, and Maracaípe to the south. The municipality reported more than 1.2 million tourists in 2025 and hotels at 96% over New Year's 2026.
Most buyers here, as a general observation, are not moving in. A January 2026 regional report, short on numbers, describes developers and investors chasing second homes with full rental management, and an estimated R$ 500 million resort in Muro Alto with almost 1,000 rooms. A November 2025 report says one operator opened a second Muro Alto resort, taking its two properties to 1,385 apartments. So the market depends less on neighborhoods than on what kind of building you buy into. Beach buyers also compare Pipa near Natal and Maragogi in Alagoas.
Prices and what you get
Small and expensive is the pattern. A Corrida dos Bairros put the November 2026 apartment median in the village at R$ 13,774 a square meter on 149 listings, and the usual unit measures just 35 m² and asks R$ 520,000. Off-plan averages on apto.vc run near R$ 15,768 per square meter across 25 listings, from R$ 10,769 to R$ 25,549, well above the FipeZAP average of R$ 9,045 for Recife. Asking rents have a median of R$ 96.40 a square meter on only 17 listings, and the typical monthly rental is the same 35 m² at R$ 3,200.
Before you buy a studio at those prices, check exactly what is on sale. A hotel-style unit with a rental pool, a timeshare week and a registered apartment are different products with different rights. Read the contract, the convention and the operator's three-year statements, and the off-plan guide if the building is not finished. A unit you may not use in peak weeks and may not rent yourself, as a general observation, behaves more like a financial product than a home.
Short-let numbers and new supply
Supply is the story. AirROI counts 5,467 active listings in Ipojuca in the year ended September 2026, averaging R$ 647 a booked night, 37.3% occupancy and R$ 55,870 of gross revenue a listing, down 6.6% in a year. Monthly revenue peaks in January at about R$ 13,300 and falls to about R$ 4,470 in May. The president of the local convention bureau called the first quarter excellent in April 2026 but said forward sales were harder, and the destination added about 5,800 beds in a year without matching demand.
No published net yield turned up, so none appears here. To estimate one, use actual statements from a similar unit in the same building, and take off the operator's share, condominium, IPTU, cleaning, income tax and months such as May. Non-residents can start with the rental tax guide. The hotel figures also matter for you. An owner, as a general observation, competes with hundreds of new rooms, and a resort with a staffed pool can underprice you in the low months.
Sewage, sea and contested walls
In March 2025 a video showed dirty water running over the sand toward the sea. Ipojuca's city government said the structure was a storm drain with illegal connections that it had reopened in heavy rain, and Compesa, the state water company, said it did not operate a sewage system in Porto de Galinhas. A first stage of about R$ 65 million, for about 19,000 people in Merepe and the village, was due in mid-2026. This guide did not find confirmation that it has been completed. In August 2022 the state environmental agency, CPRH, listed Porto de Galinhas and Ponta de Serrambi as unfit for bathing that week. Ask for the latest weekly bulletin, and ask how your building disposes of its own waste.
Erosion has already reached the courts. At Pontal de Maracaípe a wall of coconut trunks and sand bags, permitted by the state for up to 250 meters, was found to reach about 570 meters, blocking access and, by Ibama's account, affecting turtle and seahorse habitat. A federal court ordered it removed in May 2026, and in October another decision put the removal on hold. A buyer looking at a frontline lot should see this as a warning about what the law may let you do to hold back the sea.
Title and the federal line
A property called Merepe, which the report places only on the state's south coast, has already produced one instructive federal case. A company bought it in 2011 after a demarcation of the federal marine line had pushed the federal share from 3,274.70 m² up to 11,775.73 m², and in 2014 the regional federal court kept the demarcation, finding the challenge out of time. Buy on this coast only after reading the SPU record and the demarcation date, and ask a lawyer about laudêmio. For what to pull, see the laudêmio and marine land page and the title searches.
Building rules are a further check. Pousada owners complained in 2022 of neighbors going above four floors without permission while their own requests were refused, and the report said the master plan then allowed four. No current height table for Ipojuca turned up, so get the city to state in writing what your lot allows, and ignore what the next building did. Land sold on possession alone calls for the posse guide, and rural land rules may apply beyond the town limits.
Season and safety
The wet season matches Recife's, as the hub guide shows, so visit in May or June to see drainage. On safety, the state security office recorded six homicides in Ipojuca from January to September 2026, and two tourists were beaten on the beach in December 2025 in a case that prompted emergency enforcement by the city. Cabo de Santo Agostinho, which you cross on the way, had a rate of 59.9 per 100,000 in the 2026 Atlas.
Questions about Porto de Galinhas
How far is Porto de Galinhas from Recife airport?
About 48 km, roughly 1 hour 10 minutes by car on mostly dual-carriageway roads, according to a travel guide. Traffic in high season adds to that.
What does a small apartment cost there?
The November 2026 count from A Corrida shows 35 m² at R$ 520,000 as typical, or R$ 13,774 a square meter. New projects on apto.vc average near R$ 15,768.
Can short lets pay for the purchase?
AirROI shows R$ 55,870 of gross revenue per listing in Ipojuca, down 6.6% in a year, with occupancy at 37.3%. Costs come off that, and new supply is large, so get real statements from your building.
Is the water clean?
It varies. A 2025 sewage video and a 2022 state bulletin raised concern, and a sewer system was still being built in the reports found. Read CPRH's newest bulletin, since results change weekly.
