Life along the avenue
If Búzios has a neighborhood that keeps working in June, it is this one. Avenida José Bento Ribeiro Dantas runs right through Manguinhos, and most of what residents need is on it or just off it. Listings put Princesa Supermercados and Rede Economia on the avenue, the second at number 3,125. Porto da Barra, by the pier, is a waterfront complex of about 14,000 m² with some 15 bars and restaurants, some 5 km out from the center, with bus lines 307, B160 and B165 stopping nearby. Instituto Santa Rosa, a private school from preschool to high school, is nearby on Rua Leila. The public Escola Municipal Nicomedes Theotônio Vieira fronts the avenue, and the city's women's secretariat is on Rua das Melancieiras. Our read is that a family could run most of its week on foot from the right block here, which is rare in this town.
The cost of that convenience is the traffic. Everything heading to Centro, Geribá or Ferradura from the entrance of town can pass this way, and Melhores Destinos warns visitors about the avenue. When the city repaved the stretch between the Nicomedes school and Rua da Linguiça in September 2026, it worked at night to limit disruption. Ask yourself which side of the avenue you would live on and how you would cross it at 6 p.m. in January. The master plan also treats this road as a project in its own right. It calls for sewers, drainage, restored public space and building renovation along it, wants the main access road resized, and asks for a planted no-build strip of 17 m along structural roads on the peninsula. If a house depends on curb parking or a front wall, ask the planning office what that could take. A house on a side street such as Rua Clara Nunes or Rua Gaiola das Loucas can be a very different proposition from one that fronts the road.
Community life shows up in the calendar. For Corpus Christi in 2026 the city closed the avenue from the Workout gym to the Ceceu junction so people could lay salt carpets in front of the Igreja Matriz Santa Rita de Cássia, and the 2026 Carnival bloco Cachaça no Bule ran from Posto do Ceceu to the Nicomedes court. Compared with Centro's parties these are local affairs, though you may still find your street shut for a morning.
The pier, the wind and a thin sand strip
You buy here for what happens on the water, not for lying on a towel. Melhores Destinos describes a long beach with a very thin strip of sand from the Marina to Ponta da Sapata, calm water and good wind, with kitesurfing, windsurfing and sailing. Fishing and tour boats moor in the bay, and water taxis link it with the Centro pier and Praia dos Ossos. The state's test point in front of Rua Rancho Grande stayed clean all four times through June 2026, though the usual caution after rain applies. As a general observation, wind-sports visitors want storage and an outside shower, so a house with both has an edge with them.
Plans for this shoreline are worth reading. The master plan's tourism-interest area for the seafront calls for a redevelopment around the Píer dos Pescadores and a nautical center near Praia de Manguinhos, and the plan lists lots around the Píer da Colônia dos Pescadores for city preemption. The Igreja Metodista de Manguinhos on the avenue is on the heritage list, and a 2024 law protects it, so neighbors need a commission's view before building. Nothing suggests the nautical center is imminent, but it could one day change what stands beside a waterfront lot.
Manguinhos was also among the beaches named in the 2021 federal-driven notices over structures on the sand, so a first-row house deserves the same checks as anywhere on the coast. An SPU search and our federal land explainer cover that side.
Where the water goes after rain
Manguinhos sits where other neighborhoods drain. The city says water from Cem Braças runs to a pump house here, which had a new pump installed and a faulty one replaced by October 2026 to move more water. It also listed drainage works as finished in Manguinhos and at Porto da Barra. Those may help, but the record shows the strain. It was one of four places city hall singled out after the storm of 26 February 2026. On 3 February 2026 a break in the drain under the avenue near Posto Cecel made the road sink, and traffic was sent past the Catholic church to the Barbuda roundabout.
Sewage and storm water have also been mixed. In March 2026 the mayor discussed with Prolagos removing a dry-weather collection system at Porto da Barra to protect drainage on Rua Celeste da Costa, Rua da Linguiça and Rua Parque das Acácias. Those three streets deserve a close look after rain. The master plan also pairs drainage on this avenue with the recovery of Lagoa do Bosque, one more low wet point, and Lagoa de Geribá lies between this neighborhood and its neighbor. Cem Braças, which feeds this system, is still having its sewer network laid.
Before buying, walk the block in rain or right after it, and check for raised doorsteps and water lines on walls. Then call the Defesa Civil and match the street against the sewer map. Our page on risk maps explains what they leave out. Ask how long the water stood last time, because a house can be fine in ordinary storms and still lose its contents once every few years.
Asks, rents and the mix of stock
Chaves na Mão listed 366 properties here on 3 November 2026, second only to Geribá. The first page shows why a single average would mislead. A 228 m² house on the avenue asked R$ 1.45 million, a 229 m² house R$ 1.53 million and two gated houses of 305 m² about the same. A 200 m² gated house on Rua Clara Nunes asked R$ 3 million with a R$ 2,500 fee, a house on Rua Gaiola das Loucas about R$ 4.5 million, and a five-bedroom gated house on the avenue R$ 3.99 million with a R$ 931 fee. A 300 m² lot asked R$ 890,000, and a 4,500 m² lot R$ 2.5 million. A 43-bungalow seafront resort is also on the market at about R$ 40 million to R$ 43 million, which tells you hotels trade here as well. On our index, a lot pitched to builders asks R$ 12 million. Asks per m² on those cards run about R$ 4,400 to R$ 23,100, so a price only means something against a named block and a plan.
Rents give a steadier signal. A three-bedroom gated house on the avenue wanted R$ 5,000 a month and a four-bedroom on Rua Dr. Carlos Ernesto Esteves de Oliveira R$ 6,000, with monthly fees of R$ 1,200 and R$ 1,600 on top, well below comparable Geribá asks. One large card marked for temporada asked R$ 3,500 a month, so check whether the figure is a real annual price. Tenants who work in town want this location, as a general observation, because they can reach shops and schools and avoid much of the drive. If you intend to hold a house on a yearly lease, this is a more natural place than the beachfront neighborhoods. Foreign owners should see how rent is taxed, and everyone should look at our town budget to see what a tenant can afford.
Short lets work here too, on a smaller scale than Geribá, mostly for wind-sports visitors and families wanting easy access to shops. Nothing published splits this out from Airbtics' town-wide numbers, so ask a manager for real calendars.
How it compares
Against Geribá, you give up the surf and pay less for a house, and you gain shops and a school within reach. Against Centro, you lose the walk to the old town but also lose the parades and the bars under your bedroom. Against Rasa, further toward the mainland, you pay more and flood risk may be similar, but you are closer to everything on the peninsula. Ossos offers older streets and very little to buy.
For a wider comparison, buyers wanting water sports and a year-round town also look at Lagoa da Conceição in Florianópolis, in a much bigger city with a FipeZAP reading. If you are still deciding between towns, the town overview has the full picture of taxes, land and transport, and our notes on owner sales cover the checks when there is no broker in the deal.
Questions about Manguinhos
Would Manguinhos work as a year-round home?
It is the most practical part of the peninsula, with supermarkets, a school and restaurants along the avenue. The price of that is traffic and flood-prone streets, so pick the block with care.
Does Manguinhos flood?
Yes, in places. A storm and a drain break both hit in February 2026, and a new pump and finished works were reported that October, so ask how the street did in the most recent storm.
Is the beach good for swimming?
The water is calm and state tests were clean through June 2026, but the strip of sand is thin and it is known for wind sports. People wanting a wide beach go elsewhere.
How much is rent in Manguinhos?
Gated houses with three or four bedrooms showed about R$ 5,000 or R$ 6,000 a month in late 2026, fees extra. These are asks, so negotiate and confirm the term.
What is planned for the waterfront?
The master plan calls for redeveloping the area around the Píer dos Pescadores and a nautical center near the beach, and no start date was found. Ask the planning office about anything next to a seafront lot.
