Who the calm water suits

Families buy here for the bay. Catraca Livre describes calm, clear water in a cove with restaurants along the front, chosen by people with children, and the state's test point near the Pousada Ferradura Beach went six for six between January and June 2026. Fishing boats still rest on this sand. Compare that with the waves next door at Geribá, which draws surfers and bars, and you have the basic choice between these two addresses. If you want a small child in the sea at breakfast, you want this one.

The neighborhood wraps around the bay and runs up the hills on both sides, then back inland past Lagoa da Ferradura toward the second road out through Cem Braças. Farther round the point, Ferradurinha is a separate small cove, with Prainha dos Amores, reached past hillside houses and condominium lots on Estrada Velha da Ferradurinha. A house may share the name Ferradura and still sit a long way from the sand, so try that walk at a child's pace and check where you can park. The neighborhood's own life centers on Praça da Ferradura, where the last Carnival parade of 2026 ended, and Praça da Mandrágora, which the city was finishing in October 2026 with a synthetic-turf court, a playground and an outdoor gym.

Evenings are quiet compared with Centro, as a general observation, and you will drive there for most nights out. Treat this as a house-and-pool neighborhood. Water taxis serve the bays on the other side of town, so you are also more dependent on the car than an owner near the piers.

A new protected area and a city option

Inland, the map changed in 2026. Decree 3.098 of 11 May created the Área de Relevante Interesse Ecológico Lagoa da Ferradura, a municipal unit covering 93,787.90 m² to guard the lagoon, its bank forest and remnants of Atlantic Forest. City hall's announcement lists goals and does not spell out restrictions on neighbors, so ask the climate and sustainability secretariat for the decree's map and rules if your lot touches or adjoins it.

Two older rules stack on top. The plan lists lots beside this lagoon for the city to step in as first buyer, which can add time and a notice step once a municipal law sets the procedure. Article 83 lists planned municipal parks within the neighborhood at Lagoinha, Boca da Barra, Ponta das Poças and the lagoon itself. The stretch from Boca da Barra out to Ponta da Ferradurinha has extra environmental status too. A park on a plan is not yet a park on the ground, but it can shape what a licensing officer will approve next to it. A lawyer should plot the lot against all of these, and our title checklist names the certificates to request.

The plan also names Canto Esquerdo and Ferradurinha together as still needing regularized land, drains and a sewer network. Buyers around there should not assume clear lot records or a mains connection. Ask for the registry record of the individual lot and the group's approval, and match the street to the city's sewer map.

Slope and height on a view lot

Views here come from hills, and hills are where the master plan is strictest. Your roof may clear the hill's crest by just 1 m. On a slope in a protected landscape, your top stays within 1.50 m of the average curb level, and no pillar may exceed 5 m. Those three limits decide how much house fits on a steep lot, so a 1,500 m² plot with a superb outlook can build far less than the same lot on level ground. Have an architect sketch the envelope before paying for an outlook.

The city has acted here. In November 2021 inspectors stopped a four-story job on Rua Hilda Campofiorito, which also covered the lot's green area, and started demolition proceedings. City hall cited the master plan's limit of two floors. If you are buying an existing house with a tall downhill side, count floors from the street below, and compare the approved plans with what is there. A third level that an agent calls a basement may be counted differently by an inspector.

On many lots near the water, the shoreline rules bite as well. The land-use law bans retaining walls on lots fronting Prainha da Ferradura in the Ferradura bay and Prainha dos Amores in the Ferradurinha cove. Ferradura owners were also on the list in May 2021, when federal prosecutors had the city send notices over ramps, stairs, walkways, fences and walls that touch the sand. Fines started at R$ 40,000, and removal came with them. So a private stair down to the water, however lovely in the photos, is a question and not a feature. Federal land rules add a further layer for foreign buyers close to the sea.

Elsewhere the plan protects access. Article 40 forbids gated groups that block the way to the sea, and Article 75 guarantees public access by easement, trail or lookout. A group that has fenced off a path may be heading for trouble with neighbors or prosecutors.

Large lots, big houses and current asks

Ferradura is among the few parts of town where large plain lots are a regular part of the market. Chaves na Mão showed 222 Ferradura listings on 3 November 2026. On the first page, three plots of 1,500 m² wanted between R$ 950,000 and R$ 1.1 million, including one on Rua Tide Thomé Carminha with IPTU of R$ 700 shown on its card, and a 4,500 m² group of three lots asked R$ 3.6 million. That works out to roughly R$ 630 to R$ 800 per m² of land.

Houses cover a wide range. A 250 m² three-bedroom asked R$ 1.35 million, and a 187 m² five-bedroom gated house on Rua Gii asked R$ 2.4 million with a R$ 3,124 fee. A 540 m² six-bedroom asked R$ 4.2 million, a 576 m² one wanted a little more and a 1,500 m² property R$ 8 million. An 80 m² loft asked R$ 750,000. Listings on our index show the top: R$ 17 million for a five-bedroom on Rua Lydia Gonçalves de Almeida, and R$ 12 million on Rua da Corrente, though those are asks that may never meet a buyer. Rough asks per m² on the portal page ran R$ 5,300 to R$ 12,800, and the area shown may be the lot rather than the house.

A house of 500 m² and many bedrooms costs a lot to keep. Budget for gardens, pool, security, salt damage on metal and a caretaker, then test whether letting it in January covers that. Airbtics' town-wide medians are 47% of nights and R$ 608 a night, and a large family house is a smaller, seasonal market within those figures. Nothing published splits Ferradura out, so get real calendars and statements from a manager of a comparable house.

As a general observation, year-round tenants are fewer than in Manguinhos, and a long lease on a large house is unusual. Anyone counting on income should see how short-let rules work and check the group's convention first.

The entrance road, drains and services

The city was doing drainage work at the entrance to the neighborhood in October 2026, part of a wider push it says responds to years of floods. Ferradura was not among the four worst-hit areas it named in the storm of February 2026, but as a general observation, low parts near the lagoon collect water from the hills. Check with the neighbors, and see how to use official maps. On a slope, have an engineer look at retaining structures and at drainage from the lots above you.

Services are limited. The neighborhood has its own squares, but no large supermarket came up in directories, and you shop on the avenue at Manguinhos. The municipal hospital is in São José on the mainland side, and the alternative road is your likely route. Plan for a car, and for two if your household does not all keep the same hours.

Choosing against other places

Against Geribá you trade surf and bars for calm water and more land. Against Ossos you trade old-town atmosphere and a walk to dinner for space and a pool. Across the town as a whole, land here runs cheaper per square meter than on the avenue in Centro and higher than in Rasa. Families who want a family beach elsewhere also consider Natal's Ponta Negra. Natal has a FipeZAP reading to check against, which Ferradura lacks.

Questions about Ferradura

Is Ferradura good for children?

It is the calm-water choice, with clear water in a closed bay and restaurants on the front, and the state's tests in 2026 came back clean. Check the walk from the house, since some addresses sit well up the hill.

What does a lot cost in Ferradura?

Plots of 1,500 m² wanted about R$ 1 million in late 2026, or roughly R$ 630 to R$ 730 per m². Have an architect test what the slope and zone rules let you build first.

Can I keep private stairs down to the beach?

Not safely without checking. The notices of 2021 named stairs, ramps and walls in this neighborhood, and the penalties were heavy. Ask a lawyer and check the SPU record.

What is the Lagoa da Ferradura protected area the city created in May 2026?

A municipal unit created by Decree 3.098 in May 2026. The city's announcement does not list limits for neighbors, so get the decree and ask the secretariat.

Does the city have a right to buy my lot here?

Around the lagoon it may, since the master plan lists those lots for preemption, though the procedure itself is left to a separate municipal law. Get the planning office's answer in writing before you close.
