A surf beach with a lagoon at its back

Most of Geribá's value comes from a single fact: it has waves. Catraca Livre describes strong surf that draws young people and a busy line of kiosks and bars, and the tourism office marks off a sports area from the middle of the sand toward the left corner. Guests come for that energy, and so do the owners who let to them. Most of the other well-known bays are calm, so this is the address for someone who wants to get in the sea with a board.

Inland from the beach the ground is low and wet. Lagoa de Geribá sits between this neighborhood and Manguinhos, linking the two shores. City hall began work in 2024 after what it said was a 20-year wait: clearing invasive plants, then a walkway with a bike lane, a pier and lighting, with a Parque Lagoa de Geribá conservation unit, trails and water treatment planned. In July 2025 a state program's plan listed a new drainage network and dredging, with possible guardrails and benches, and the stated aim of cutting floods and overflow. The master plan already marks this lagoon for environmental protection and a park. If a house backs onto it, ask what strip the project and the state's marginal protection rules reserve, and what works will pass your gate.

Ponta do Marisco closes the beach at one end, with Tucuns beyond it, and may also become a park. At the other, the plan pairs Canto Esquerdo with Ferradurinha as a place still needing land regularization, drainage and sewers. So the beach's two corners differ in paperwork as much as in view.

The Marisco case and the 30% limit

Read one recent case before buying here. In October 2025, at the request of state prosecutors, the 2nd Court of Armação dos Búzios halted works on lots 3 and 4 of Block A at Desmembramento do Marisco, on Geribá beach, and put the city's permits for the project on hold. Prosecutors said it was licensed as single-family but going up as multifamily. They said images showed nearly half the lot occupied, 49%, where the ZR-30 residential zone allows 30%, and that pools and other works reached into a permanent preservation area. The court also noted risks to groundwater and storm drainage, and set a daily fine of R$ 10,000 per defendant, up to R$ 1 million.

The lessons reach past that one lot. A city permit did not protect the project. The city's own inspection, the prosecutors said, came only when works were well advanced. A buyer who had paid for a unit there would now be waiting on a court. So when a seller shows you an alvará, the building permit, keep going. Ask whether the plans match what stands on the ground, whether the occupation fits the zone, and whether a preservation strip touches the lot. The occupation count under the land-use law includes the footprint of upper floors and any basement, and a separate interference limit counts pools, decks and paved areas, which is where many house additions go wrong.

The sand has its own record. In April 2023 a swell exposed rebar, wood and concrete from kiosks demolished more than 20 years earlier on Geribá beach, and the city had to clear them. In May 2021 Geribá owners were among those told to clear anything built out onto the beach or rocks, or face fines that could reach R$ 80,000. In April 2026 city teams were on the sand organizing vendors, and in the same month inspectors notified a condominium over tree cuttings dumped on a public road. Rules here get enforced in bursts, and any first-row house raises the federal land question as well.

Gated groups and what the fee buys

Chaves na Mão listed 592 properties in Geribá on 3 November 2026, far more than any other part of town. The first page shows what dominates: houses of three to five bedrooms in gated groups or on small streets, mostly between R$ 1.27 million and R$ 3.2 million. A four-bedroom on Rua Márcio Donegal Vieira asked R$ 1.275 million with a R$ 1,192 fee. A three-bedroom in Condomínio Kailua asked R$ 1.265 million. A four-bedroom on Rua Gerbert Perissé asked R$ 2.7 million with a R$ 2,300 fee. A four-bedroom on Rua da Redonda asked R$ 2.3 million. A house on Rua Bouganville with 20 bedrooms, sized like a pousada, asked R$ 6 million. At the top sit R$ 15 million houses on Avenida Geribá and Estrada Canto Esquerdo de Geribá. On another portal, a six-bedroom on Rua Campo de Pouso of 198 m² asked R$ 2 million with a R$ 3,103 fee, which works out at R$ 10,101/m². A fee at that level takes more than R$ 37,000 a year out of any rental income, so run that sum first.

Monthly fees that top R$ 1,200 and reach R$ 3,600 are high for a house, so find out why. In a small group that money may cover a guard, a pool and gardens, and in practice each owner is exposed to the others' arrears. Ask for 12 months of accounts, the convention, the minutes and any lawsuit. Our notes on group fees help with those. Also check whether the group itself is registered.

Prices on the cards reach about R$ 7,600 to R$ 19,300 per m² for ordinary houses, and our site's R$ 18,571/m² index median, drawn from far pricier homes across town, is no guide to these. Area on a card may be lot or building, so calculate your own figure from the plans. For new product, an off-plan portal shows one project with 52 m² units linked to a surf club under construction in the municipality; see how off-plan deals are protected if that appeals.

Streets to check after rain

Geribá made city hall's short list of the worst-hit places in the February 2026 storm. Rua dos Gravatás, which it calls one of the main accesses to the beach, was having old pipes replaced as of October 2026. Further works were promised around the lagoon, and the mayor raised the lagoon with Prolagos in March 2026. Whether a house floods depends on the block, so go after heavy rain, look at the road surface and thresholds, and phone the Defesa Civil. Official risk maps help, though they rarely go down to one house.

The beach itself tests well. INEA's point at Geribá, in front of Rua Vieira Câmara, came back clean four times in early 2026. The city's sewer map shows which streets have the separate network, and connection is mandatory where it runs, so check your house against it. As a general observation, wet ground also means mosquitoes, damp walls and shallow groundwater, which matter if you plan a pool or a basement. Ask a local engineer about the water table before you draw either.

Lets, crowds and the choice against its neighbors

This is one of the main short-let areas, as a general observation from the number of listings and the kiosks on the sand, but no published source splits Airbtics' 47% town-wide median occupancy or R$ 608 daily rate by neighborhood. Year-round rents give another reading: in November 2026 three-bedroom gated houses here wanted about R$ 9,000 or R$ 10,000 a month, nearly double the Manguinhos asks, though some were marked for short stays. Run your own month-by-month numbers from comparable listings on the same street, and check the group's rules first, using our overview of what a convention may ban.

Getting in and out takes planning. Geribá is on the alternative road that links Ferradura, Cem Braças and São José, which helps when the main avenue jams, and it has no walkable town center of its own. Supermarkets are mostly along the avenue in Manguinhos. Directories show two private schools here, Santos Filho and Dominus.

Choosing among neighbors comes down to the water and the street life. Ferradura next door offers calm water and fewer waves for a family with small children, on steeper ground with larger lots. Manguinhos has lower asks and shops within reach, but thin sand and wind instead of surf. If you want to walk to dinner, look at Centro instead. Surf buyers elsewhere in Brazil compare the east coast of Florianópolis, where a FipeZAP city reading gives a benchmark that does not exist here. Start with our main Búzios page for the wider rules.

Questions about Geribá

Is Geribá good for surfing?

Yes, it is known for strong waves and has a marked sports area on the sand. Ask about currents at your own corner of the beach, since swell conditions change along its length and through the year.

Does Geribá flood?

It was on the city's list after the February 2026 storm, and a lagoon project lists flood reduction as a goal. Check the specific block after rain, because pipes on Rua dos Gravatás were still being replaced in October 2026.

How much do houses cost in Geribá?

Small gated houses start around R$ 1.27 million on current cards, and the very top reaches R$ 15 million. Monthly fees can pass R$ 3,000, so add them when comparing.

What was the Desmembramento do Marisco case?

A court order of late 2025 froze works and permits on two lots, with prosecutors alleging occupation well above the zone limit and building in a preservation area. It shows why a permit alone does not settle a purchase.

How much can I rent a Geribá house for by the month?

Late in 2026, three-bedroom gated cards showed about R$ 10,000 and five-bedrooms up to R$ 12,000, some marked for short stays. Confirm the contract type, and expect lower numbers outside peak months.
