Buying property in Ossos, Búzios

No published neighborhood figure; only 7 listings in November 2026 at about R$ 11,000 to R$ 17,200 per m², so João Fernandes, with 96, is the useful comparison.

A church on the rise and boats at anchor

Ossos gets its value from a very short list of things. The Church and Cemetery of Santana, called the Igreja de Sant'Anna on the tourism office's list of sights, stands on the rise above a small harbor beach full of moored boats. The master plan groups this church, the square at Praça dos Ossos, the seafront promenade and Rua das Pedras as one area of cultural interest, with keeping the architectural character as its stated aim. Next door, a Methodist church on the avenue at João Fernandes went on the heritage list too, and got its own protection law in May 2024. Those laws also point to the age of this end of town: a house called Casa de Aduelas Azuis, beside the state school toward Armação, is dated by city hall to the whaling period of the 18th century.

Practical life runs along Avenida José Bento Ribeiro Dantas, which carries on from the center past the beach toward João Fernandes, and along short lanes such as Travessa Cassiano Rodrigues, where the state tests the water. Ossos came back clean all three times between January and June 2026. Praia dos Ossos is a water-taxi departure point for the northern beaches, so owners here can reach Azeda, João Fernandes and Tartaruga without touching the car. Centro is close by along the shore, so dinner is a walk, and when the road clogs in January you may be glad of that.

Public space has had attention. In October 2025 the city redid the beach entrance, taking out bins, signs and tall plants that blocked the sea view, and added a whale sculpture donated by a Rio artist. In October 2026 about 18 volunteers working with the city and the NGO Mar Sem Lixo pulled 62 kg of waste off the beach in an hour, mostly plastic, and complained of too few bins at the boat kiosks. A working harbor has its litter. Expect visitors at that entrance taking pictures, and more of them at the church.

Building next to listed property

Owning near these buildings changes how you work on a house. Work on a lot touching a property on the heritage list waits on a written opinion from a municipal commission, and that applies to new building and to changes. Radio masts and similar structures are barred from cultural-interest areas and from those adjoining lots. The general rules still apply: two floors, ceramic roofs and limits on the upper level.

Plan for time and for a local architect who already knows the commission. An owner replacing a roof or adding a terrace may need more paper here than in a gated group at Geribá. The land-use law also has separate rules on terraces, which may not exceed 50% of the second-floor area or a third of the facade. Ask to see the file on any change a seller made, since an unapproved addition next to a listed church is harder to defend than one on an ordinary street.

The master plan's tourism area for Armação, Ossos and João Fernandes also calls for sewers, drainage and a revitalized old center, which suggests further street works ahead, and Lagoa da Usina nearby is a target for restoration. The plan's preemption list reaches the Usina lagoons and the land between Praia de João Fernandinho, Ponta de João Fernandes and Ponta do Criminoso, the headland that is also a planned park. So a sale on that point needs a written answer from the city first. Other records to read are set out in our guide to checking a title.

Seven listings and how to price them

On 3 November 2026 Chaves na Mão showed seven properties in Ossos. A four-bedroom house on Rua Gravatás asked R$ 2.8 million, and gated houses of four and five bedrooms wanted between R$ 2.68 million and R$ 3 million, with fees of R$ 1,900 to R$ 2,500 a month. A two-story house on the avenue at number 1,354 asked R$ 3.3 million, as did a ten-bedroom guesthouse on Rua João Fernandes. On a market this thin you cannot price from comparables in the same streets, and the ask may be a seller testing the water. Those cards work out at about R$ 11,000 to R$ 17,200 per m². Portal labels vary, so an address at the edge may also be called João Fernandes or Centro.

For a buyer, thin supply cuts both ways. You may wait a long time for the right house, and you may pay to be first when it comes. When you sell, the same scarcity may help you, but only for a house with a clean file. Ask a local broker for sales they have closed here, not listings, and commission your own valuation. The agents directory can help you find one. If a neighbor introduces you to a seller, as often happens in a place this small, see what changes without a broker.

Rental income here rests on town-wide numbers. Airbtics' Búzios medians of 47% of nights booked and R$ 608 a night cover everything from studios to mansions, and the closeness of restaurants and boats should help here, though no one has published that. A guesthouse is a business with staff and licenses, and it may be tied to lodging use on the registry under the land-use law. Read that record and the license before you model it as a home you could later resell.

João Fernandes next door

João Fernandes lacks a separate page on this site, and buyers looking at Ossos should treat it as the other half of the same search. Chaves na Mão listed 96 properties there in November 2026. The first page ran from a 280 m² gated house on Rua Isabella Sá Pereira at R$ 2.6 million to a 7-bedroom at R$ 11.9 million, with a 375 m² six-bedroom on Rua João Fernandes at R$ 8 million and a 200 m² gated house at R$ 3.1 million plus R$ 2,000 in monthly fees. Asks came to roughly R$ 9,300 to R$ 28,000 per m². A gated group of four homes appears on our index at R$ 10 million for a 613 m² house. As a general observation, expect stairs and a long walk back from the beach on many lots.

The beach has been in dispute for years. In June 2025 the mayor met kiosk operators at João Fernandes and João Fernandinho after a judge ordered their kiosks demolished, and floated removable kiosks like those going in at Tartaruga. In April 2026 a city operation gave out 24 notices for improper use of the sand and removed unauthorized vendors, enforcing a limit of 10 umbrellas with tables and chairs per authorized vendor and citing court orders. Prosecutors want carts, umbrellas and chairs removed after use, and boats that came too close to shore were warned. Fresh beach-trade rules followed in May 2026. If you are buying above that beach, this affects your parking, noise and view, and it is still moving.

Further out, Azeda and Azedinha are small beaches reached by trail or boat, where the city raised a Blue Flag in December 2023. City material also warns that grease in sewer lines can overflow into the sea and harm the Parque dos Corais marine unit. Water there is the asset that keeps this end of town in demand, so the sewer connection of any house you buy matters more than usual. Azeda and João Fernandes each came back clean three times in the state's tests to June 2026.

Choosing Ossos over somewhere else

Pick Ossos if you value old streets, boats and walking, and do not need a large house. Choose Ferradura if you want a calm bay with more land and a pool, and Manguinhos if you need shops and a school on your doorstep. Parties pass through here but do not center here: the 2026 Carnival program shows one bloco, Aí Meus Ossos, going from João Fernandes through Ossos to the Orla, and another starting from Praça dos Ossos, against many more in Centro. Heavy storms are less of a theme in city flood reports, which name other neighborhoods first, though that is no guarantee, so call the Defesa Civil and use these official risk checks.

The closest thing to this mix elsewhere in Brazil's resort markets is O Quadrado in Trancoso, another historic center where buyers face a thin market and no FipeZAP reading. For the whole town's taxes and land rules, go to the main Búzios page.

Questions about Ossos

How many homes are for sale in Ossos?

Chaves na Mão showed seven on 3 November 2026, mostly R$ 2.7 million to R$ 3.3 million. Most buyers also search João Fernandes, which showed 96, since addresses overlap on portals.

Can I renovate a house near the Igreja de Sant'Anna?

Yes, within limits. Adjoining lots need sign-off from a municipal commission before a license, on top of the normal two-floor rules. Allow extra time and hire an architect who knows the process.

Is Ossos noisy in season?

Less than Centro by the 2026 Carnival program, which routes few parades here. You will still see visitors at the beach entrance and at the church, so check the street on a January weekend.

Can I get around without a car from Ossos?

More easily than most places in town. Water taxis leave from Praia dos Ossos, and Centro's restaurants are close by along the shore. The supermarket and the hospital still need a ride.

What is happening with the kiosks at João Fernandes?

A judge ordered them demolished, the mayor proposed removable ones in June 2025, and in April 2026 city teams enforced a limit of 10 umbrellas per authorized vendor. Ask the city how the May 2026 rules apply to your stretch.
