Getting up the mountain
Sources put Campos do Jordão between 170 and 180 km from São Paulo. The usual drive runs along the Marginal Tietê and the SP-70 (Ayrton Senna and Carvalho Pinto), then climbs the SP-123, which one guide times at about two hours when the road is clear. The town has no airport. Guarulhos is the nearest, about 200 km by one guide's count, and the bus means changing at São José dos Campos on the Pássaro Marron line. A second home here is a car decision. One guide times the road from Guarulhos at about two hours.
The winter season changes that sum. The tourism department expected about 2.2 million visitors in winter 2026, and the 56th Festival de Inverno ran from 4 July to 2 August with more than 80 free performances. The Festa da Cerejeira added weekends into mid-August. An owner who arrives on a July Friday will share the road with all of them. Visitors from outside also face a new fee: the city council approved an environmental charge on outside vehicles in 2025, with R$ 13.34 quoted for a car and exemptions for local and neighboring residents. We found no report that collection has started, so ask the city before you count on it either way.
A cold town by Brazilian standards
At the town's own INMET station, the 1991-2020 averages show highs of 23 °C in February and 17.5 °C in June, with rainfall of 231 mm in December and only 32 mm in August. In July 2026 the official low reached 1.3 °C. Few Brazilian markets give you anything like this, and it is the reason for the chalet-style buildings, fireplaces and Capivari's winter restaurants.
The cold has costs a buyer from the lowlands may miss. As a general observation, check heating, insulation and damp before you check the view. Ask how much firewood or gas a house burned last winter and how many hours a shut-up apartment needs to warm up on a Friday night. Damp shows up best after the wet months of December to March. A dry-season trip in August shows you the blue skies and hides the mold.
What apartments and houses ask
FipeZAP does not cover the town, so asking prices are the evidence and they are thin. A Chaves na Mão page listing 392 apartments shows, on its first page, a one-bedroom of 63 square meters in Capivari at R$ 450,000, a three-bedroom of 130 square meters in Alto do Capivari at R$ 900,000, a 105 square meter unit in Vila Floresta at R$ 650,000 and a 164 square meter unit in Vila Inglesa at R$ 2,171,000. Morro do Elefante, Jardim Miraflores and Vila Matilde appear at the lower end of that same page. That is one page of ads, not a market index. Ask for recent ITBI values through a local lawyer, and be wary of round-number comparisons with São Paulo.
Capivari is the center of winter life, with the Parque Capivari auditorium and the restaurants. That means crowds and noise in July and a quiet town in much of the rest of the year. Vila Inglesa, Alto do Capivari and Jardim Belvedere appear in ads for larger units. Buyers comparing mountain towns also look at Petrópolis near Rio or Gramado in the south, which have their own winter and Christmas seasons. One online calculator shows a 2% transfer tax, with no legal reference, so verify it locally. Closing fees follow the state tables in the closing costs guide. For a comparison of what a city apartment yields, see the São Paulo hub.
Renting into a winter peak
The rental year is the opposite of the coast's. AirROI's twelve-month reading through September 2026 has 3,553 listings, up 21%, an average of R$ 842 a booked night and 28.5% occupancy, with average revenue of R$ 64,785, up 4.2%. July brings about R$ 14,400 a listing with occupancy near 46%, while February brings about R$ 4,820 and about 25%. High season is June, July and December. Business is slow from January to April and September to November. BnbCalc's market page gives occupancy as both 23% and 32% and rates the regulation as lenient, with municipal registration required but rarely enforced. Verify that with the city. Nobody publishes a yield for this market.
Many units here are in condominiums, where a silent convention is no longer comfort after the STJ's ruling of May 2026, as the short-let page explains. A house with a heating bill and a caretaker also has high fixed costs across eleven slow months, so test the numbers on a realistic year and not on a July week.
Slopes, runoff and steep lots
This is steep ground and it has a record. A UNESP thesis from 2006 described five high-risk favelas, including Vila Albertina and Britador, with about 1,200 residents, and argued that people stay exposed to new slides even after earlier ones. On 10 December 2025 a landslide struck three houses and killed a 74-year-old man, according to the municipal Defesa Civil.
Ask the city for its risk mapping, and ask specifically about the lot. An engineer should inspect cuts, drainage and retaining walls on any hillside house. The national checklist on floods and slopes covers official maps. For land outside the urban perimeter, check whether it counts as rural, because different limits apply to foreigners (see the page on rural land), and ask about state environmental protection, which we could not summarize from a source we could open.
