Life on the far side of a ferry
Everything here starts with the crossing. The island lies about 210 km from São Paulo by the Rodovia dos Tamoios, then 2,400 meters by ferry from São Sebastião, about 20 minutes on the water. There is no bridge. The boats run 24 hours, every 30 minutes from 5:30 a.m. to 11:30 p.m. with overnight service adjusted to demand, and each carries up to 40 vehicles. A car paid R$ 19 on weekdays and R$ 28.50 on weekends and holidays in late 2025.
The wait is the real price. Queues can pass four hours in high season, a June 2026 article says. Friday evenings and Saturday mornings are worst on the way over, and Sunday afternoons and holidays on the way back. A reservation system, Hora Marcada, buys a set slot with a 30-minute tolerance at a higher fare. So an owner's weekend comes down to what time you can leave work on Friday. Try it on a Friday in January before you buy, and check the live cameras the state publishes.
The city also charges visiting vehicles. A Taxa de Preservação Ambiental resumed on 31 March 2026 at R$ 48 for a car, R$ 10 for a motorcycle and up to R$ 140 for a bus. Vehicles registered in Ilhabela or São Sebastião are exempt automatically, which is worth knowing if you intend to spend real time here. Guests who arrive by car pay it, and a host should say so in advance.
A park with a narrow strip of town
The Parque Estadual de Ilhabela, created in 1977, covers about 27,000 hectares and about 85% of the municipality, according to its manager. So nearly all building is confined to the western shore facing the mainland, where the ferry lands and the road runs, while the wilder beaches on the eastern side sit inside the park. Guides count 42 beaches and describe the urban ones as being on the channel side.
For a buyer that has two effects. Supply is limited by law and by mountains, and so a house with a real view and a clean document is rare. It also means environmental rules matter more than almost anywhere else on this site. Permanent-preservation rules on slopes and shoreline, park buffers and municipal zoning can each stop an extension or a new house. Ask a local lawyer and the city's planning office about the specific lot before you pay anything. We could not find a current summary of the municipal plan, so treat any broker's summary as a starting point.
Compared with Guarujá, this is a smaller, greener and harder place to get to. Buyers who like a protected-coast setting also look at Paraty or Búzios on the Rio side, each with its own access questions.
Title questions on the island
Marine land runs along the coast and around islands wherever tides reach, a band of 33 meters measured from the 1831 mean high-tide line. A 2024 report said the federal property office's demarcation of the north coast was well advanced in Ilhabela. Ask whether the lot has received a demarcation notice, and whether it pays occupation or foro. The guide to marine land explains the charges, and the lawyer should read the matrícula and the SPU record together.
The other question is what the seller holds. As a general observation, on a coast with long-standing fishing communities and steep land, you should always ask whether you are buying registered title or a transfer of rights, and whether the plan on the document matches the ground. A sale of rights is a different purchase, explained in our possession versus title page. Gated developments should also show that the subdivision itself is registered.
The transfer tax appears as 2% on one private calculator that names no statute, so check at the city's tax counter. FipeZAP does not cover Ilhabela, and the ad portals we tried could not be opened, so we publish no price per square meter. Ask for ITBI values of recent sales through a local notary or lawyer.
A strong January and a long slow stretch
AirROI tracked 3,084 listings in the year to last September, up 27%, an average of R$ 769 a booked night and 31.8% occupancy. A listing averaged R$ 60,262 in revenue, down 3.4%. January is the top month at about R$ 12,800 a listing, about 2.4 times September's R$ 5,280, and occupancy runs from about 49% in January to about 26% in June. Sailors bring a second peak: International Sailing Week has run each July since 1973, and federal law names the island the national capital of sailing. We found no published yield for the island.
Houses in gated developments can be let more freely than apartments in many cases, depending on what their rules say, and the May 2026 STJ ruling on residential conventions may still reach them. Read the rules and ask the association. Management is the other cost, since an owner in the city cannot let in a guest or fix a pump with a ferry in the way. The short-let guide covers the national rules. The São Paulo hub compares this with renting out a city apartment.
Rain, slopes and being cut off
The February 2023 disaster on the mainland across the channel is the reference point. Landslides at Barra do Sahy in São Sebastião killed 64 people, and in January 2024 the same community heard its new siren for the first time. We found no Ilhabela-specific damage figures or current risk map, so ask the municipal Defesa Civil directly, and read how to use the flood and slope maps.
The island's mountains force heavy rain onto a narrow strip of houses and one main road. As a general observation, look upslope from any house, ask how water leaves the lot in a storm and what happens to the access road. Salt and damp also shorten the life of finishes on the shore. Weather and tides affect the ferry's timing, which matters if you rely on hospitals on the mainland.
Questions about Ilhabela
How long does it take to reach Ilhabela from São Paulo?
The road is about 210 km, then a ferry of about 20 minutes. The trouble is the queue, which can pass four hours in high season, so book Hora Marcada on busy days.
Can I build on my lot in Ilhabela?
Possibly, but the state park covers about 85% of the island and shoreline and slope rules apply elsewhere. Ask a local lawyer and the city's planning office before you pay for land.
How well do rentals do in Ilhabela?
AirROI shows R$ 769 a night and 31.8% occupancy over the past year, with January far above other months. No published yield exists.
Do owners pay the environmental fee?
Vehicles registered in Ilhabela or São Sebastião are exempt. Other cars pay R$ 48 since March 2026.
