Distance and how you get there

Published distances disagree. A report citing Mata de São João's city hall gives about 65 km from Salvador and 55 km from the airport, with a drive of 1 hour 20 to 1 hour 30 on the BA-099, and that fits what the Praia do Forte association says about the 12 km between the two places. A travel company gives 88 km. Measure from your own starting point, but plan on an hour and a half on a normal day and longer on summer weekends.

A car matters here. The Atlântico bus from Salvador stops on the highway and not in the village, so you need a taxi or app ride for the last stretch. Anyone planning to let to visitors without cars should think about that. You will reach Praia do Forte in 20 to 25 minutes and its supermarket on the BA-099 before you get there. Flights from Lisbon and Paris land much closer to Imbassaí than to the old center of Salvador, which is useful for people who split their year.

River, dunes and open sea

The place is known for one piece of geography. A river runs parallel to the ocean for about 6 km behind the dunes before it reaches the sea, so a strip of sand separates still fresh water from open surf. The name of the river varies: the report drawing on the city hall calls it the Imbassaí, while a travel company calls the mouth the Rio Barroso. Families use the river side. The sea is rougher, with strong waves that suit surfers, and swimming there calls for care.

That shape has consequences for a buyer. As a general observation, a river mouth and dunes shift over time, so a plot near either should be inspected on a current survey, not an old sketch. Ask for the most recent topographic survey and ask a local engineer how the water behaved in May, the wettest month in the Salvador normals. Boats and small jangadas carry visitors along the river, so do not expect a quiet bank in January.

The village itself grew from a small fishing community into a place of pousadas, restaurants and a large all-inclusive resort, the Grand Palladium, which has its own beach section. As a general observation, the resort brings jobs and a steady flow of guests. It also dominates travel listings, so a small owner competes against its marketing, and against every pousada along the river. Rua da Igreja and the numbered stretches of the Loteamento Praia de Imbassaí turn up in many sale listings.

Prices and who buys

No published index covers Imbassaí. Searches of the property portals in November 2026 showed these single asking prices: a 149 m² three-bedroom house at R$ 799,000 in the Loteamento Praia de Imbassaí, a 450 m² four-bedroom house at R$ 1.7 million in the same area, and a 570 m² five-bedroom in a gated condominium at R$ 3.6 million. Apartments ran from R$ 880,000 to R$ 1.4 million. Fees quoted ran from R$ 100 to R$ 1,400 a month. Those are sellers' numbers and some may be old, so ask a local notary for recent deed values before you bid.

On those asking prices, the money buys more space here than in Praia do Forte's small village stock, which is the trade-off for a smaller village with fewer shops. Buyers are mostly Salvador families, others from the south of Brazil, and some foreigners, as a general observation; no published split was found. Elsewhere in the Northeast, buyers comparing dune-and-beach districts also look at Genipabu near Natal and at Pipa, with their own permit and tourist questions.

Renting it out

No published occupancy data was found. The market is weekend and holiday visitors, mainly from Salvador, with the peak in summer as in the rest of this coast. An owner should expect to need a local manager, a cleaner and someone to cut the garden, and should budget for all of that before counting rent. As a general observation, the long-term tenant market is thin in a small tourism economy. The rental rules guide explains how far a gated condominium can limit short lets.

Land, environment and what to check

Imbassaí lies inside the APA Litoral Norte, a state environmental protection area created on 17 March 1992 and managed by Inema, covering Atlantic forest, restinga, dunes and mangrove. That does not ban building, but it means environmental licensing and zoning decide what a plot can become, on top of the municipal law of Mata de São João. Ask both in writing. Dunes and river banks are the places to be most careful, and a lot sold with a view of them should come with a very clear explanation of why it can be built on.

Older subdivisions, or loteamentos, are common on this coast. Check that the subdivision itself was registered, that your lot has its own matrícula and that streets and water supply were delivered in fact. Federal land is a further question close to the sea and possibly along tidal river banks, covered in the marine land guide. Read the title check guide before paying a deposit, and remember that the tax office is Mata de São João's, not Salvador's. Compare the city options on the Salvador page if you are undecided about living this far out.

Climate follows the same pattern as the city, with the rain concentrated from April to July and heavy totals in May. An inspection trip in that season shows how an unpaved street behaves, and whether a lot near the river stays dry. Buyers planning to live here year-round should also check the distance to a hospital: none was named in the sources for the village itself, and the larger private hospitals are in Salvador.

Questions about Imbassaí

How far is Imbassaí from Salvador airport?

About 55 km, a little over an hour by car. A public bus stops on the highway, so a car or taxi is needed for the village.

Can I swim at Imbassaí?

The river side is calm and popular with families. The sea side has strong waves, so bathers should be careful.

Does environmental protection stop me building?

Not automatically, but the APA Litoral Norte and municipal zoning decide what a plot allows. Get both answers in writing, especially near dunes or the river.

How does Imbassaí compare with Praia do Forte?

It is smaller and quieter, with more space for the money and fewer shops. Praia do Forte has the bigger village and the supermarket.
