The drive and the village
The village's business association puts Praia do Forte about 70 km and 1 hour 21 minutes from Salvador along the coast road, the BA-099 that locals split into Estrada do Coco and Linha Verde. In January, with the road full, allow longer. Unlike Morro de São Paulo there is no boat to wait for, and that is the entire appeal: you can leave the city after work, and a Hiperideal supermarket stands on the BA-099 at Km 54 for the weekly shop.
The place itself is a village street of shops and restaurants, the church of São Francisco de Assis, beaches called Porto, Papa Gente, Lord and Porto de Baixo, and three large attractions. Projeto Tamar, the sea-turtle project created in 1980, is based here, and the association says more than 1 million people visit its centers each year across Brazil. The Reserva de Sapiranga has more than 600 hectares of Atlantic forest 2 km away. The Castelo Garcia D'Ávila, built between 1551 and 1624 by the same family whose land once reached far down this coast, stands on the hill. Imbassaí is 20 to 25 minutes further north.
What you get then is a resort economy with a road. Expect restaurants full in summer, quiet weekdays in the wet months, and neighbors who are mostly part-time. As a general observation most buyers come from Salvador, and a property director quoted in the local press in 2026 named Guarajuba, Itacimirim and Praia do Forte as where people who put leisure first go.
Prices and what the stock looks like
FipeZAP does not publish this market, and no index was found. Portal search results that month show the pattern, though these are single asking prices and not averages: a 56 m² two-bedroom village house at about R$ 1 million with a condominium fee, a 136 m² three-bedroom at R$ 2.2 million, a 700 m² plot inside a condominium at R$ 1.2 million and a large new house at R$ 7.75 million. Those imply R$ 16,000 to R$ 18,000 per built square meter for small village stock, higher than asking prices in Barra. Check them against recent deed values, because one good listing can make a whole market look expensive.
Most stock falls into three types: apartments and small houses in low-rise village condominiums on foot from the beach, larger houses in gated communities back from the road, and resort or condo-hotel units. Each has a different fee and rental rule, and some condominiums charge more than a city apartment. As a general observation, a village apartment rents best to weekend visitors and needs a manager. A gated house rents to larger family groups for a week or more, and costs a lot to keep up in salt air.
Compare running costs with a city apartment. A second home 70 km away needs someone to open it, pay the fee and deal with leaks, and the rent it can earn in the wet months may not cover that. Buyers who want the sea with a full city around them should read Ondina, and those wanting more quiet can look 12 km further north.
Rental pattern
January is high season by the association's account, and advance bookings are the norm. April and June are the rainiest months, and midweek demand falls off then. No published occupancy figures for the village were found, so ask to see a unit's actual booking record, and treat any brochure figure as marketing. Condominium limits on stays are covered in the rental rules guide. Tax also differs: you are outside Salvador, so the city's ISS law and 3% ITIV do not automatically apply. Ask Mata de São João's treasury for its current rates before you sign.
Land law and environmental limits
Praia do Forte is in the municipality of Mata de São João, whose master plan dates from 2006 and was revised in 2011. A new revision was launched in December 2022, with hearings at the convention center in the village. An October 2023 land-use law followed in the city's official gazette, setting limits including a maximum building height that varies by area. Read the articles for your zone, because the difference between a two-story village plot and a taller site out by the road is the difference between what is and is not worth buying. The local risk checks guide applies here too.
The state's APA Litoral Norte, created in March 1992 and run by the Inema agency, covers forest, coastal scrub, dunes and mangrove along this coast. Ask whether your plot is inside it and which zone applies. Sapiranga's forest and the turtle-nesting beaches bring their own constraints on lighting and building close to the sand, so ask Tamar's local office and the city in writing if a plot lies near the shore. As a general observation, first-row beach plots are also where federal coastal claims arise, so run the checks in the marine land guide and have the matrícula read.
What to check
Ask for the building's convention, fee history and any extra charges, a recent survey of the plot if it is a house, written confirmation of the zone and height, proof of environmental licensing for anything built in recent years and two years of utility bills. Check the walk to the village in the rainy season. Also ask about water supply and sewage, because a resort village's infrastructure gets its hardest test in January. In the wet months the Salvador normals show up to 300 mm of rain in May, so an inspection trip then tells you whether the plot drains.
Questions about Praia do Forte
How far is Praia do Forte from Salvador?
About 70 km by the village association's figure, while other sources say 80 km, with a drive of roughly 1 hour 20 minutes outside the January peak.
Is Praia do Forte more expensive than Salvador?
Small village stock has been listed above Barra's asking prices per square meter, while gated plots and houses vary widely. No index exists, so ask for recent deed values and compare with the Salvador guide.
Which municipality collects the taxes?
Mata de São João. Its rates, not Salvador's, apply to ITIV and IPTU, so ask its treasury. The closing costs guide explains the general process.
Can I build what I like on a Praia do Forte plot?
No. An October 2023 municipal law sets limits by area, and the APA Litoral Norte and shore rules may add more. Get the zone in writing before paying.
