Thirty-one hectares and a stadium
Aflitos is about as small as a Recife neighborhood gets: 0.31 km², which is 31 hectares, holding 4,990 people in the 2022 Census at 16,270 per square kilometer. Nearly all of them, 94%, live in apartments, and 30% are 60 or older. Officially it touches Encruzilhada, Espinheiro, Jaqueira and Rosarinho. The line with Espinheiro runs at the crossing of Rua Amélia and Avenida Rosa e Silva, where a sign marks the change. On a walk you would not notice it.
What you do notice is the Estádio dos Aflitos, home of Clube Náutico Capibaribe, set among apartment blocks and shaping much of what follows. A resident writing on QuintoAndar in 2022 summed up the other side of the place: everything is close, and you can run most errands walking. Her one complaint was the sidewalks.
Living beside a working stadium
Náutico plays its Série B home games here. For the derby against Sport on 26 September 2026 the state military police put 924 officers on duty, with teams on the main corridors afterward. For a Thursday night game against Novorizontino on 8 October, it planned 609. The club scheduled new LED floodlights for April 2026 under a renewed deal with its main sponsor, so expect evening games to continue.
If your block is close to the ground, spend a match night there. Check the fixture list, walk the street two hours before kickoff and an hour after, and ask the condominium manager how garage access works on those days. No current traffic plan for match days was found, so ask CTTU, the city's traffic agency. No published figure on what the stadium does to nearby prices was found either. As a general observation, match days narrow your pool of tenants, and that is why the quiet score here is low in spite of the trees.
Prices for big and small apartments
A Corrida dos Bairros ranks the district 49th in the city, with R$ 6,105 a square meter as its median, though the sample moves a good deal month to month: R$ 5,769 in September 2026, R$ 5,598 in October and R$ 6,105 in November. The usual unit on sale is 116 m² at R$ 650,000. Supply rose 38% in one round, from 121 to 167 listings, so take any price trend here lightly.
| Band | R$ a square meter | Middle price | Units listed |
|---|---|---|---|
| Up to 50 m² | 10,273 | R$ 380,000 | 23 |
| 50 to 70 m² | 7,167 | R$ 430,000 | 15 |
| 70 to 100 m² | 6,623 | R$ 510,000 | 30 |
| 100 to 150 m² | 5,822 | R$ 690,000 | 47 |
| Above 150 m² | 4,545 | R$ 1,050,000 | 49 |
That last line is the local story: more than half of all units for sale are 100 m² or more, and the top band ranks 27th of 30 across the city. In Casa Forte the same band asks about twice as much. On any low old building, as a general observation, count floors and look for columns, and if in doubt pay an engineer; the Recife guide explains the load-bearing buildings issue.
New construction is thin. apto.vc lists one project in the district, price on request, with its other listings in Rosarinho, Encruzilhada, Espinheiro, Boa Vista and Graças.
Rents and a yield warning
Rents are decent and thinly reported. A Corrida's median of R$ 65.60 per square meter comes from only 18 listings, after R$ 60.20 in September and R$ 66.60 in October, and the usual rental is 56 m² at R$ 3,600. FipeZAP's report does not list Aflitos at all. QuintoAndar's average is about R$ 2,000. The same page shows a gross yield of 12.89%, which you should ignore: that rental against the usual R$ 650,000 sale works out to about 6.6%, and the higher number compares small rentals with a per-meter price set by big units. Its size bands of 9.04% up to 50 m² and 8.08% at 70 to 100 m² are more useful, and even those are before costs.
Demand comes from people who want the park, the schools and the short trip to work. One thing to weigh: if you buy a large old unit to rent, you are looking at a thin pool of tenants and no published rent data for that size at all. A rent test before you buy, by listing the type on a portal or asking two agents, will tell you more than any table. Non-residents should also see the rental income guide.
Similar central districts in other cities include Petrópolis in Natal and Água Verde in Curitiba, the latter with a yield of 4.92%, and a buyer comparing them will see how unusual Recife's ratio is.
The park, the schools and the hospitals
Parque da Jaqueira, a park of about 7 hectares in the next district, is the main amenity. It has also become a dispute. A private concessionaire, Viva Parques, took it over in March 2025 on a 30-year contract and has been rebuilding the children's playground. In July 2026 state prosecutors sued the city and the operator to stop works, restore a BMX track demolished in January and block paid structures, and asked for a daily fine of R$ 50,000 if orders are ignored. No ruling had been reported by the time of the article. Check where that stands, since it affects noise and access for the buildings along the park.
QuintoAndar's list shows how much is within reach. Its schools include Colégio Boa Viagem-Jaqueira, Colégio Núcleo, Colégio Equipe, Colégio Santa Catarina, Colégio Nossa Senhora de Lourdes, Colégio Fazer Crescer and Maple Bear. Hospitals named are Hospital Santa Joana, Hospital da Restauração, Hospital Agamenon Magalhães, Hospital Correia Picanço and Hospital Maria Lucinda, with a children's emergency unit and a public health center too. The Universidade de Pernambuco and the state music conservatory are close by.
A short walk and a big price change
A few minutes on foot changes the price sharply. The postal list for Aflitos has just 16 named streets, among them Rua Carneiro Vilela, Rua Samuel Campelo, Rua da Angustura, Rua Teles Júnior and Rua Amapá, so you can walk the whole district in an afternoon. Past the park, on Rua Tito Rosas, a 160 m² apartment in Jaqueira asked R$ 2,100,000 in a listing on the index, about R$ 13,100 per square meter. That is nearly three times Aflitos' median for large units. Some of the gap is age and finish, and some is the stadium, though no study separates the two.
A buyer on a budget can use that to advantage. As a general observation, a large unit here with a real renovation budget can come in below a new compact one elsewhere, with the same park and hospitals in reach. Before counting on the saving, price the work, and check that the structure, wiring and water tanks can take it. The neighborhood was on the Tapacurá shutdown list of July 2026 and the even-day schedule of September 2025, so ask how the building managed. Then get the seller's estate papers in order too, because 30% of residents are over 60 and many sales will come through heirs, as the inheritance guide explains.
Height, a colonial charge and water
Aflitos is among the three districts where the land-use law signed in October 2025 sets a new height limit, in part of its area. Rosarinho, right next door, is the warning example: a 2008 study named it among the places where high-rises moved after the 2001 law, and a 2025 column in Diario de Pernambuco cites it, with Casa Amarela, as the result of 24 years of spillover. Ask at the city's licensing office what the lots around you allow.
Encruzilhada, the other neighbor, is one of the places where owners have received Olinda's 1537 foro bills. A district this small can touch that line on one side, so ask for the written debt statement, have a lawyer go through the matrícula, and follow the title guide.
On water the news is better. Aflitos is missing from the 28 neighborhoods in UFPE's future tide model, and its one resident survey on QuintoAndar reported no flood risk, for what a sample of one is worth. Agamenon Magalhães and Encruzilhada, close by, do flood in hard rain, so your route out may be cut even if your street is dry.
How it compares
Choose Espinheiro for a similar building at about 10% more per square meter without the stadium on your doorstep. Choose Casa Forte for lower density and calmer streets at about 50% more. Choose Pina or Boa Viagem only when the beach outweighs the park.
Questions about Aflitos
How bad is the noise from the stadium?
No measurement was found. Police numbers give a sense of scale: 609 officers for a weeknight Série B game in October 2026 and 924 for the September derby. Go on a match night before you decide.
Why does A Corrida show a 12.89% yield here?
It sets small-unit rents against a price median driven by large apartments. Typical rent against typical price gives about 6.6%, so use the smaller figure when you plan.
What does a large apartment cost?
Above 150 m², asks centered on R$ 4,545 per m² in November 2026, about R$ 1,050,000 for the usual unit. Budget for old wiring and plumbing.
Is Aflitos in a flood zone?
It is outside UFPE's tidal model, but nearby Agamenon Magalhães floods in heavy rain. Ask neighbors about the last winter and check the flood guide.
Who runs Parque da Jaqueira, and does the lawsuit affect buyers?
A private concessionaire runs it, and state prosecutors sued in July 2026 over works and paid structures. A ruling could change what is built near the park, so check the status if your building faces it.
