A town with streets, a port and a river
Camocim offers what Jericoacoara does not: a working town. The last census counted 62,326 residents across 1,120 km². Its railway station and port once drove the local economy, as an older Tribuna do Paraná feature describes. A Catraca Livre guide from November 2024 puts it about 370 km from Fortaleza, about 5 hours by the BR-222 and CE-085, with buses taking about 6 hours and three departures on some days. The drive to Jericoacoara takes about 1h15 to 1h30.
The town sits on the Rio Coreaú. A ferry crosses to the Ilha do Amor, with dunes and freshwater lagoons on the far side. Tatajuba, a district toward the park, is reached by buggy tours through the dunes. The beaches usually named are Tatajuba, Maceió, Xavier and Barra dos Remédios. Port plans have moved slowly: in February 2024 the state's dock company said it wanted to hand the fishing terminal, which a state deputy called practically abandoned, to the city.
Asking prices in town
No index covers Camocim, and our site has no market figure for it. A single portal, checked this November, gives a sense of the asks, undated and thin.
| Property | Area | Asking price |
|---|---|---|
| 2-bedroom house, Centro | 160 m² | R$ 280,000 |
| 3-bedroom house, Centro | 150 m² | R$ 450,000 |
| Lagoon-side lot, Coqueiros | 12,400 m² | R$ 650,000 |
| Commercial lot, Centro | 2,623 m² | R$ 4,000,000 |
Against the R$ 3,000,000 median ask on our index for the Jericoacoara market, those house prices are a different scale, for a different product. You are not buying a resort brand here. You are buying a town from which a resort brand is a day trip. If that trade appeals, the comparison outside this coast is Genipabu near Natal or Cabo Frio near Búzios, both neighbors of a better-known name.
Tatajuba and the land fight west of the park
The most important title story in Camocim is at Tatajuba, on the road toward the park. O Povo's 2026 series and Diário do Nordeste lay it out. The old village disappeared under moving sand between the 1970s and 1980s, and families resettled in four villages close by. In the early 2000s a real estate company registered wide tracts in the local registry, and the conflict has run for more than 20 years. In November 2023 a federal-court-approved deal mediated by the DPU, the federal public defender, recognized the possession of the four communities and passed over 2,400 hectares to Idace.
The rest remains open. Federal prosecutors told O Povo that 19 suits are running in federal court. Idace proposes a Sustainable Development Reserve of 2,267 hectares, and its decree was under review at the state's Civil House in April 2026. Meanwhile, Municipal Law 1,716 of 2025 made Tatajuba a district and reclassified areas, including dunes and lagoons, as urban, to Idace's objection, and the MPCE has opened a procedure. The city says the region falls in a municipal APA whose boundaries it is redrawing, a municipal authority has handled licensing and inspection since 2021, and the state counts an APA of the Guriú dunes, 2,647.54 hectares, alongside the proposed reserve. The SPU says marine land stays federal whatever the zoning. Semace has found irregular fencing in dune areas, and O Povo shows fences removed by Idace and Ibama.
The on-the-ground trade shows the risk. O Povo reports complaints of dune flattening, a house on mangrove and seven buildings in a seasonal lagoon, which municipal officials dispute. It also shows a notarized receipt for 2,250 m² sold for R$ 80,000, and a deed resting on a seller's claim of 15 years' peaceful possession. Paper like that gives the buyer a claim at best, in the middle of a federal case. The national guide on posse explains why. Unless your lawyer can trace a clean title through that history, this area is not one to buy into.
Sea and dunes
The state's erosion plan puts 15 critical points in Camocim around Tatajuba, where it recorded retreats of 23 meters and 39 meters, at 1.7 and 3.5 meters a year. That is much slower than the village's rate, yet Tatajuba is still listed as an attention zone. Its past is the warning: a geographer quoted in Diário do Nordeste says the old village sat on a migratory dune corridor. If a lot is downwind of open sand, have someone read it. The flood and landslide guide gives official maps as a start.
Renting and everyday life
Short lets are a thinner business than next door. AirROI counts 155 active Airbnb listings in its latest year: R$ 594 a night, 21.9% occupancy and R$ 25,935 per listing, down 22.2% on the prior year. December is strongest at about R$ 5,540 per listing and April weakest at about R$ 2,460. That revenue sits close to AirROI's village average, which includes Bem-Te-Vi's back streets, with far lower purchase costs if the asks above hold up.
For daily life, Camocim gives you a larger town. A regional clinic, the Policlínica Coronel Libório Gomes da Silva, was due to open in September 2010 to serve Camocim and four neighboring municipalities, so confirm what it offers now. For wider hospital and school choice, plan on Fortaleza, a long drive away. Camocim's tax code, in the updated version the city posts, sets ITBI at 2%, or 0.5% on a financed share and 1% on the rest inside the regulated mortgage system. A 2025 law amends that code, so confirm the rate at city hall. The rural land guide applies to plots outside the town. Ask city hall first whether a plot sits inside the urban perimeter, since the 2025 district law moved that line at Tatajuba.
Questions about Camocim
How far is Camocim from Jericoacoara?
About 1h15 to 1h30 by car, on Catraca Livre's 2024 figures. Ask a local driver about the current state of the coastal link.
Is it cheaper to buy in Camocim than in Jericoacoara?
Asks are far lower: houses in the center were asking R$ 280,000 and R$ 450,000 on one portal in November 2026. Those are single adverts, not an index.
Can I buy land at Tatajuba?
Treat any offer with great care. Nineteen federal suits are running, a state reserve is proposed, and plots there have changed hands on possession receipts.
Does Camocim have a commercial airport?
Scheduled flights in this area use the Jericoacoara airport in Cruz. An old feature mentions small planes, so check for anything current with a travel agent.
