The trip from the capital

Jericoacoara is about 300 km from Fortaleza, in Jijoca de Jericoacoara, and you cannot simply drive there and park. Private cars are barred from the village, and only accredited vehicles can enter across the soft sand. The trip from Fortaleza takes 5 to 6 hours by 4x4 transfer, from about R$ 200 to R$ 250 a person in a June 2026 guide, which gives both figures, or 7 to 8 hours by bus and a final open-sided 4x4, from about R$ 80. There is also a regional airport at Cruz, some 30 km away, with a sand transfer of about 40 minutes after landing. Flights have changed often, so check who is flying now.

For an owner who lives in Fortaleza, that makes this a place for long stays and not weekends. Buyers from Europe weigh the same trip against the Fortaleza flight link, and for anyone flying into Lisbon or Paris routes the transfer has to be booked around the connection. The full market guide at Jericoacoara covers the village's neighborhoods, and this page sets out what a Fortaleza-based buyer should know first.

Taxes and fees reach visitors, which shapes rental demand. Jijoca charges a sustainable tourism fee, R$ 41.50 a person for stays of up to ten days as of October 2026. Separately, federal courts have barred the park's concessionaire from charging people who only pass through to the village, and in October 2026 the TRF-5 appeals court refused to send the company's latest appeal higher, a step it can still contest. Charges for the attractions inside the park remain allowed, on a contract schedule that starts at R$ 50 a day and climbs toward R$ 120 by year five. Watch that case, because a toll on the only road to your rental would matter.

The title dispute over the village

The most important fact about buying in Jericoacoara is the title fight that surfaced in 2024. A businesswoman claimed ownership of land that overlaps about 80% of the village, based on purchases recorded in 1983. In 1995 the state land agency, Idace, had taken over 88.3 hectares in the village as vacant public land and titled occupants, though the family says 73.5 hectares of that was already registered to her. Her claim of July 2023 led to a deal with the state, reached without the community and dated 2023 or May 2024 depending on the report, that would have given her only unoccupied land, 3.47 hectares across 19 lots, and the state said existing titles were protected.

The community and the mayor opposed it, the state prosecutors recommended a suspension after finding that the area in the registry had grown from 441 to 924 hectares, and the PGE, the state's attorneys, has frozen the deal with no end date. As of June 2025 both sides were talking about going to court, and Incra, the federal land agency, was still analyzing older records with no deadline. No final decision had surfaced by November 2026. About 3,000 properties sit in the village.

So a buyer should ask specific questions. Does the plot have a registered Idace title, or only possession? Does it overlap any of the disputed lots? Has any lawsuit been filed? A local lawyer must check this at the registry, and the searches in the case so far took place at Acaraú. You should also work through the guide to checking title plus the posse guide. In a separate point, Jijoca's mayor said in 2025 that the city would not approve anything tied to the claim, so ask about your permit too.

Park limits and housing supply

The village lies outside the Parque Nacional de Jericoacoara, created in 2002, but the park wraps around it, and its dunes and lagoons are what visitors come to see. ICMBio, the federal parks agency, flagged an overlap with some claimed land in 2022, and the community says the land includes green areas and part of Praia da Malhada. As a general observation, that limits new supply, and it also means rules are enforced by more than one agency. Idace's 2018 report identified about 11,000 m² of irregular occupations. If a seller tells you a plot can take a new pousada, ask for the permit and the municipal zoning, and consider that foreign investors with rural land issues also face the national limits on rural land.

The national park concession itself is a change. A private concessionaire won it in a public tender, and its plans for charges and works have been held up in federal court since January 2025. Plan for more visitor management and possible new costs for tours, but do not assume a timetable.

Prices, wind season and alternatives

Published prices are thin. This site's own index gives a median of R$ 8,571 per square meter, on only seven listings with an area figure, so it is a rough marker at best. Prices depend more on title quality and on the street than on size, and the village guide has more detail, along with sand-street life and noise. Short-let income is the reason most buyers come, but no source for local yields was found. Airbnb's calendars and an inn's real books are your best evidence.

The wind season from August through December drives the kite trade at Jeri and Preá, with international demand from France, Germany, Argentina, Switzerland, Italy and others according to the state tourism office. Buyers who love this coast and want less risk over title often compare Cumbuco, which is only about 30 km from the city, or they keep a base in Meireles and rent in Jeri during the season. Renting first for a whole season costs little against the title risk you might otherwise take on.

Questions about Jericoacoara

How do I get from Fortaleza to Jericoacoara?

By 4x4 transfer in 5 to 6 hours, or by bus and a final 4x4 in 7 to 8 hours. Flights land at Cruz, about 30 km away, and a sand transfer finishes the trip.

Is it safe to buy land in Jericoacoara given the ownership dispute?

It needs a lawyer's check first. A claim overlapping about 80% of the village is unresolved, and the state's deal is on hold. Titles issued by Idace were said to be protected, but ask about each plot.

Can I drive to my house in Jericoacoara?

No. Private cars cannot enter the village, and only accredited vehicles may cross the sand, so plan your deliveries and building materials accordingly.
