The district closest to the ferry

Arraial d'Ajuda is the first place you reach after the ferry from Porto Seguro, a round-the-clock boat that takes about 10 minutes. Melhores Destinos puts the airport about 10 km away via that crossing. Trancoso is about 28 km south, some 40 minutes by car, and vans between the two were listed at R$ 16 and 45 minutes in a guide updated in 2025. The ferry is the one thing a Trancoso buyer has to deal with and an Arraial buyer gets close to. Queues of more than an hour are reported on busy days. The road around it is about 64 km from the airport and takes about 1 hour 15 minutes by one estimate, and one guide calls its quality poor.

It is also larger than Trancoso: 25,157 people in the 2022 census against 18,618, with 23,176 of them urban. For a buyer that means more year-round neighbors, more houses in the middle of the price range, and less travel to the hospital and airport on the mainland side.

Where the tax map puts value

No index covers Arraial either, and no published sale figures were found. The city's land value table gives the only official ranking, and it shows a market with many more steps than Trancoso:

City land values for tax, annex III-C
AreaR$ per m²
Estrada para o Arraial, left side from the ferry600.00
Estrada da Pitinga425.46
Estrada para o Arraial, right side from the ferry250.00
Between the ferry and the Ladeira d'Ajuda180.00
Estrada para Trancoso, first section from the Ladeira160.00
Ladeira d'Ajuda, Rua Manoel Crescêncio and Estrada do Mucugê150.00
Corais do Arraial I and II90.00 and 70.00
Rua do Coqueiro to Praça São Pedro; Alto da Pitinga to Taípe60.00
Villas do Arraial40.00
Praça São Pedro to Santiago20.80

Tax values are not prices, and these sit well below any asking price, but they do suggest where the city sees the money: on the ferry road and the Pitinga road. Compare the top Trancoso figure, R$ 900 for the Quadrado. We could open no reliable table of asking prices for Arraial. Check current offers on homes for sale and through the broker directory.

The Aldeia Velha case

A federal decree numbered 12.000, signed in April 2024, approved the demarcation of the Aldeia Velha indigenous land in Porto Seguro, after a struggle reported as nearly 30 years old. A company claiming the Fazenda Santo Amaro, in Arraial d'Ajuda, went to the Supreme Court. Justice André Mendonça, in Mandado de Segurança 39.846, lifted the decree's effects for that company alone and ordered the demarcation procedure reopened. The federal court in Eunápolis then ordered the community to leave about 1,275 hectares within 60 days. The company says it holds deeds going back to 1843 and was denied a full defense. The ministry for indigenous peoples and Funai asked for caution and brought in federal lawyers. The community blocked a state highway in Arraial in June 2026. On 25 June 2026 the same justice halted the eviction order while appeals are heard, keeping about 650 families, roughly 2,000 people, on the land with no new occupations allowed, according to Jornal Grande Bahia. The decision is precautionary and does not settle the dispute. We found nothing newer, so find out the current status yourself.

Family counts differ among reports, from more than 250 to 650. Any lot on or near that land, or sold out of it, needs a lawyer's reading of the current docket. Ask for the parent farm's name. In the same district the January 2026 report on IPHAN's embargo of a 285 m² beach club shows the other layer: a perimeter that, according to that report, has since 2000 covered roughly 800 properties and Arraial's historic district, where work needs prior authorization. IPHAN's Bahia office also turned down a project on the Estrada Arraial para Trancoso that February, at number 726.

The registry problems in the Trancoso hub apply here as well. The Bahia court's inspectors reported that magistrates, a prosecutor and a lawyer had bought a 60,000 m² area for a 76-lot project, with 8 lots for each judge; the press report names a development with Arraial in its title and gives no address. That is under investigation and is no comment on the lots themselves, but it explains why careful buyers here ask for more than a matrícula.

Living and renting here

The ferry link helps a full-time resident. The Hospital Regional in Porto Seguro is reachable by a short crossing when the queue is short, and one school directory lists a private school here, CEAD Centro Educacional Arraial d'Ajuda, on the Estrada do Arraial. Numbeo's figures for Porto Seguro, from just 4 contributors, are the closest cost guide: central one-bedroom rents start near R$ 1,200.

Rua Mucugê is cobbled, and Praia da Pitinga is among the beaches guides mention. The Taípe stretch runs on toward Trancoso, and one guide says it can be hard to tell where one ends and the other begins. For short lets, a data site, BNB Calc, reports about 5,712 active listings across the whole municipality over the 12 months ending September 2026, with an average revenue of about R$ 55,000 a year in one place and R$ 97,200 in another, and the page is just as inconsistent on occupancy and nightly rates, so treat those figures with care. No Arraial-only figure was found. Compare that with AirROI's R$ 107,316 average on 39 Trancoso listings, and remember the two come from different methods. As with Trancoso, national short-term rental rules and each condominium's convention apply.

What to check before buying

  • Time the ferry queue at the hour you will use it, in season, and drive the road around it.
  • Look up the plot's tax zone in the annex and compare the IPTU record with what you see.
  • Ask IPHAN whether the plot lies in the listed perimeter or its surroundings, and ask for a consultation.
  • Run the original farm's name through the federal court in Eunápolis, given the Fazenda Santo Amaro case.
  • Budget ITBI as in the rest of Porto Seguro: 6% in the code, 3% with the discount for paying before registration. The closing costs guide lists other charges.

Buyers who compare the two districts usually weigh Arraial's ferry access and larger stock against the Quadrado's higher profile. Further afield, a beach town with a road to a major airport is Porto de Galinhas, which is about an hour's drive from Recife.

Questions about Arraial d'Ajuda

Do I need the ferry to go from Arraial to Trancoso?

No. The ferry links Arraial to Porto Seguro. Arraial and Trancoso are on the same side of the river, about 28 km apart by road.

Is land in Arraial affected by indigenous claims?

Some is. The Aldeia Velha territory was approved in 2024, and the dispute over about 1,275 hectares at Fazenda Santo Amaro has been to the Supreme Court. Check any lot's parent farm.

Is Arraial cheaper than Trancoso?

No index measures either. The tax table's top value is R$ 600 per square meter here against R$ 900 at the Quadrado, which suggests a lower top end, though it is only a tax figure.

Does heritage protection reach here?

Yes. A 2026 report says the federal perimeter was extended in 2000 to include Arraial's historic district, and IPHAN embargoed a beach club in the district that January.
