A planned grid named after states

Pituba is unusual for Salvador in one simple way: it is flat and has a plan. Two landowners, Manoel Dias da Silva and Joventino Pereira da Silva, bought the old Fazenda Pituba and laid out a scheme they called Cidade-Luz, inspired by Belo Horizonte. Many streets carry the names of Brazilian states: Rua Ceará, Rua Amazonas, Rua Minas Gerais, Rua Maranhão, Rua Pará. Elsewhere in this city a short walk means a steep climb. Here you can push a pram or walk with a stick, and that alone explains a good part of who lives here.

Lei 9.278/2017 finally made it an official neighborhood of about 232.8 hectares, bordered by Amaralina, Itaigara and Costa Azul, and its 2022 census count of 57,894 made it the second most populous in the city in one IBGE-based ranking. Avenida Manoel Dias da Silva, made official in 1964, became the main street, and Avenida Paulo VI runs parallel to it. Avenida Antônio Carlos Magalhães, built at the end of the 1960s and in the early 1970s, set off the building boom, and Avenida Octávio Mangabeira carries the seafront traffic. The offices of Avenida Tancredo Neves are close.

Most of what you can buy dates from that boom. Tall residential blocks began to rise in the 1970s, on plots designed for houses, and as a general observation parking, pipes and electrics reflect their age. A Tarde reports the surviving plots are being converted: an Ademi-BA director said almost all opportunities now come from demolishing old houses, with new studios, one-bedrooms and two- and three-bedroom apartments replacing them. Check what stands on either side of your block.

Existing apartments against new launches

There is a large gap between what is published and what people in the trade say. Loft averaged R$ 7,601.02 per square meter for June to August 2026, up 8.4%. A Corrida dos Bairros reports R$ 7,617 as its November median, on 503 listings, the deepest sample of any neighborhood in this guide. FipeZAP's figure for December 2025 was R$ 8,033. Then in September 2025 a developer told A Tarde that existing property trades at R$ 10,000 to R$ 11,000 and new launches at between R$ 13,000 and R$ 15,000. That top figure is well above most of the published averages for existing stock, so take a developer's numbers for what they are, and ask for recorded deed values.

Portal listings show the range. QuintoAndar's page had a 68 m² two-bedroom with one parking space at R$ 773,800, with R$ 200 a month in charges listed, and a 340 m² three-bedroom with four spaces at R$ 2,300,000 and R$ 3,274 a month. Big apartments sell at a far lower price per meter, and the fee is why. A 340 m² apartment at R$ 3,274 a month pays about R$ 39,000 a year before you have used the property, which is worth adding to your calculation if you plan to let it.

Rents and tenants

The median asking rent last November was R$ 44.10 a square meter, from 143 listings, and a typical 76 m² apartment asked R$ 3,200. A July 2025 report put 70 m² at about R$ 3,484. QuintoAndar's average is about R$ 3,000, between R$ 1,291 and R$ 4,069. That works out to a gross figure close to FipeZAP's city average when set against the asking prices. The tenants are stable: families who want to be near schools, professionals from Tancredo Neves, and older residents who no longer want hills. In the census 28.7% of the neighborhood was elderly.

Short-stay demand is a smaller share here than in Rio Vermelho or Barra. Pituba was not named in Seazone's Carnival occupancy table and did not lead Airbtics' list. Lets to visitors here are more about conferences, hospitals and family visits than beach holidays, as a general observation. A long lease fits this neighborhood better, and the rental tax guide tells a non-resident what will be withheld.

The boardwalk that keeps sinking

The seafront walkway here has sunk three times: in 2018, 2020 and 2024. A Tarde reported that in 2025, and Codesal's director confirmed sea-wall ruptures here along with Amaralina and Ondina, naming the avenues that run directly along the beach as a concern, while the agency also said erosion is not something it tracks. Avenida Octávio Mangabeira is the front line. If your apartment faces the sea, you are buying into a repair cycle that nobody has publicly planned for in the long term.

So the question for a sea-front buyer is what stands between the building and the water, and how much of the garage is below road level. Most of the neighborhood's blocks are further inland, where the risk is more ordinary. On QuintoAndar's resident survey half of respondents said they saw no flood risk, which suggests the other half were less sure, so ask at street level. The November 2025 storm dropped 89 mm at Nordeste de Amaralina and 84.6 mm at nearby Imbuí. The city's official flood map is covered by the flood and landslide guide.

Salt further back

As a general observation, Pituba's inland blocks get less salt than the Atlantic front at Ondina and Barra, so a block five streets back can have a much easier maintenance record. The building's age matters more. Ask how old the risers and the wiring are, whether the lifts have been modernized and what the last facade job cost per apartment.

Pituba's first row deserves the same check for a federal claim as anywhere else on the coast, and no source rules out the plots behind it. Have your lawyer work through the matrícula, using the title guide, and raise SPU fees before you bid.

Schools, clinics and parks

For families this is the strongest case in the guide. A Tarde's list of schools in or near the neighborhood includes Anchieta, Oficina, Gregor Mendel, Integral, Versailles, Drummond, Bernoulli and Módulo, plus the Colégio Militar and three state schools. Correio's September 2025 survey put Anchieta's Pituba campus at R$ 6,540 and Módulo at R$ 5,597 for the final school year. The international Pan American School is further up the coast at Patamares, so check the morning traffic before you promise your children a short ride.

The services count is high: 1,354 bars and restaurants, 522 clinics and aesthetic centers and 148 gyms, according to A Tarde. Hiperideal has three stores: Rua Ceará 339, Rua Amazonas 1541 and number 1175 on Manoel Dias. Shopping da Bahia, Salvador Shopping, Shopping Iguatemi and Shopping Itaigara are all a short ride away. One thing the sources do not list is a large hospital inside Pituba, so check travel time to the one your plan covers.

Green space

Few parts of the city have as much public space within walking distance. The Parque da Cidade Joventino Silva, between Pituba and Itaigara, covers almost 700,000 m² with Atlantic forest fragments, trails and sports courts. Praça Ana Lúcia Magalhães, between Paulo VI and Manoel Dias, has a playground and walking track, and hosts food and craft fairs. Praça Nossa Senhora da Luz is smaller, in front of the church. The Lagoa dos Patos has been restored and shelters birds. The Arena Aquática, opened in late 2018 on the site of the old Clube Português, offers free swimming classes. Avenida Magalhães Neto closes to cars on Sundays for leisure.

Traffic and public transport

The price of all those services is traffic. Residents and architects told A Tarde about the growing load on the avenues, with pressure on infrastructure from fast growth. The traffic office has installed 150 smart signals, most on Avenida Manoel Dias, and since 2019 a calm-traffic scheme has cut speeds for pedestrians and cyclists, and the same avenue has a green corridor with 115 new trees. The BRT runs through the area, and the nearest metro stop, Rodoviária, is in Caminho das Árvores. Cars jam at peak hours and move well the rest of the time, according to QuintoAndar's guide.

Published crime statistics are by city and by a short list of the most violent neighborhoods, and Pituba is not on that list for 2025. Long-term residents still mention violence as a concern, and QuintoAndar's small resident survey rates it average. Ask about the specific street: lighting, doormen and how the past year has gone.

How it compares

If this is your first apartment in Salvador and you want the least drama, Pituba is a sensible place to start reading. Compared with Ondina you pay about R$ 4,000 less per meter and lose the height and sea air. Compared with Itapuã, you pay a little more for much closer services. Elsewhere, Boa Viagem in Recife and Aldeota in Fortaleza are natural comparisons, as a general observation: dense apartment districts with heavy traffic and a large middle-class population, with Boa Viagem at R$ 9,651. The cost of living page and the main Salvador guide set out costs across Salvador.

Questions about Pituba

Why do Pituba prices differ so much between sources?

Published averages are near R$ 7,600 per square meter, while one developer quoted R$ 10,000 to R$ 11,000 for existing property. The published samples include many old, large apartments. Ask for recent deed values in the building.

Does Pituba suit families?

It has the flattest streets, the most private schools and the biggest public park of the neighborhoods here. The trade-off is traffic and older buildings with high fees. See the Salvador guide for school fees.

Is the Pituba seafront safe from erosion?

Part of the boardwalk has sunk three times since 2018. For an apartment on the front row, find out who looks after the wall and what the condominium has been billed.

How far is Pituba from the metro?

Rodoviária, in neighboring Caminho das Árvores, is a short ride away. The BRT passes through the neighborhood itself.

What can I rent a Pituba apartment for?

A typical 76 m² apartment asked R$ 3,200 in November 2026, with a median of R$ 44.10 per square meter a month. Long leases suit this area better than holiday lets.
